The office staff is completely horrible and rude. Also, the grounds are poorly kept. No one picks up dog poop, dog poop everywhere be prepared to step on poop if you walk on the grass. The leasing office doesn't care as I've spoken to them about this numerous times. They don't care so the tenants don't either. This feels like you are living in a low end cockroach and ferile cat infested prorperty. The pool is also a mess, everything is a MESS!!! Maintenance is horrible, probably because the management doesn't care. Trash all over the place as well. Supposedly they have a "valet" Trash service, that never shows up. I would advice to everyone this place completely sucks, because of the management. They simply don't care, so everyone follows their lead. I'm trying to get out of my lease but they make it nearly impossible to do ANYTHING
We are not residents and we never will be. The office staff's customer service is terrible. I've never been treated so poorly. Last weekend I had called and made an appointment at 4:30. When my husband I showed up they said there was no appointment and they wouldn't have made one so late. I thought maybe I had gotten confused and made an appointment the following Saturday at 3:15. I wrote 3:15 down and my husband was present and also remembers the appointment was at 3:15. When we went back to the car I checked to see who I had made the 4:30 appointment with. My phone logs confirmed it was with them. I didn't think to much about it it's a simple mistake. Well then we came back for our appointment the following week. We got there at 3:24. We were 9 minutes late because we accidentally drove to the wrong apartment complex however 10 minutes has never mattered at an apartment complex I have toured. We walked in, we were coldly greated and asked to wait. After a couple minutes they said Mrs to which I responded. I told them we had an appointment an apologize for being a few minutes late. They said did you call us we have a 10 minute late policy and I said "No. But it's 3:26, are you really going to be strict about 1 minute?" Then the lady told me our appointment was at 3 and we were 26 minutes late. This was a lie to make it look like it was my fault. It wasn't my fault they're just rude and don't care about customers do not rent from them.
I lived in these apartments for one year & always paid my rent on time. This complex is infested with stray cats & roaches. The “upgrades”are done very poorly, what I call lipstick upgrades. They just paint over issues and try to correct them without having to replace anything. Please pay attention to the reviews & avoid this place! l’ve moved out & now the apartments are nickel and diming me for things that weren’t done right when I moved in.
Great location if you commute to downtown Dallas for work. Also a great food and entertainment area. For new people looking to move in there are a couple of issues. First billing isn't clarified in the initial meetings. Sewer/Water isn't sub-metered, so if you are use to paying $50-60 for this utility for a 2BD/2BTH you will now be paying about $100 or more. Also Valet Trash service is not value added for the $20 per/month. I take my own, or I am always looking for my can that flew away or was taken. Finally if you are planning on a move in soon, ensure you do a walk through to make sure everything has been fixed or restored. If it's not there is a long wait time for maintenance orders.
There are a BUNCH of hidden fees every month, probably adding up to about $200 extra. The management here is also very unprofessional & rude. They hardly ever answer the phone.
Be prepared to pay an additional $200 every month. They charge $45 a month for a cable package you cant opt out of. $50 for trash collection. $70 for “utility charges” plus other small fees. There are nicer apartments in the area with no hidden fees.
Living here was hell. When my roommate and I toured the apartments we liked the kitchen, flooring, and fixtures. However, what you see is far from what you get. Moving in, we had carpet, no granite countertops, and lighting fixtures that were nothing like the "tour apartment". Oh, and now that you've signed the lease you're screwed into living in an apartment nothing like the one you got to see. The management is poor as well, probably why it is always changing, but their incompetence is their strength because they will verbally tell you one thing and then fine and bill you for the opposite, which makes them a pretty penny. Also, they will repair next to nothing, they won't even change lightbulbs and half the outlets don't work. However, it fits, because the darkness reminds you that you are in hell. Then there are the tenants. Some of which allegedly torched cars parking lots. In what the police alleged was arson. Once again adding to my theory that this place is actually hell. So now that you have all these problems you might want to talk to them at the leasing office. However, they never get back to you and just keep sending you bills. Probably because the managers spend all their time on here responding to the positive reviews. All in all, stay away, renting here will be the biggest regret of your life!
Great location. The apartment was 5 minutes from my office and just a couple of minutes from my favorite restaurants. The staff was friendly, helpful and professional.

After living their for a year, I can say that the management changed 3 times and their was new staff almost every month. No one stuck around because of how poorly run this place is. They make all sorts of promises and they don't follow through on anything. They started charging $100+ for gate key fobs by the time I was leaving (most places give these for free or a few dollars) Not a single light bulb was replaced around the complex while I lived there (if you're visiting, make sure to come back at night as well and look at everything) They decided to buy a brand new sign and leasing office, but if you read reviews people are still sitting around to have their a/c fixed and get ceiling leaks taken care of but they're being ignored because the managers truly don't care at all. We were issued our security deposit check after keeping our place very clean, then 4 days later they cancelled it on us without warning so we were charged for a bounced check from our banks.

I have lived here since Nov 2018, it was rocky in the beginning but new management has made it so much better! Ms. Holly will text immediately if there is an issue and is very attentive to any of my needs. I especially appreciate the security at night. I look forward to signing my lease again in November.

