Property Ratings at Aviary Apartments
I lived here January 2021-January 2022. While living here I had issues with car break ins, upstairs neighbor letting their dog use their balcony as a bathroom and they simply poured water and swept the waste onto my first floor patio. It smelled disgusting and was unusable. When I complained to the office 3 times nothing changed. Once I moved out I was told I had to give a 60 day notice and that’s totally normal. Paid my fees and everything. Did not clean up the animal waste bc I didn’t have an animal that used my outside area. One month later I didn’t get my security deposit back. Avenue 5 told me they would investigate with the property. I followed up until today (March 29th). Finally just called the property to ask the status since Avenue 5 was not helping. Property informs me that they changed owners on February 18th, I was due to get my security deposit back on February 23rd. Avenue 5 is adamant the property has their own accounting and I must connect with them for my security deposit. Property is insisting I need to connect with Avenue 5 since that’s who managed when I paid everything. Its been over 1 month since my security deposit was due back to me.
A special thanks to Gigi for being so great, from the tour to the move in process. I greatly appreciate her waiting for me on the day of move in after multiple flight delays. The neighbors are friendly and the management does a good job of keeping the grounds tidy. Happy to call the Aviary home.
The approval process was quick and easy. I needed a place quickly and the lease was in place within 48 hours.
Weve been here for officially two weeks and its been the best rental experience this far. We love the location. The elegance of the Aviary fits our lifestyle to a T. The gym is everything you need and more and the pool and spa area is the perfect touch. Staff is wonderful and extremely helpful, they care about their residents and that is important.
This is simply the best apartment I have ever lived in. Modern, clean, tremendous views, and a management staff thats always there if you need them.

We are a retired military family who have moved around a lot, and lived in different apartment complexes over the past 40 years. By and far, living at The Aviary has been the best experience. The management and maintenance teams are the best at what they do and a pleasure to work with. Prompt, friendly, and experienced. The maintenance crew is amazing and gets things done fast! The office staff seems too busy and unorganized and every time I call and ask a question they don’t know they seems very annoyed. Definitely kinda sad that the rent increase is so high cause I do like living here, but apartments are kinda cheaply made on the inside. Huge cracks in the baseboards definitely not worth the $1000 increase especially since I moved in when only like 10 other people living here. I let the office know that my car got broken into and all they said is “your safety is your responsibility”…

Very modern complex. They are always hosting super cute and fun events at the main office. The outside of the buildings are always clean. The staff at the office is amazing and maintenance answers calls very quickly and efficiently. So far, very great experience. This is my first time living on my own in my own apartment and I have loved this experience living at the Aviary so far!

The staff have all been nothing short of amazing! I'm an early bird and go to the awesome gym they have about 5 AM. I always see a gentleman cleaning the pool and the whole area in the mornings, same with any trash that blows into the complex. Maintenance has been professional, kind, and cleans up after themselves. They are incredibly quick to respond to any work order. The residents seem nice, I've not met too many, but the ones I have have been cordial. I look forward to the rest of my time here, and if things continue as they have been, plan to renew.

I love the girls in the office, I have been with the girls at two different properties and it has been nice to form a professional relationship with some of them. Carla has moved mountains to get things done for me in the past but I feel that all of them will do so. It is always a warm welcome when you walk into the office. I literally always feel at home and that is as it should be. If there is any issue the response time is unmatched. If you don't live here already... maybe you should consider moving here!

The office and maintenance staff are efficient and very professional, the amenities and grounds are well maintained, and my apartment layout is very modern and minimalistic, with the perfect amount of sunlight reaching me and my plants. The walls are fairly well insulated and I mostly only hear neighbors if they are speaking outside. Whenever I have friends looking for a new apartment, I always recommend they check out The Aviary. In comparison to many other apartment complexes in the area, The Aviary offers a good value for its price.

The Aviary is a gorgeous community and in a quiet area but close to the freeways and anything you could ever need. Every single person Ive interacted with in the office and the maintenance staff has been extremely friendly, helpful, and professional. The apartments themselves are gorgeous with high end finishes and spacious layouts. Moving from Northern California all of these are rare finds especially at these prices. The Avairy was the first and only place I looked at upon arriving in NV and immediately applied upon completing the tour with Marilou. She made me feel like I was home and it checked off every single one of my wants/needs.

I moved to The Aviary after my first year in Las Vegas. I had lived somewhere else not as new, and constantly had things going wrong, maintenance teams were awful and the only positive was the location. I come here and Marilou made all of my dreams come true, getting me into a unit despite construction not being done with my original apartment and an awesome move in bonus of $1000. I love living somewhere with a well planned and executed development.

2 weeks into living into living at the aviary! As far as what management can control, this place is absolutely amazing! They are great at responding to needs and help you settle in, I love communicating with the girls at the front and everyone has been so kind. The views, landscape, and amenities are beautiful! Taking my dog for walks is peaceful and has a great scenery. Theres also the Galleria and Sunset shopping areas with plenty to shop, do, and eat! The apartment is stunning, very large and spacious with beautiful modern features and lighting. The wood floor is beautiful, amazing appliances, and large windows that let in a TON of natural light! Overall 12/10 would recommend.
