The location is prime. Apartment is spacious. Amenities are nice. Gym is good, though people misuse the Pelotons. The grills in the courtyard are great, but upstairs they're terrible. Lots of maintenance requests but they're usually fixed quickly and the maintenance team is great. Some neighbors aren't respectful of common areas. Foul smelling trash is left in the hallway or on the trash room floor instead of in the chute. Someone even dropped their dog waste right into the chute with no bag and it got stuck right at the top. Neighbors leave their balcony door open without securing it, so the door slams into the balcony railing reverberating through the entire floor. Water pressure in the showers is terrible and takes forever to get hot. Washing machine smells perpetually like mildew, despite multiple cleaning attempts. The amount of storage space is unbeatable and I love the gas stove, but the fire alarms are sensitive. Hopeful for the upcoming improvements to the property.

So far no major complaints, I like my apartment and i like the community as well. I'm sad that Layla is leaving because she is the only reason I moved in because I didn't have the greatest tour

Eighteen25 is by far the best place I’ve lived in Houston, and I’ve lived a lot of places. Mainly what has kept me here for going on 3 years now is the leasing staff. Sharifa and Karl demonstrate daily that they really care about the resident experience and have always been incredibly helpful, even with the little things like locating a package! Also, the maintenance team quickly responds to requests I’ve made and are very knowledgeable and professional. The cleanliness of the building is something I’ve never seen and the spacious units are very nice and do not seem lived in. On top of that, I don’t know what kind of insulation they used but I cannot hear my neighbors ever! Major plus. One more thing I’ll add is that I appreciate the resident events they have almost every month - it’s incredibly thoughtful and a fun way to meet your neighbors. I could go on and on…Hands down, best place I’ve lived. If you’re on the fence, just MOVE HERE!

The apartment complex is great for the most part - I really only have two complaints. The freight elevator got trashed pretty quickly after being re-done last year, as a majority of the flooring in there is already coming up, and the rooftop pool is not tended to. It can look relatively dirty at times, and there is not even a net out there for us to use to clean the floating debris out of the pool if we wanted to. These are simple issues, but for what I pay to live in the building I would prefer that they be addressed. Aside from those two concerns, I do enjoy living here at Eighteen25 and I think it is a great place to live in downtown Houston!

The staff is nice, and overall, the unit is nice. I wish I had a heads-up about the church bells. I also wish EV users had a chat forum to communicate with each other.

They have great amenities and I can’t wait for the summer on the Roof Top Pool with the best view of Houston’s Skyline. Beautiful property, the pool is amazing on the rooftop and has an awesome view! Staff is super friendly and maintenance is top tier! Some of the residents don’t respect the property as they should, so that is a downside. But I believe that can happen anywhere you live. But I’ve enjoyed my time here and I love my apartment! The concrete floors are perfect for my dogs and also helps minimize sound from neighbors.

Staff is great. Cleanliness of carpets in hallways could be better as well as cleanliness of pools during the summer days. Noise can be a bit much with the neighbors at times but that could be an issue at any apartment.

Love the staff and interior of apt but floors in hallway elevators and parking garage just aren’t as clean as they need to be and should be. Carpet in hallways need to be taken up and threw away, residents sit trash out there and all the traffic from coming indoors, not to mention has seen dog poop in hallway which after being removed carpet WAS NOT CLEANED ! Hope carpet being removed is something highly considered for future upgrades. Also the cleanliness of hallways elevators and parking areas need to be addressed. Cleaning lady never cleans elevator buttons or floor of freight elevator and I frequently see the individual on the phone by her cart and elevator and the hallways are nasty along with the buttons you have to press to get on elevator. Carpet never has been cleaned and should at the least be vacuumed daily. Nice complex staff and interior of apts are nice inside. These are issues that need to be addressed and would only make it better.

I have loved living at eighteen twenty five downtown. The studio is super safe and roomy. Anytime there is a service request they are quick to answer and respond in 24 hours

A few days after move in: I’m definitely looking forward to enjoying the amenities and resident events here. My only critique is that my entire unit had a strong odor upon move in. This is something I brought up while touring the unit, in hopes that it would be resolved in the weeks before move in. It is apparent that previous tenants smoked in this unit and all it would have taken was a little extra attention to clear that smell out. A deodorizer, leaving doors windows open for a few days, vinegar spritz, repainting, cleaning walls and ceiling, replacement and cleaning of ventilation. I would’ve even appreciated a starter kit of odor eliminators, at the least. As a “luxury apartment” this is pretty annoying, not to mention a health hazard. With that said, I don’t want this to define my experience here. Maintenance is responsive and came to assist in resolving this. Hope this becomes a 5 star through my lease term.

My experience has been great so far! The staff is friendly and available to answer questions. The cleaning staff is amazing! And the amenities are so relaxing and convenient. The views from the pool are wonderful and the apartments are very spacious. It is easy to receive deliveries as well and the work from home sky deck is very convenient.

Great place to live staff is friendly, great location and amenities and also very safe. 10/10 The only con is the rent price it is very expensive, other than no complaints. I've been here for 18 months my lease is up in 5 months I might consider renewing.

