*** Surprise Move-Out Fees: They are trying to charge me over $350 for new carpet due to "pet odor," despite my two cats being fully litter-trained and never causing any damage. I have multiple witnesses who can confirm there was no damage. They couldn’t provide any proof of odor or damage. I’m still in an ongoing dispute over these ridiculous fees. *** Referral Bonus: When I moved in March 2024, there was a $1,000 resident referral special. My friend, Denna, referred me, and our plan was to split the bonus. We were told to wait 2 rent payments before receiving the payout. After 4 months of following up, we found out the paperwork was never filed. To make matters worse, we were told the original bonus wasn’t valid anymore due to "changes in management" and they would only offer the "current special" of $500. It took even more weeks to receive that payment, and it was applied as a credit to our account (instead of the check we were told to wait for). The only reason the bonus was finally paid out is because Denna left a bad Google review, which you can see for yourself. *** Safety Concerns: There are constant car break-ins and stolen tires. The gates malfunction regularly, and security cameras don’t work!!! Also, there are no parking spots available after 8 p.m. because guests park in the resident areas, even though they’ve implemented parking stickers for residents. All of this makes living here feel incredibly unsafe. ***Fire Alarm Issues: The building’s fire alarm system goes off almost every week due to things like people smoking in the stairwells. These alarms are EXTREMELY LOUD and disruptive, often going off at early hours or late at night. On top of that, the smoke detectors are so sensitive that you can’t even light a candle without triggering them. *** Bugs: The first floor is INFESTED with large roaches, silverfish, and spiders. Despite paying for monthly pest control, the building isn’t treated for pests. Absolutely DISGUSTING. *** Flooding: Despite this being a "new" building, it floods during heavy rains. My first-floor unit almost flooded during Beryl, and I was told flooding was not an issue when I moved in.

Overall the vibe med center is great place to live in it and it’s safe and the community are friendly.

Management is courteous and responsive. Avery and Matt at the front desk are very amiable, and knowledgeable, and resourceful. The property is secure. However, what happens outside of the property during non-business hours is out of managements control, criminals do not discriminate. Therefore, it is best to practice being vigilant and protect your belongings at your own risk.

The experience was exceptional, and I thoroughly enjoyed collaborating with Avery and the team.

First time in an apartment in a long time. I really enjoy the simplicity in how I'm able to reach out to put in work orders and I notice all throughout the apartment complex cameras giving extra security for any people looking for safety as a priority. The amenities here are worth coming home to and staying in on the weekends and inviting a few friends. Wireless internet box I found in my closet made it easy to reach out and get exactly what I needed to connect all my devices. Thanks Tamekia for the extra help finding something within my budget and taking time showing me around the different available rooms for rent.

My first impessions of this place were good. But the security issues, gate issues, hot water that runs out, random water shut offs, elevators that free fall randomly, awful smelling elevators, does not warrant the exorbitant price. It's embarassing. You can tell the construction of this place was done hastily. the quality of this building was built out of the covid-era. Welcome to the 'landlord special'. They advertise as 'luxury' but it's economy at best. The management has changed once and I expected it to improve but they are more interested in the business of rental than trying to build a community or respecting the tenants. They might be nice at first but they certainly don't treat you with any hospitality or service after you sign that contract. I'm so glad I left. There are way better properties close by.

Legally, a landlord has 30 days to refund your security deposit. Well, we are well past 2 months now and have had nothing but broken promises and endless excuses. Glad we moved out because since the new ownership, it's been nothing but headaches.

In the beginning the apartments were perfect, now so many inconveniences happen. They have parties on the weekends and leave the lounge dirty. The restroom never have tissue available and the trash cans are overflowing with trash. Im beginning to think this is an unsafe place to stay even with new management.

If it’s not one thing it’s another. Literally heard horror stories day 1 of moving in. This place is more like hotel then a apartment. They treat you as if your guest instead of residents maybe due to multiple on-site Airbnbs. For their convenience they also pick and choose when rules should be enforced. Would not recommend for long term living.

Living here has hands down been the worst decision I ever made in my adult life. I will give zero stars if i could. Nothing works, management is trash. Fire alarm goes off randomly in the middle of the night on a regular basis, keys are through an app that sometimes does not work, I’ve spent minutes multiple times waiting at the gate quitting and restarting the app so I can get through the gate. Letting guests in is a nightmare, there’s no way to buzz them in, the guest access on the app does not work most of the time so you have to physically go down every single time. There’s water damage in my bathroom, someone came to look at it and never came back. Walls are very thin, my sleep quality has significantly gone down since i moved here To make things worse there’s a serious security issue, cars being stolen from the lot and they had the audacity to send out a survey asking if residents wanted to pay for security, complete joke. No accountability for anything, just save your money and go somewhere else. I’m sure someone from management will come by to say thank you and give us a call to discuss, well i and other tenants have been discussing for months now, not a single change

The leasing staff have been amazing and responsive. The listened to what we needed and responded. They plan meaningful events and are incredibly kind. I have enjoyed my cross country move thanks to the team. Special thanks to Linda and team.

My process was smooth and easy. The staff is very communicative and will do the best they can to get you approved quickly. This is by far the best Apt complex i have seen in Houston.

I toured and viewed apartment complex and liked. Decided to apply and the rest is history. After submitting application, paying app & admin. I haven’t heard anything as far approval or anything. I’ve called left messages, emailed and can’t get a return phone call or follow up.

If you are looking for a place that has great amenities, is pet friendly, and a kind and helpful leasing staff, then consider moving here!! It has been a pleasant experience since moving here. Kelli, Linda and Michelle have all been amazing and super nice!! I asked tons of questions prior to, during, and after moving in and they were answered accordingly. Communication with the manager, Kelli was reasonable and appropriate throughout the process. She managed my expectations about availability of upcoming units during the construction process and was honest and upfront about any delays or changes. My experience with the move-in process was seamless and the amenities here are more than I could have ever thought to seek in a apartment home. So far, all of my expectations have been met. Although we are still building, when im inside my apartment, I cant here ANY of the construction going on outside and im in the ground floor. I couldn’t have picked a better place!! P.S. - All the residents that I have met were friendly and thats also a plus.
