Property Ratings at The Flats at West Alabama
I’ve lived at The Flats on West Alabama for over a year, and it’s been a wonderful experience. The management team is amazing, Sommer knows many residents by name and everyone in the office is friendly. Maintenance is quick and dependable, and they take great care of the property. They’re always improving things. I notice they have fixed fences, remove any carpet stains in the hallway, and keep the flowerbeds and landscaping looking beautiful. Nothing stays broken for long here and there is always communication. The office is always decorated for the seasons—Halloween, Thanksgiving, Christmas—which makes it feel really homey and special. I also feel very safe here with an on-site security guard, working cameras, and management that’s always paying attention to safety. They host fun community events and create a friendly, welcoming atmosphere. My neighbors have been great, and it truly feels like home. I couldn’t recommend The Flats on West Alabama more! I have never lived in a better apartment.
We’ve lived in this community for 2.5 years (including a unit transfer), and it’s truly been a wonderful experience from start to finish. We’ve always felt safe, well taken care of, and genuinely supported throughout our time here. The management team, Sommer, Flo, Nelly, and Cole, have all been exceptional. They’re responsive, professional, and always go above and beyond to find solutions quickly and with kindness. The maintenance team is equally impressive, every service request has been handled promptly and done right the first time. The community itself is in a fantastic location, very safe, quiet, and close to everything. The amenities are clean, well-maintained, and thoughtfully cared for, which makes daily life here even more enjoyable. It’s rare to find a place where both the people and the environment make you feel truly at home. We’re sincerely grateful to the entire team for making our 2.5 years here such a positive and comfortable experience.

I’ve had a great experience living here and the staff is wonderful and the location is perfect! Cole was so great when we took a tour and very helpful during the move-in process. It’s in a nice area and most places in the city aren’t far from here. The apartments are always clean and if there is an issue with doors, gates, or anything a notice is always sent out and the problem is fixed quickly.

Been living here since November 2022. Recently renewed! I love the location, the staff, the maintenance team! Huge shoutout to Cole for always going above and beyond! He’s been super helpful with everything since I’ve been here and always has the best energy! Love this apartment complex. I’ve been here for about 10 months and moved here to Houston from North Carolina and this was the best decision I’ve made. My unit was exactly like the model and the leasing staff (Summer and Cole) made the move in process so smooth. Great area, definitely recommended.

I have lived in places for years where the leasing staff did not have a quick turnover, and I was never greeted by name. I have lived at The Flats for some time now, and there has never been a time when my name wasn’t used to say hello. This small detail goes a long way and never goes unnoticed or appreciated. I tell anyone who will listen that Summer, Nelly, Folarin, and Cole add to the experience of living at The Flats at West Alabama. The grounds are always manicured, the hallways clean, and there is ample communication to all residents. They take time to create a community newsletter, highlighting some of the cutest pets I’ve seen. There have been many community engagement outings like Food Truck vendors (most recently Kreole Soul Food), Brunch Therapy, Pool Parties with catered street tacos, Bingo Nights, a Superbowl Watch Party, Game Nights, a Rooftop Movie screening (with all the theater snacks included for FREE), and many more. If I were new to Houston, needing a safe home environment that offered chances to meet new people, this is the place I’d choose. There hasn’t been a day where I do not spot the maintenance team on sight ensuring the place is running smoothly, while offering up a kind smile and wave of greeting. I hope to keep The Flats at West Alabama as my home. I hope whoever is over the property keeps all its staff the same. As a person who values being treated as a person and not a number, read and reread this next part, the staff here, were and are the difference makers when saying, “Yes,” to The Flats at West Alabama. P.S. The location of this community is a “chef’s kiss.” Easy highway access, literally all the best grocery stores and markets for shopping. You can walk out of your apartment and take a walk through some of the most beautiful neighborhoods because you’re already a resident in one of the most beautiful neighborhoods. Didn’t cook dinner? There are many food places in walking distance- quite literally across the street. I won’t see it, but you can thank me later for your next dream apartment. -Katherine S.

I recently moved into the Flats and have NO complaints. The staff is awesome. They are always very pleasant. I love the amount of lighting in my apartment and how the gates/doors are controlled by Latch. Also, package delivery is a breeze.

