Being a landlord often comes with a long to-do list, but as Raina Monét proves, a busy schedule can be the key to unlocking new opportunities and fueling business growth.

In this Q&A, Raina shares her best property management tips and insights for fellow landlords looking to grow their business. Plus, she discusses her favorite ways to use Apartments.com’s Rental Manager for her property management needs.

When did you begin managing rental properties? What made you start?

I became a landlord at 25, but this dream started years earlier. Back in high school, I was already watching YouTube videos about real estate, learning about house hacking, and how to build long-term wealth through property. I didn’t know anyone personally who owned investment property, but something about the idea of having real estate stuck with me.

After graduating, I made it a goal. So, I spent two years saving and cutting back to buy my first property. When I finally closed on a three-bedroom house in Southern California, I spent three months furnishing it and making small updates to get it ready. It was the most stressful yet exciting period of my life. I moved into one room and rented out the others. That was the start of everything.

What is your favorite part about managing rental properties?

My favorite part of my rental business is the mix of creativity and responsibility. The routines that come with property management are so important -- things like tracking rent, staying on top of repairs, and making sure everyone feels comfortable in the home.

What has made you successful in property management?

One of the biggest reasons I’ve been successful is that I treat property management like a 9-5 job. I keep everything organized and use tools that help me stay ahead.

What are some challenges you’ve faced as a landlord?

There have been challenges. I’ve had to learn how to set boundaries, handle uncomfortable conversations, and protect my time and energy. I’ve also made small mistakes that have taught me a lot! I learned that you should have everything in writing and be firm about expectations early on. But every challenge made me sharper and more confident.

Why is it important to you to use a rental property management tool like Apartments.com?

Apartments.com Rental Manager is what I rely on the most. It handles applications, lease agreements, rent payments, and maintenance requests all in one place.

What specific Rental Manager tools do you find most helpful and why?

I especially love the online rent collection feature on Rental Manager. It takes the pressure off having to follow up and makes things feel professional from day one. The maintenance scheduling platform is another tool I use every time. It provides peace of mind and helps me feel confident about managing my property effectively.

What is your number one tip for someone starting their property management business?

Property management has taught me how to take initiative, stay organized, and make long-term decisions. For anyone starting out, my biggest tip is to get your systems in place early. Use tools that make your life easier, treat your rental business like a 9-5, and stay consistent. That structure is what gives you freedom in the long run.
