The building is very nice, the common areas have recently been renovated, and it is incredibly convenient. The area is noisy, but they have good insulation. Good experience with management and building services. Management made it easy for me to move in and went out of their way to make me feel welcome.

The overall experience is amazing. Friendly great neighborhood really safe and good area. The team are nice and friendly The amenities are what we are looking for everything. Value for money ehhh it is a bit on the higher side but you get what you pay for so we are OK with that for now. Overall a solid 8.5 out of 10
I love living at Cortland. The units and building, despite being relatively new, have recently undergone renovations, and the improvements have made a noticeable difference. The location, just on the outskirts of Midtown Miami, is ideal. It provides easy access to the area without being right in the middle of Midtown’s busyness, making coming and going much more convenient. The new management team is also very attentive and genuinely cares about the well-being of its residents.

I absolutely love living at Cortland Midtown Miami! I just moved here 3 months ago, and I already plan on renewing my lease for the next 2 years that I'll be living here! The location is amazing in the heart of Midtown being able to walk to all the stores and restaurants! The rooftop pool and gym are top-notch amenities. I toured 7 different apartments, but knew instantly after looking at Cortland this felt like home! Leila my leasing agent, absolutely amazing throughout the whole entire leasing process! She was so friendly and welcoming on my tour, and I knew I had to live here! She was incredibly helpful and made the entire process smooth and stress-free. She answered all my questions and made sure I felt comfortable in my new home when I moved in! She went above and beyond in all aspects and even stayed extra time after the office was closed to make sure I could apply for the exact apartment I wanted. All the Cortland Midtown staff, Zack, Maria and Dzastina are all super friendly, welcoming and helpful every time you go into the office! It's so important to have leasing staff you can trust with anything you need. They realize the importance of community and host social gatherings once a month for everyone to meet their other neighbors. They have hosted two pool parties since I've been here, with a DJ, drinks and food! Midtown Miami is super clean and I feel so safe living here, with front-desk security around the clock. I highly recommend living here, it truly is the best place to live in Miami!!

Amazing place to live! If you are looking for a place to live in Miami, definitely consider Cortland. The service is great and the community is lively. The location is superb with everything you need with a maximum walking distance of 10 minutes. Pet friendly is a plus. Highly recommend this place!

Cortland Midtown Miami is a great place to live; Midtown is a very walkable area, so when you live here you can walk to everything you’d need (grocery store, restaurants, art, shopping). The building is managed very well and staff are attentive to residents’ concerns. The outdoor spaces (pool area) and gym and very nice to have. The apartments themselves are bright and very pleasant with good layouts. I would highly recommend this building.

Everyone in the office has been great since day one. Joanna went above and beyond before I moved in and through the move in process. Mauricio has made sure that a few things in my unit were taken care of very timely. The maintenance staff was fantastic, especially in coming at 9pm on a sunday night to replace my fridge that was broken and leaking. The concierge staff is always friendly and pleasant. One thing is the security at night is not very visible.

Cortland Midtown Miami is a pleasant and safe place to live. The location is most ideal as you are within walking distance to stores and great restaurants. The management is excellent and professional, as they are always more than willing to be available to attend to residents needs. Also the apartments are modern, spacious and the amenities are great!

I’ve been living here for some time now. Absolutely amazing experience. I’ve lived in many properties and this is by far my favorite. Amazing customer service. They keep the building very clean and over all a great atmosphere. The agents are very helpful. One thing I love is all the fun activities they do for their residents! Just a great place overall

The entire staff have gone out of their way to make me feel welcome. My maintenance issues have been resolved during the first 24 hours. Midtown Miami is the perfect central location close to everything. It has a 24 hr gym, awesome pool and cabanas, Lavazza coffee in the main lobby and business conference rooms.

Corland midtown Miami has great staff and a welcoming environment. Joanna and Mauricio are extremely helpful. Any and all questions I had was always answered kindly and promptly. The whole space is very clean. I love the office space in the lobby. It’s very convenient to do work at home outside my home. The location here is perfect. Trader Joe’s is down the road, there are dog parks and a shopping center a few blocks away.

Cortland Midtown Miami is an a luxury high rise that i toured out of 7 properties . The Management team,maintenance and concierge team are truly warm and inviting and answered all of my concerns. I absolutely love the amenities .
I Have been living in the building for 6+ months and have nothing but great things to say! The leasing office but especially Elisa have been amazing. Brian and the front desk are so friendly and I feel really safe in the building. They cleaning crew does a great job to make sure the building upkeep is taken care of. What I like most about the building is it’s one of the smaller ones in the area which makes living here that much calmer. love Yard 8!
First apartment ive ever moved into. Elisa the Leasing agent at Yard 8 is the most caring! she is always there if i need someone to just talk to or any needs for my apartment. Love this building so much they have made me feel like im home with a family! BEST APARTMENT COMPLEX IN MIDTOWN!

DO NOT LIVE HERE, if you want any semblance of peace. First off, all of the negative reviews listed are accurate. The partying, noise, weed smoking, etc. I live with a constant pounding bass music in my bedroom wall. The neighbor has a massive sound system on all day - there is never-ending pounding on the wall. I wish I could explain in words how unnerving it is. My home is now hell. I've been raising this with management since October. I was told that there is nothing I can do. That sort of bass music 24/7 is totally in compliance with building policy. This is nothing more than part of "apartment living." (I've lived in five different apartment buildings in Miami in the last seven years...never have I have never encountered such thing.) Their suggestion was to simply not use my bedroom (yes, that's true). I sleep on an air mattress in my living room. Let me stress this point, it isn't just a Saturday night party - it continues 24 hours a day and night, every day. Note: I do NOT blame my neighbor. It is the responsibility of building management to handle these situations. BE AWARE the risks of living here. If you would be uncomfortable in a similar situation, I highly suggest staying far away. With that being said, if you are a major party goer and do not have a normal day job, this will probably be a good building for you. The rents are affordable. If you are not, if you are a working professional or have a family, I strongly recommend a different living arrangement. There are tons of other options in Midtown that have way more professional building management.
This is the worst place I have lived! Let's starts with the Pros -Nice apartment and great views. -Clean Cons -Front office is terrible. -Getting amazon packages is a mess. Get a freaking Luxor like all the other buildings! It's a hot mess. - They rent Airbnb apartments and the lobby is often filled with tourists from ocean drive. - There's always a marajuana smell in either the elevator or lobby. - guests often sneak into the parking garage and I've seen a few vandilized cars. They follow you in ftom behind when you come home. All they need to do is add is resident stickers! Stay away from this building. People are not happy here.