I have lived at Marabella Apartments for 3 days, and it is by far the worst move-in experience I have ever had. On move-in day, my apartment was dirty, wall paint was unfinished, with uneven colors, with stains on walls and trash on top of closet shelves. It was evident that the unit had not been cleaned since the previous tenant moved out. But, by far the worst part of my experience was the fact that the apartment smelled musty or moldy and like black water/sewage. When I tried to escalate the issue with on the site property manager, I was initially met with a confrontational demeanor, and she displayed dismissive treatment of my partner during our initial conversation. Every interaction with the property management so far has been frustrating, fruitless, and unprofessional. My parking spot was double-assigned, my online account shows an inaccurate balance, and today is only day three...

Great location, staff is always friendly, maintenance is prompt if you need it. Amenities are good. They hold regular resident events which is really nice and a good way to get to know your neighbors or meet new friends.

I lived here for 2 years and I do not have any complaints. The property is quiet, always kept looking nice, the employees were professional, and work orders were always done in a speedy nature. I loved this place and would recommend highly!

Nice place to live. I like it because you don't see people lottering outside. That is a distraction. U don't see that there. I don't like that in Apartments. Hanging outside beening noisy .. Kids running around your door and windows.

Just moved in and the customer service was wonderful. The leasing agents made the process of moving that much painless and welcomed me like a VIP. The upgraded apartments look great and the staff didn't look that bad either ;-).

MAINTENANCE use to be really lazy and no good. But Jesse is great, timely, friendly, and great at fixing everything... nice and quite place. See Jessica in the office and I promise, you will be happy to have called. Older reviews did apply for the maintenance, but since they hired all new staff. It’s perfect

I have lived here over 3.5 years. Richdale Apartments managed when I first moved in and was great, but The Connor Group is dishonest and unprofessional. Below are some issues: 1. Maintenance requests have been pending over 6 months. 2. Emergency helpline wasn’t answered even when my AC went out one evening in the heat of the Summer. 3. Updates were promised when I signed a new lease and some are still pending 6 months later. 4. Trash is not always picked up though we are charged a trash pickup fee. 5. Dishonest Management – When I renewed my lease, Christy pressured me to sign a one-page contract in order to obtain a “special rate”. I requested all documents and those docs disclosed fee increases of around $83 that they didn’t disclose initially. 6. Unprofessional Managements – When I addressed concerns with management and attempted to negotiate rent, Ashley, Jessica and others have raised their voices. Jessica also threated to not allow me to renew my lease. 7. At least one gate is usually broken or left open. 8. My car tire had a screw in it that likely came from maintenance. As a result I had to buy a new tire and management refused to reimburse me even after I showed them other screws and nails I found on the ground. I have tried calling corporate and speaking to the office multiple times to no avail. They often lie and promise to take care of it or call me back. I do not plan to renew if it stays under the same management.

If you like waiting 3 months for anything to get fixed this is the place. If you like to wait around for answers or love hearing we don’t have a ticket but I will put that in for you. You have found your home. The staff is rude and not helpful. If you like to waste money on an okay apartment that only treats you well when it’s time to renew your lease. This is the place for you! This has been the Absolute Worst! If I could rate no stars I would!

I've lived here for years. I moved in when it was owned by someone else, but it has been all downhill since TCG bought the property. First, maintenance requests take too long to be addressed. I put in a request in April and no one came to look at it until June. Today, July 3rd it still hasn't been fixed. Second, most of the girls in the office are incredibly rude. Third, the grounds are disgusting. Appliances litter the sidewalks, building walkways, and parking lot. As they update some units, they take the old ones, and sometimes the new, and leave them out for weeks. Today there is an fridge on the sidewalk by my building. Once there was a full set of kitchen appliances in a parking lot for a week. This is not luxury. Fourth, there are visible rat traps on the ground near holes in some exterior walls. Leads me to think the rodents are inside the buildings. Fifth, when I moved in my parking spot was paid for in my amenities. Now it is $40 extra month. I was told that I wouldn't have to pay it because I had it before they started charging. However, when I renewed my lease that changed & now I have to pay for it. There are other tenants though who were here before like I was who aren't t paying for their spot. Sixth, I paid $4 a month for trash when I moved in and now it’s $60 a month. Starting in April they said they were offering valet trash & would up our monthly fee by $19.88 for the new total of nearly $60 for trash. That is crazy! And they aren't paying n outside company to do it, it is just a grounds guys picking it up on a golf cart. Seventh, tomorrow is the 4th of July & both of the complex pools are closed. One of the pools has been closed since June 13. I was told every day the first week that it would be fixed that day, but here we are now on a summer holiday with neither pool open. A girl in the office said they would be fixed today and ready for tomorrow, but I have never received an honest response from them so that isn't likely. Of course the office will be closed for the holiday tomorrow so we can not inquire. Eighth, this is supposed to be a gated community but the gates are always in various states of functionality. The main gate right now is missing a whole door and therefore they’ve all just been left open. Because of this, I know different people who have had their vehicles burglarized in the last couple months. It is becoming unsafe. First they only looked awful, but now they are troublesome for more serious reasons.

