Everything is good as a whole, but the gym is trash. It doesn’t supply what you need. What gym doesn’t have 10-25 pound dumbbells or plates for the rack
Less than one star. I could write a long review echoing everyone's issues but I will get a fake apology from the property manager, so I'll keep it short. Do NOT rent here. Management is either completely incompetent or just unwilling to help - unsure. Apartments are outdated and you can truly find something much better in the area for a better price (as I did). Again, DO NOT rent here.

Have enjoyed my time here. Staff is helpful. Neighbors are never loud. Dog enjoys our walks. Dog poop bags available. Location is perfect to go to any store with in 5 minutes.

Nice and affordable apartments, good amenities, good location. The only real negative thing might be that it’s a bit disjointed when on-boarding to the building — knowing codes to the pool, gym, garage, etc. has been a bit of a challenge but otherwise good building.

It's a relatively great place to live for an apartment complex. Quiet and peaceful most of the time. Maintenance and management are above average in my experience. I would recommend it to my friends/family.

Very nice complex, nice people in the office. My only wish was that there were more grounds staff to keep hallways clean, and sidewalks blown off. They do the best they can, but also residents could be better as well. But it is a safe area and near everything!!

Excellent so far.i wish there were elevators now that i moved in to the third floor it was a lot of work moving. Hopefully they can install elevators

Office and Maintenance staff is ok. Office isn’t very helpful, they tell you what you want hear but don’t do much about it. Maintence takes about 3 days to get around to your issues. That’s all I really can say.

They have really kept up with the gate. There is always security at night. Great area. They love to have little gatherings. They had a dj last month with free food which was really nice

Love the area and the front office. There is a lot of work to be done in the gym as it’s not fully functional and needs to have a lot to replaced. There is a safety concern as well as the security doesn’t do anything about the kids that use the gym at 5am in the morning and vaping in it.

Lived here since 2019 and don’t plan on moving anytime soon. Location is great and we love our townhome. Stephanie at the leasing office is such a ray of sunshine. Recommend living here.

I have stayed at the estates at memorial heights for the past 2 years. I have a good experience here, rent is good, and property management is helpful and responsive. Only downside is I live in the third floor and there are no elevators.

Overall I've had a wonderful experience. They struggle a bit with the packages, but you get that with any apartment complex where the package can be delivered to the locker, to the leasing office, to the mailbox, or randomly to your front door. Otherwise, for an apartment complex experience, it's pretty solid and I would recommend it to friends/family for sure.

Since moving in this March 2025......I have had overspray on my car from the painters in the complex that has to be removed in the shop, my bikes were stolen, and my car was sideswiped in the parking lot with no note left.......so in my case, I am feeling disappointed in my choice of complexes to move to.

Nice quiet neighborhood next to buffalo bayou. Great walkable area too with a lot of restaurants and grocery options nearby. Decent amenities and an app for gateways and doors to the neighborhood which is cool.

It’s a nice area. Could be better maintained. When I moved in, a number of things were broken which I got fixed. The sink was stained which was low priority for me at the time but now bugs me every time I’m in the bathroom. It’s embarrassing and hard to call people over.

Overall it is nice, the gym needs some work like having updated weights. There are no 20lb dumbells and only one 15. Needs updating all together

The complex is in close proximity to essentials like bus routes, Whole Foods, H-E-B, and Kroger, which adds to the convenience of daily living. While the amenities may not be considered high-end in every unit, the natural beauty surrounding the property and the way light pours in through the French doors create a tranquil, inviting atmosphere that’s hard to beat. Parking is ample and secure, with no issues of break-ins, and neighbors generally keep to themselves—making for a quiet, drama-free environment. There’s a well-equipped gym with plenty of space, though the pool is often out of service and the equipment section is small. I'd love to see more resident activities like dance or cooking classes, and maybe a return of our yoga instructor who brought such great energy to the community. Overall, it’s a lovely place to call home—especially if you value nature, privacy, and kind staff who make you feel seen. Please note, I was not paid for my opinion.

Great place but Gate by gym pool entrance is always locked. The fire pit only turns on if u hold a lighter to it. The hot tub doesn’t work nor is it clean.

My wife and I have lived at the Estates at Memorial Heights for the last 2 years and it has been nothing short of amazing! Stephanie and her team at the office are always professional and caring, and Stephanie goes out of her way to make residents feel at home. Herb, the maintenance manager, is superb and has gone out of his way multiple times to help us when our AC had problems in the middle of the night. The property is clean, safe, and well-maintained. The location next to Buffalo Bayou is unbeatable - it’s a 5 minute walk away. The property also backs up to a large, beautiful cemetery which contributes to the quiet nature. The complex also just received a power washing and painting face lift and looks very new and clean. We have loved living here and would live here again in a heartbeat!

Upkeep on the property is lacking. The gates are always broken. The clubhouse is outdated and maintenance requests take forever and are rarely done correctly. Staff is rude 70% of the time.

Super friendly staff; Stephanie has been great! Nice property, good amenities including gym and hot tub near shopping and restaurants. Reasonably sized units. Nice on property greenery from the trees. Reasonable lease rates.

The location is great, noise level is fine, neighbors are friendly. The unit is old, has old appliances, the carpet is cheap, the hallways are dirty, with broken or missing lighting. The 'dog park' is small, gross and not usable. A friend visiting one night called the complex "creepy." There have not been improvements that justify the increasing rent when renewing a lease here, that's the biggest issue. I feel I am paying more than what this is worth. Upgrades to the units would make a huge difference.

it's been a month a moved in and I don't still have hot water in the restroom. Between de 48 hs I moved in I gave the leasing office a document with all the things that needed to be fixed included the fact that I don't have hot water, which is for me the most important
