Okay so here's everything you need to know: The apartments themselves are gorgeous, and they apartment super efficient energy-wise. The staff at the office was always polite and kind to me as I was to them. I never had anyone be rude or disregard any concerns. Maintenance IS GREAT about taking care of things who was in your apartment, and when. The Pool is super nice, and the weather is always the best in the USA

Do not recomemend. Ill start from beginning: When i moved in a year ago they use to do room checks twice a month til the residents complained. Within two months they raised rent Twice! First time they didnt give notice Now i pay more than some neighbors who moved in at same time as me. And we pay more than what the current rate is. To top it off, theres been atleast 3 people who moved out due to BED Bug Infestations that go from room to room. Renters Beware

I moved here from Minnesota to escape winter after working so much this year. I planned to move to Vegas for a couple of years and I was 100% set on living Downtown. When I saw this unit and location, I knew I wanted to be here. Great location and price! Some other properties were too small (i.e. micro apartments - no thanks) or more expensive for less service and amenities. Starting my search, most reviews I read mentioned Alexis (Property Manager) and Sara (Assistant PM), and they were both extraordinary. If you're a "city person" like me, living Downtown means you experience everything that comes with it, including noise, but my spot on the East side has been pretty quiet; this whole area is. I enjoy the Downtown activity/vibe, but it's still a private spot here where you're tucked away. Technically there are eight "sides" to the building, because you'll also be either on the inside or outside of the building -- facing surrounding areas (outside) or courtyard and pool area (inside). There are two grills, a fireplace, and gaming area where you can play cornhole with friends. Super chill spot. There are two laundry rooms (Floor 1 and 2) and I haven't had to ever wait; you pay by an easy-to-use app, which is the best. If you order anything online, it'll be delivered to the office, and Alexis and Sara are great at holding it and letting you know when it arrives. Internet AND DirecTV are INCLUDED; unheard of anywhere else I've lived. Internet is fast and reliable too (whether you're a gamer or just surfing the net). My first two electric bills were around $40; great for the summertime where AC is on part of the day and I'm on my laptop. Location is top-notch; Walkability score is 94, so you don't need a car if you don't want. There are three small grocery stores within six blocks, on top of places like 711s, Walgreens, etc. For food, you're right above Eat (DTLV), and across the street from Downtown Terrace, Vegenation, and Carson Kitchen, as well as two blocks from the Fremont Street Experience which has EVERYTHING. I've walked everywhere in this area day and night and feel very safe. This is a secure building where a door code is required to enter, as well as stairwells and laundry room. I've never seen anybody on property that shouldn't be here, and there are on-property residents to assist with security or after-hours concerns (if you got locked out). If you compare places downtown, Park Avenue will win out. I know, because I did the homework myself.

I love the studio. It's spacious compared to many others and at a great price. Alexis and Sarah worked tirelessly to get me approved for the apartment. They helped me all the way through filling out the application until I received my keys. They went above and beyond to make sure I had everything squared away and ready to go.

I've been living here now for over 6 months and I'm so glad I stumbled upon this place. I don't know of a better place downtown to live. There are over a hundred residents here, yet it's perfectly quiet. The amenities (pool, courtyard, lights, BBQ) are awesome and in direct view of my third story apartment. It's just me and two cats, so the tiny space is perfect. Reasonably priced, most utilities included, brand new appliances.. it's literally everything I need. There are people as young as 18 here, as well as senior citizens. Plus, the best perk, I can walk to Fremont within minutes and feel safe. The food nearby is great. And to top it off, we have the best leasing agents and office staff. Alexis and Sara are so awesome and hands on. They know everyone. I can communicate with them whenever an issue arises. I feel like they actually care which is amazing and something I'm not used to. Not a place to be overlooked!

I moved to Park Avenue over two years ago right before it was renovated into the lovely place it has become. An attentive and amiable staff with a location that can't be beat. Plus a picturesque property to boot. Glad to call it home and you will be too.

Managers Sara and Alexis are so helpful such a great place. Always clean and safe. Best place to live Downtown, hands down. Great neighbors. I love living here. Management and maintenance on the property. Laundry room huge and clean. . Gated and safe. Beautiful apartments and amenities. Awesome rent for the beautiful grounds and all that goes with it. I chose this place without hesitation because the 2 amazing ladies that work here! Alexis and Sara had me sold from the beginning from their amount of professionalism, compassion and understanding! The location sis perfect and the views are great! This is the best place with the right budget! I give Park Avenue 5 thumbs up! Thank you ladies for helping me find my forever home!

