Have only had one issue since moving and I will say management was good at communication. The halls and elevators and club house are kept clean. Rooftop furniture could use some updating. Inside of units are updated with nice finishes. The walls are thin though - I can hear unit upstairs flush their toilet. I wish the package room was more organized- it’s hard to find packages sometimes since everything gets thrown into one room.

After moving in 3 months ago this has been such a seamless and smooth process. The location is great and exactly what I was looking for. It’s not “loud” like the heart of Brickell is and close enough to still enjoy the city all she has to offer. Amazing location and great amenities. The pool is really nice, but sometimes there aren’t chairs for everyone. Sometimes people don’t clean up after their dogs and the package room is a mess. No other complaints.

The community is very friendly. Staff are great. Amenities are well kept and renewal process is easy. Barely any noise and they have Peloton available.

Love it here. Great neighbors, nice amenities and staff really listens to concerns and makes accommodations. Recently changed the carpets in the hallways and painted the walls since pets had peed all over the old one. Hoping they’ll add cameras to the hallways to fine the people that allow their pets to pee on the carpet.

It’s a nice building. The pool is on the roof and it’s nice. A few lounge chairs and umbrellas. Hallways often smell like or have actual dogs hanging out. Very cold; figuratively and literally. It is near impossible to get in touch with anyone that works for the building. Unless you’re submitting a maintenance form online. That guy will be at your apartment at 9am banging on the door ready to figure it out. Bedrooms get really hot at night but the living areas are cool. Decent water pressure. High ceilings. Nice appliances.

I’ve enjoyed my time living at Modera Edgewater, and the building itself is great with all the modern amenities one could ask for. However, I’ve noticed that most of the community events and activities are scheduled during typical work hours. This makes it nearly impossible for residents who work onsite from 9-6 to participate, which is disappointing. It would be wonderful to see more events scheduled outside of work hours, like evening or weekend gatherings, to foster a greater sense of community. Additionally, events that encourage social interaction, like neighborhood parties or happy hours, would be a fantastic way to bring everyone together and make the building feel more like a community. I hope to see some changes in the event planning to accommodate more residents!

The building is reasonably priced, but there are several issues affecting the overall living experience. Security is a concern, as scooters and bikes have been stolen from both the garage and storage areas. Additionally, the cleanliness of the building leaves much to be desired. Noise is another major problem, with some neighbors being excessively loud—at times, it feels like living next to a rave.

Beautiful apartment complex, but the people let their dogs bark hours on end. Terrible cellular service everywhere in the building. However, friendly staff and seems very clean and modern so far.

Everything good. There are things that happen that are not in the complex’s control like guests who let there dogs urinate in the public areas without cleaning. The only real inconvenience I’ve experienced while living here is the package delivery issue. Don’t know if it’s a carrier problem or a complex problem. Going between the Luxor room and the mail room to find my packages can be an inconvenience sometimes.

Modera Edgewater has a diverse mix of tenants who are friendly, courteous and respectful of their neighbors. Management's application process is ethical, consistent and effective, which for the most part ensures desirable neighbors. Yet, apartment living implies a relatively higher turnover of tenants who have varying life paths. This is not inherently a bad thing but can make it more difficult to develop deeper relationships with other tenants and bonded macro community. Managment schedules various community events throughout the year to combat this and like most things in life, relationships take individual effort. Horrible management. During the 10 days they left the garage door broken, my car got vandalized inside the building garage. They obviously hold no accountability since it is a hedge fund owed building . So now I’m down 1300$ from my insurance deductible and my premium is affected. As long as they’re getting their profits, they do not care. Let alone the amenities ALWAYS broken and dirty common areas. Just an overall terrible experience. Don’t be fooled, like I was in the beginning. Not even close worth the cost!!! There’s cheaper and better around! Keep looking!
