I like living here. I don’t like that someone of my floor keeps letting their dog poop on the hallway and they leave it there. It’s also a little concerning that the elevator and gate is taking so long to fix. More the gate than the elevator honestly.
So far, we've had a good moving experience. The elevator closest to us has been down due to a bad rainstorm, and there were a few minor issues in our unit when moving in, but other than those things, everything else is great.

Really good so far. The leasing office team is very efficient and works really well. Although I just moved in, Modera Washington is very comfortable and inviting.
Great place to live, Apartments are great and everything is close with a lot of options as restaurants, bar, parks and a lot of different places. Office management is great and help me a lot through my leasing process!

Great community and wonderful apartment. The pool is fantastic and the security is very comforting. Also, having the coffee shop downstairs is a great plus.

Move in went smoothly, only issue we see is just other residents not picking up after their dogs in the hallway. At least once a week I’ve seen accidents left on the hallway in front of residents doors.
so far my experience at modera has been great! the staff is informative and nice. the building is clean and really cool and has super nice amenities. i loveee the pool

The train is so loud and it runs multiple times a day and night. It’s supposed to be a no horn zone but it seems like the conductors do it on purpose. I sleep with earplugs. The fetch system is kind of a kickback scheme. We are forced to pay for it while not having the option to opt out. Packages get stolen sometime because of this. I had a package delivered while I was out of town. I even informed management and they ensured me they can move it in my unit. They later told me there was no package to be moved. Why can’t we just use normal lockers for our packages? Hot water and water pressure is a hit or miss sometimes. Dog owners here suck. There’s dog poop everywhere and it seems like nothing is enforced. I will not be renewing.

I’ve lived here for a year and a half and haven’t had any complaints! Edgar, Marcus, Hannah, and Jessica have been wonderful and have always taken care of everything for me. The apartment itself is super nice and I especially love the infinity pool. The area is very central to downtown, heights, midtown, so lots of things to do around here! Also a huge bonus is that we never lost power during any of the storms which is almost unheard of in this area. Highlight recommend living here!

Location is the only thing you’re paying for! This community has issue after issue. I came from a city where Modera properties are considered luxury communities, but this location falls short of that. We’ve been without hot water for a week, garage doors don’t work, elevator was down for almost 4 months causing the entire community to have to walk from one side of the building to the other or take several flight of stairs. People allow their dogs to pee in the hallways, stairs, and they do not pick up poop in the dog park. Mail does not always get delivered. Maintenance doesn’t always understand what your request are and they mark them completed before they are done I’m assuming tricking the system. Seems like more of a place that likes to fill apartments, but not retain its residents.

The rent is extremely high for the overall experience. The parking is terrible however Modera is a Nice place to stay. Close to stores and restaurants.

Great neighborhood and community. Beautiful pool and so very secure with all the modern amenities like being able to control your apartment from your phone! The complex is also right in the middle of every great restaurant and store in town. Plus, the pool area is amazing! Best complex in Houston.

I love this building. It always is pretty clean they periodically clean the garages from animal urine smell. That is one of my biggest icks with a property. Our building lost no power from the last two major storms which is amazing because many around us didn't have it. Maintenance is super quick and friendly. Coffee shop downstairs is an A1 experience and they have a great rewards program.

Elevator has been down for months and the stairwell reeks of pee. There have been bags of trash sitting in stairwell all day, even after this was brought to the attention of management.

Not enthusiastic about the changes or upkeep. Firstly they made residents use the credit they promoted to get us to renew. Secondly incorporated a towing service that tows current residents. Thirdly has marked most of the parking “Reserved” without notifying residents. Fourthly the upkeep is not priority for example no soap in pool restrooms, gym is usually out of disinfectant wipes & towels, pool’s filter is not changed enough, couch in pool area has green mold in the cushions and plants in the amenities are not well taken care of. Fifthly there is always an issue with elevators one of them has been broken for over 2 months making it an issue for residents to get in and out of the building. In addition the hallways AC is kept high making certain smells worse.

I’ve been at Modera Washington for about a month now. While my move-in process was not the smoothest, the staff at Modera did appropriately react to the deficiencies with correct measures. The day of my move-in, Cole (leasing agent) embodied empathy with a really terrible day. There was never a “we will deal with that tomorrow” or a “I can’t help with that” it was an instant “what can I do to make this day better for you.” That very sentence changed my entire perspective of my move-in day. The day after I met with the property manager, Miesha, who quickly addressed everything and offered a way to fix it. While things were not ideal, the entire staff aided in fixing things that were ultimately out of their control. I’m happy to be a resident at Modera!

I am currently a tenant here, and I can't express enough how frustrating and disappointing my experience has been, particularly with their package delivery service, Fetch. It's an ongoing nightmare that has persisted for months. The constant package mishaps and the unhelpful attitude of the staff have left me feeling incredibly dissatisfied. Fetch, the package delivery service you are forced by Modera to subscribe to, continues to be a constant source of frustration. It feels like a never-ending cycle of lost or delayed packages. Despite my hopes that the situation would improve over time, I've been consistently let down. Valuable items have gone missing, leaving me scrambling to track them down. Fetch's lack of accountability and disregard for their mistakes is truly disheartening. The delays have become a regular occurrence. It's beyond frustrating to wait for days, and sometimes even weeks, for packages to finally arrive. The lackadaisical approach taken by Fetch in delivering packages is unacceptable, causing unnecessary stress and inconvenience for tenants. It's hard to trust a service that consistently fails to fulfill its basic responsibility. Adding to the frustration, the staff has proven to be consistently unhelpful and rude. Whenever I've approached them with concerns about package delivery or sought assistance with other matters, their dismissive attitude only exacerbates the problem. It's disheartening to pay a significant amount of money to live here, only to encounter unprofessional and unresponsive staff members. I've been a tenant for several months now, and can honestly say my experience has been nothing short of a nightmare. The ongoing issues with Fetch's package delivery service and the unhelpful nature of the staff have made my living situation far from satisfactory. I strongly caution anyone considering this complex to think twice before becoming a tenant.
