The rental unit has its own private and separate entrance, front porch and back deck space. The large, beautifully-landscaped backyard and garden are shared with our family. Columbia City is a great neighborhood with lots of shops, restaurants, bars and entertainment. Hillman City is also right around the corner from us with breweries and coffee shops. The house is 1 mile from Lake Washington and a quick walk or jog to Seward and Genesee Parks. A quick walk to public transit. - Monthly Rent: $2500 (Year Lease) - Utilities: Water/Sewer/Garbage included in rent for primary tenant (electric is paid separately by the tenant), $85 monthly charge for each additional resident for W/S/G - Security Deposit: $1800 (Paid up front or in 6 monthly installments) -Last month’s rent: $2500 (Paid up front or in 6 monthly installments) - No smoking on property - Unfortunately we don’t allow pets. - Application and fee through 3rd party renter screening. We consider these aspects of the application: —Good credit score —Income-to-rent ratio: Rent shouldn't exceed more than 33% of your gross income —No prior evictions —Reference from previous housing provider —Must tour rental to apply -If your application is approved and you decide to move into the unit, a holding deposit of 25% of the monthly rent rate is required before signing the lease. This amount will be put towards your first month’s rent once the lease is signed. (The remainder of your first month’s rent is due upon signing the lease. If you withdraw your application after a holding deposit is provided, this amount is not refundable. RCW 59.18.253)