A wonderful community located at the heart of upper Kirby. Everything I need isn’t more than 15 minutes away plus traffic and best of all work is just a 10 minute walk for me. There’s a lovely brunch spot right infront, there’s an art shop to the left and flower store right next. There’s also an Italian restaurant right beside, and custom clothing store to the right. Access to the building is completely secure, no door is just randomly open, you need access into everything and that is how it should be for a place people want to call home. The leasing staff provide excellent and stellar service, matter of fact if someone comes to service your apartment and they don’t have the right identification, they won’t be let in. They also provide all the information you need at the fastest timely manner possible once you come in to inquire and once everything is approved you get your keys and you’re set to go. They even have a loading dock! This was 100% the easiest move I ever did in my life. I’m happy to be here at the moment. <3

Awesome apartment with modern apartment rooms, appliances. I love the neighborhood. Feels safe. Moving from my old apartment, it feels very luxurious. Overall I am loved my stay at this apartment so far. Everything has been good. My only complains would be regarding the package services Fetch that is mostly slow and parking where visitors tend to park in not designated places.

Very unclean. Unsafe. Stolen vehicles, stolen tires, break ins. Marijuana smoke throughout halls. Everything is always broken. Save yourself a tour and stay well away.

Unfortunately, but admittedly, management transitional phases can be a bit of a rocky road for both the residents and the staff to navigate depending on the condition of the community prior to, as well as the process of transferring contracts to continue routine maintenance, addressing any previous and current resident concerns, and so forth. This can take several months, and within that same year, the community was beginning to run smoothly again. Additionally, several projects were implemented to enhance the resident living experience, such as the addition of the presence of cameras throughout each level of the parking garage. Finally, we take the maintenance and policies of our community very seriously, such as our non-smoking policy. Those who are violation of this or any other rules are promptly issued lease violations and fined. The Flats at West Alabama felt like home instantly, the leasing staff was so warm and welcoming and that was one of the initial reasons we leased here. It is also in a central location close to everything and it is very calm in this area which made it a perfect location to live in.

No where on the site does it say that you have to bring in a physical copy of your ID and SSN and the leasing team never answers the phone or respond to emails. After I apply the leasing team emailed saying I needed to bring my physical documentation by 5 pm the next day or my application would be denied. I explained to them I currently live out of state and could not not do that but could email them. My application was denied and they refused to refund my application fee. I am also trying to get my deposit and can’t get a hold of anyone.

After the transition to Greystar management in April 2022, we did require an ID and SSN to be provided in-person for any applications submitted from individuals that had never previously made any contact with the community and/or never toured. Due to the community experiencing an influx of falsified applications, circumstances required us to implement additional identification security steps. Eventually, in August 2022, we began utilizing ApproveShield, which is an extremely thorough screening company that reviews criminal background, rental history, credit, income and completes employment, ID and SSN verifications to ensure the legitimacy of the information and documents provided at the time of application. While application fees are non-refundable, you may have been entitled to a refund for the administrative fee depending on the nature and results of your application. The property is filthy. Seriously disgusting. Work orders are marked complete though they haven’t been. Doors to the property have been unlocked for weeks - unsafe. There is zero communication from management team; no interaction.

The Flats was a nice building when it was run by Alta - however, they appear to have leased it out without performing background checks and the new management doesn't seem to have the urgency needed to repair the damage that is being done. I wouldn't recommend living here unless you aren't bothered by the smell of cigarette and marijuana smoke, including inside your own unit.

When Greystar took over management in April 2022, we immediately began working on the concerns you mentioned regarding proper screening of residents remaining after the transition, as well as new residents. Just a few short months later in August 2022, we were onboarded to utilize ApproveShield, which is an extremely thorough screening company that reviews criminal background, rental history, credit, income and completes employment verifications to ensure the legitimacy of the information and documents provided at the time of application. ApproveShield has been tremendously instrumental in improving the integrity of the resident demographic from this aspect. Additionally, we were able to successfully remove several illegitimate residents from the community by tenant law within that same year.
