This is a great complex to live in! Maintenance is quick and efficient staff is friendly clean even though they allow pets the owners respect the rules and the spaces not to mention the events that they throw for residents
My experience at the watermark has been wonderful. The view from my apartment is incredible, and the amenities inside the building make it super convenient for me to study and relax outside of home without having to leave home!

The location is fantastic and the amenities are top notch. My main negative is that I signed my lease with certain amenities in mind like year round pool and 24 hour concierge and those things are not true anymore and that is dissapointing but not a deal breaker.

I've lived in several Navy Yard / Buzzard Point apartment buildings and Watermark has been my favorite. The maintenance team is very responsive and helpful. They do a good job keeping the community clean and in good working order. The management team was strong a couple years ago when I first moved in, but has gotten more and more unresponsive as time has passed. They are generally helpful, but it usually takes 3-4 tries until someone responds.

I’ve truly loved being part of the Watermark community since it first opened! The apartment layouts are well-designed and comfortable, and the team working here deserves a huge shout-out — especially the fantastic concierge, security, and maintenance staff who keep everything running smoothly. The neighborhood itself is lively and sports-oriented, with plenty of events and activities nearby. But my favorite part is the peacefulness: looking out over the water and watching the sun reflect as crew teams, sailboats, kayaks, and birds pass by. It’s been such a special place to call home.

I've had a terrible time getting to the building to park, not just due to soccer game traffic, but because there is an awful lack of communication between enforcement and Watermark, despite paying so much!

We are thoroughly enjoying our time at Watermark. Regi has been amazing and very helpful in our transition to DC. He and the rest of the staff are so friendly and keep the property in great shape. The amenities are a huge plus, with a gorgeous rooftop pool, gym, workspaces, dog washing stations, bike storage and I LOVE the Amazon lockers and easy package retrieval from the front desk. The location is perfect with views of the river and close to plenty of restaurants and activities. Just far enough away from all the noise from the sporting and entertainment areas. We love it here!

Disappointed with the communication from management during my time here. It’s always been reactive rather than proactive. From failing to notify residents when window washers will be present, to disingenuous and untimely communications about neighborhood security issues, communication from management has been unreliable. This has led to unnecessary stress and a hectic living environment.

The closest to the water !!! People come to take pictures at our building from miles away. The views we have are magnificent at night. Affordable, dog friendly as well as three walkable grocery stores within minutes !!! Wanna exercise, take a 15 minute walk to the wharf and visit the memorials in the historic city of District of Columbia!

It’s been great so far! The complex has great amenities and the tenants and staff are very welcoming and nice! The area is pretty close to most restaurants and popular area. Great for going on a run and enjoying a nice walk.

It’s been a good stay so far I am a little disappointed with the change in concierge service. And hopefully the pool have more structure this pool year.
Very nice place to live. The building is kept clean and people are friendly. The staff does a great job in tackling issues. I think it's a great location by the stadium and near by metro stations.

Watermark is a great place to live. Nice community and clean facilities. Within walking distance to the Wharf, Nationals Stadium, and metro stations. Traffic on game days can be a pain so you have to keep an eye on the schedules and adjust your travel accordingly. Long term parking on site is expensive too so definitely consider your parking situation.