I love living here, I’ve been here for 10 months and intend on renewing my lease. Some of the pros are the gym, location, the high ceilings, the pool and view from the pool are very nice. Some areas of improvement are the dog park, and the pool and gym could use some minor improvements but overall I love living here and would highly recommend.

So far this place is amazing. The amenities are so nice and the staff is super friendly. Everything was very clean when I moved in. The views of downtown are spectacular (especially from the pool) and the location is ideal. I can walk to the House of Blues and Toyota center within 10 minutes. There are also several good restaurants within walking distance.

It's pretty mediocre. I love the management and the people I've met at 1825 are very nice and friendly. However, with that being said, there's a constant weed smell in the halls. The residents can night can be very loud when walking through the halls. Residents facing the outside street constantly hear traffic noises, homeless people screaming, and the cars racing in downtown. I guess that's the downtown experience but I won't recommend anyone live in downtown unless they want the downtown experience.

Over the course of my lease: Car broken into Catalytic converter stolen Items stolen from room after "inspections" Then to top it off they sent my final bill of less than $100 to collections without even an attempt to send it to either my forwarding address or even email The place is dangerous, dirty, typically smells awful, and absurdly expensive.

I love living downtown! The staff at Eighteen 25DOwntown is stellar. From the time you walk in the door or leave out the door, you are always greeted with a warm smile and professionalism. Every interaction with the manager, leasing consultants, custodial staff, security, or residents is positive. The apartment complex is close to all major freeways, restaurants, and stores. Its a gem!

Fire alarms go off constantly and randomly at all times of the day and night. I signed a 15 month lease, but have spent a total of 5 months in the apartment over the year and have still heard the alarm go off 5 times. Next, security is nonexistent. It’s always somebody new. When I first moved in, I needed to get my gas turned on so my stove and dryer would work. The technician had an all day window. I waited all day and they ended up canceling my appointment because nobody opened the lobby doors. The doors are always locked but nobody is at the front desk because they’re all busy talking together in the office. They put on dresses and take Instagram photos, but have absolutely no actual knowledge in running a building. I wasn’t able to use my apartment for like a week because there was a gas leak. Centerpoint identified holes in the pipes behind the stove and the dryer. I had only been living there maybe a month and hadn’t even used the stove yet. Sadly, all of that is minimal compared to the fact that my apartment flooded. It was trivialized to me so I didn’t even think I needed to leave work. Turns out, it was a huge flooding that left all of my belongings ruined. Maintenance threw my clothing, documents and photos into the bathtub. I was told the apartment was fine to stay in, but I got home and that was clearly not the case. To make matters worse, I contact the office and the manager, Shelly, tells me that they pulled my water usage and that the toilet was running for 3 weeks and had I contacted them sooner, the apartment probably wouldn’t have flooded. I’m not a plumber. I had no idea it was having any issues! Second, my neighbor on another floor had the SAME exact issue, except instead of her apartment flooding, she was stuck with a $300 water bill. She was traveling and not even home! To top it off, the flood was 2 days ago. I come home this evening and the toilet is still running! I’m sure it’ll flood for the next tenant and they’ll blame them too. I saw reviews when I first moved in about the sprinklers going off and units flooding. The reviews warned against the terrible management of the situation and how the staff lacked empathy. I ignored it thinking that a sprinkler flooding units is so rare. But now I wish I would’ve paid more attention. MOVE IN AT YOUR OWN RISK. You have seriously been warned. What you choose to do or not do with this information is up to you, but I promise you will regret signing a lease here. I certainly do.

Autumn, we apologize that you are unhappy with your living environment. To answer your concerns and to inform potential residents that are reading these reviews, we want to clear up some items mentioned. We understand that in the past the fire alarms have gone off from time to time. This was due to smoke alarms in the hallway being activated by individuals smoking in a non-smoking building. Since then, those residents are gone and new signage has been placed throughout the building to help prevent this from happening again. So far, that has been successful. As for security, our guards are on duty 7 days a week from 6pm to 6am. They are required to make their rounds every hour, perhaps you have just missed them each time you go through the lobby? The doors are all locked for security and can be unlocked remotely from any office. We understand that our daily team huddles and team meeting may make it seem that we are all in one room, but we assure you, it is all work related. Our social media posts our business related and help provide our potential residents and current residents with a familiar face to look for upon coming home. We apologize if you feel those are unnecessary. Gas leaks can occur without notice and we are glad to hear that CenterPoint was able to fix the issue for you. There are no underlying issues with the plumbing inside your home or any home in the building. If left unreported, bubbling toilets, running toilets or clogged toilets can result in an overflow. It is imperative that residents report this to the office ASAP. With regard to your situation, there are two sides to every story, but we can confirm that we acted efficiently to the water on your floor and prevented it from entering your neighbors apartment and damaging the building. Had items not been laying all over the apartment, on the floor, then we would not have touched your belongings as an attempt to save them. Anything drenched in water had to be placed in the bathtub so that the water could drain and not cause sitting water. Most items were inside cardboard boxes laying about the apartment and when attempting to put them in a dry area, the bottoms gave out. Water bills are based on the usage of your specific apartment. Residents are responsible for paying for their usage, no matter if it is a running toilet or leaking faucet. That is why it is important to report any plumbing issues immediately.
