Property Ratings at 1100 Hays St
I lived in this building for a few years. Earlier this year, there was a substantial plumbing issue that effected mine and my neighbors' apartments, resulting in flooding in my kitchen and bathroom and inside the wall. I promptly notified the property manager. The property manager stopped the active flooding, but did not correct the issue in a timely manner. A slow leak continued inside the wall for about a month before the apartment flooded again. This time it took the property manager over a week to get a plumber out to fix the issue while there was a large hole in my ceiling. The drywall in the kitchen and bathrooms were very wet, but no remediation for the moisture was provided. During this time there was very poor communication from the property manager regarding the repairs, and my family got sick with symptoms consistent with mold exposure. When looking through the hole in the ceiling, I could see a structural beam that had been damaged in a previous “repair” and was now completely soaked with water. Due to health and safety concerns, I had to move my family out to stay with friends. Due to lack of action from the property manager, I felt I had to contact the city inspector. When he came out, he found several issues beyond even what I had noticed. At this point I agreed to terms to break the lease and had to find alternate accommodations for my family on a very tight time frame. After all this, it took over 3 months (and multiple calls and emails) to get most of my security deposit back, despite the lease stating a 60 day reconciliation period. The property management company changed several times while I lived here, but the people working for the property manager were always the same. I highly recommend against living here as the property manager cannot be trusted to provide a safe place to live, does not provide assistance in a timely manner, and does not communicate well with the tenants.
