I have been very impressed with my time at The Layne. I like my apartment especially the deck, and how close I am to the gate to the Paseo. Its great to be able to walk along the trails, surrounded by grass and trees to several different stores, including Smiths and Sprouts. Highly recommend this property for its staff and excellent maintenance team. Location is amazing with the Peccole Ranch walking paths and frisbee golf right outside. Units have large windows that allow for tons of natural light too.

First time renting an apartment on my own. I could not have been more disappointed. It smelled of strong mold and there were a bunch of cosmetic no-nos. I supposedly got a unit that was the “upgraded” one. It was just semi upgraded appliances and a paint job. I understand that it’s more than 20 years old, but at the same time, if I’m complaining of mold and other issues, it should be taken seriously. Maintenance checked in a couple of days after complaint was made, and they said that it was because of repaint. No. Absolutely not. I know that smell, and that was not it. Also, my dryer was definitely older and then the door kept popping open during cycle. I had to keep going in to close. Maintenance came back to “fix” it, and still wasn’t fixed. The other horrendous thing was my toilet. It was building calcium after a few days of cleaning it. The smell whenever the buildup was bad was disgusting. Asked to change it several times, and they were like well no cause the toilet works fine. Please. It’s an easy fix for them, they probably did not want to spend the money or something. Pros: Jesse was great to work with in getting the apartment. Location. Amenities. Quiet for being near a busy road. Cons: Strong mold smell. Old/broken appliances. Maintenance does not fix anything. Smelled of Marijuana outside my unit constantly. Parking is limited for guests as it can get full quickly. I’d definitely would not recommend this place for first time renters. Would not want your first experience to be ruined like mine was.

My experience at the Layne has been above expectations. My primary reason for renting here is the proximity to the park/disc golf course which I walk every day. Once I made that decision, I was impressed by how smoothly everything went and the helpfulness/responsiveness of the staff. That includes the maintenance professionals as well as the front office.

Love this property for its location along Charleston and Hualapi… lots of local shopping and restaurants near downtown Summerlin. The apartments have larger windows that allow lots of natural light and are situated along Peccole Ranch walking paths so lots of green space nearby and the pool and weight room are very nice. Office Staff and maintenance team are super friendly too.

The staff makes sure everyone is comfortable and makes sure were happy. Its more like a home then just an apartment. Fun events, food trucks and they always stay in touch even when they had to shut off the water. (they had water and pizza in the office for us)... love me new home

Great for pet. Have a local dog park on the property. The property is well maintained and in a great location. Even when things go down for maintenance the staff is very considerate and accommodating.

The Layne is a beautiful community that is so close to so many great places. The new upgrades to the main pool have really added a good tone, the consistent food trucks and farmers markets are always so much fun, and the staff in the office are always so friendly.

Draconian first come first serve parking, only one space per lease. If you lease on the first floor expect to hear every step of your upstairs neighbors (I've met mine, and they are not a herd of buffalos as the noise would lead me to believe). No ethernet runs. I expected more from a Summerlin apartment, but this is old Summerlin apparently. I doubt I'll be renewing.

Large bedrooms in the 2b 2b setup. Convenient and beautiful location. Great for dogs, just wish dog owners would pick up after their dogs. Friendly neighbors. Beautiful Peccole Ranch Trail to walk, jog, and take the dog out on. New Management is a huge improvement but still not perfect. Great job with community events in the complex.

WOW! What an experience we've had in our very first apartment! We are truly thankful with Layne at Peccole Ranch! The rent about the same price as others we looked at a year ago. Layne is about 5 minutes from the 215 and another 15 to the strip. We lived in renovated two bedroom that is cozy and perfect for me and my partner and checked off everything we were looking for. We did have a couple of minors issues with the filter and ceiling fan but Dee and her team went above and beyond and got everything fixed within a couple of hours. Unfortunately, we are leaving at the end of the month! Our family is expanding and in about 2 weeks will be moving into our first home! Thank you Layne at Peccole Ranch for making my experience a great one and would recommend !000% to anybody that is looking for not just an apartment but a great place to call home!

Random hidden fees such as an additional $25 added to rent for a future month for “Trash from Community”, no notification or explanation. What are we paying for other people littering now. The total for Trash is $81 !! in a month? I never even had to pay that in LA. On top of it the pool is always closed. I pay to live here for such amenities. The value has gone down. Then the gym smells of strong fragrance, I can’t even breathe with the chemicals.

Love the location of this property! Nice size units with large windows and upgraded amenities inside the newer units. Office staff and entire maintenance team are friendly professional and responsive to my questions and concerns or requests. Peccole Ranch area near Summerlin provides lots of green walking paths and access to every major retailer and tons of restaurants. Highly recommend.