There were several options to rent in downtown but the best value and location that I found was at Park Avenue Apartments. I have now lived here for well over a year and have no plans to leave. Not only was the unit completely upgraded with new appliances and flooring, the rent includes high-speed internet and Direct TV. The location is perfect, directly behind Container Park, one block off Fremont Street. The final selling point for me was the amazing staff, Alexis and Sara are not only professional but genuinely nice and caring management. I would recommend this place to anyone that wants to live downtown, especially if you don't want to drive or don't own a car. Everything you need is within a 10-minute walk.

Been here for almost 5 years and it has been a great experience! Alexis and Sarah are terrific -- always willing to help and even put together community events to meet our neighbors. The property is kept squeaky clean and well maintained! Being able to walk to a lot of excellent restaurants and entertainment is a huge plus!!

So happy I made the decision to move downtown, and especially happy I chose Park Avenue as my home. The staff is friendly, maintenance is always there and when you need them, and I especially love running into Sara and Alexis from the office. If you choose this place, you won’t be disappointed!

I moved in the Month of February which had a Great Move-In Deal and I was very satisfied with that. The Studio Apartment is Wonderful - All Clean and I haven't had one cockroach at all. The only problem I have is sometimes the Toilet needs to flush twice and that's only sometimes - that's all. I want to give Thanks to Alexis and Sara, which they both Helped me So much to Moving in Smoothly and with no Problems. Alexis Helped me set up the Application and I am So Thankful for her hard Work. My Wife to be will be moving in with me next month and I know she will Love the Pool Area and will probably do some Yoga / Exercise on the Green Lawn next to the Pool when she gets here. I love the Location where we are at, being so Close to Downtown Businesses. I look forward to more Wonderful Days and Nights here at this Wonderful Carson Apartment Complex.

I've been here a few months and I have had no issues so far and absolutely love it. Sarah and Alexis are very responsive and really helpful! The location is awesome; downtown in a very artsy and walkable part of town (right across the street from Container Park). I work from home and it is surprisingly serene and calm during the day, having a nice community pool as a vista helps with that. The studio interiors are also great and very clean.

Alexis and Sara have been a pleasure to deal with. Relocated from east coast and with flights cancelling they were helpful in getting me settled in a few days earlier then I was supposed to. Apt exceeds my expectations, and this has really been a smooth transition. I would definitely recommend this place to anyone looking.

Park Ave Apartments is a vibrant property located in the heart of the entertainment district in Downtown Las Vegas. If you're looking for an urban lifestyle in Las Vegas you can't do much better than this location. It's adjacent to the Container Park and within very short walking distances from great restaurants and the Fremont East nightlife. The leasing staff (Alexis & Sara) are fantastic to deal with and made the leasing experience a smooth one. Great place to live, highly recommend it.

Alexis and Sara are top notch customer service professionals! They have made this community feel like home not just an apartment! I have to express my extreme gratitude about how they are always here to assist with a positive attitude. I lived here for 10 years and Alexis is by far the best manager I have ever dealt with! Price is right, convenient to everything and anything! I will never live anywhere else! Thank you ladies!

Park Avenue is the ideal location for someone wanting to have access to all the fun downtown has to offer! The staff is friendly and helpful. The walls are nice and thick. And I love lounging by the pool.

Having no place to live after moving from Hawaii in 2017, Park Avenue Apartments was the first place I inquired about for residency. The front office people, Alexis in particular, was very helpful in me securing a unit here! I am very grateful for living in such a nice place with very helpful front office people! I would certainly recommend Park Avenue Apartments to family and friends. Thank you very much Alexis and Sara for all your help!!

I was looking for a little place downtown when I came across this gem. It’s an older building that has been updated. The building is located right across the street from the Container Park. It’s in close walking distance to many bars & restaurants, as well as all of the downtown festivities. However, it has a quiet, peaceful quality to it. The ladies in the leasing office are great. Alexis & Sarah are friendly, professional and helpful. They are always willing to help out or answer any questions, and plan community events throughout the year to provide neighbors an opportunity to meet each other. I love my studio space with a complete kitchen, a bathtub (albeit on the smaller side) and it even includes tv & WiFi!

But is a great little gem of a studio in Downtown Vegas that offers monthly rent (for an extra $100/month) that isn't a weekly motel that looks like a halfway house (the only other option for month-month). Right across the street from the Container Park, plenty of food close by, and if you are working within walking distance, you can get away without having a car.