This place is a scam! Run as far as you can before to they try to steal your money. Gave them a check to hold the apartment till end that would be refundable if we didn't apply that day. Now they are claiming it's not refundable. I would not recommend anyone to stay here as who knows what scam they will pul once you sign a year lease.

RATS RATS RATS! There’s rats in walls and in my apartment! It’s a joke to say you live in “Las Colinas” when you’re living with rats. It’s been a continue battle with Marabella Apartment nothing has been done. They send Terminex which a JOKE they don’t do anything to help the residents. I found a hole in my kitchen that led to rats/ mice to enter my apartment. It took over a week for the to finally move my dish washer to find the actual hole. It really saddens me to have to come on here to warn people. Terminex didn’t come to my apartment as they said they would. A box was left at the front office with traps for me to set up. The Connor Group and everyone in the front office does not care about you or your families well being. I’ve called the City of Irving on multiple occasions due to the rat infestation problem and nothing is getting resolved. With all honesty it’s an apartment regular complaints probably don’t get as quickly as they should, but rats!!!! That’s a different level of neglect by Marabella Apartments. Days have passed and I have not gotten a resolution On my living situation. I’ve asked to be released from my lease, nothing. I’ve asked to be moved units, nothing. I’ve asked for my belonging to be replaced due to the damages, nothing. I’ve asked for my carpets to be sanitized, nothing. I’ve called corporate and spoken to Hailey which is Jessica the supervisors superior and nothing contiinues to be done. Take your money and move somewhere safer and cleaner. I regret every single day living here. Protect family and do not move in.

There are rats in this apartment complex! Maintenance has done nothing to fix this situation and it has been a month! There are holes in the walls. The apartment was not clean when we first moved in. I called about a broken door and maintenance shows up 2 months later to fix it. Maintenance here are horrible. There are so many things wrong with this place I don’t know where to begin. Just take my word for it and do NOT rent here! This apartment complex honestly needs to be shut down.

Property is ok but STAFF and POOR MAINTENANCE is going to make your life horrible. Leasing Staff doesn't respond you properly until you are there to sign a lease. They clearly deny the several complains you have maid for maintenance and sometime tell you that we never showed up even for first complain which actually is frustrating. The average time to get stuff fixed is 1-2 month. When I first came into this apartment they showed me different room saying the one I would be sitting is cleaned and the one I visited looked good but later when I moved in into my actual apartment my living room and bed room floor were cracked. I could easily feel the crack ther were nails which goes into our feet, I made a lot of complains and finnaly they fixed that almost after 4-5 months. Also my bathroom is cracked and some of the tiles in entrance is cracked. I had clearly mentioned those things on Paper which was given to me to mention what is wrong in apartment in the very first day but it is my second year and those thing are never addressed. One day I was called 4 month before my leasing end date and told I have to decide on that very moment If I wan to extend or not as I fi decide just by tomorrow also they are going to increase my price by $200 but If I sign at that very moment they would just increase it by $70. In hurry I signed the lease for extra 1 year but I started regretting from next day. Also when I was signing lease lady in leasing office told me since there is still 4 month to end my previous lease I can always reduce the month of lease but from very next day she started saying she hasn't gurantted how much month it can be reduced and after month of struggle my lease was down to 9 month I am waiting when this 9 month will end. They recently made trash price $50, which is mandatory. They pitch there is no price for fitness but you end up paying $50 for the gate key which actually is the key of fitness room. Though apartment is nice, I am trying to leave just because of Leasing Office Staff's rude behavior and their SKY HIGH Price for ZERO support. Try to stay away from here as you will find nice apartment in this area in the same price or lesser.

Except for the time I owned a condo in FL, I've never renewed an apt lease in 20 years until the Marabella. Is it a "perfect" property? No, but every apartment property will have its pros and cons when you have 400 units. But for me, the pros outweigh the cons to where I've renewed my lease again for a 4th year. The new management has been working hard for over a year to update this property: new signage, lighting, dog park, bball court, exterior painting, garbage fencing, and now interior remodeling which mine starts this week! Christy as always been helpful in getting things done, answering any questions, or handling any new residents who test the noise level so that our community stays quiet. The property manager has always been upbeat and pleasant to work with. I love my neighbors. My building is all 1 bedroom apts and so for the most part I've met everyone and have found we all look after each other or stop and chat to catch up. And downtown Las Colinas is growing with a new Music Factory, restaurants, bars and shops only a mile away.

I moved in 20 days ago. The apartment was not cleaned when I moved in. I told them couple of things which were not working. They said that they were going to fix it. Since then I called couple of times, sent almost 15-20 emails and submitted 4-5 service requests. None of those have been fixed. No lease breakage, only sub lease is an option. They will speak nicely when you come in,trap you until you sign the lease and then you don't hear back from them. This is my experience so far. I would not recommend anyone to come here. The decision is yours. :-)
