Watermark at Buzzard Point

We are thoroughly enjoying our time at Watermark. Regi has been amazing and very helpful in our transition to DC. He and the rest of the staff are so friendly and keep the property in great shape. The amenities are a huge plus, with a gorgeous rooftop pool, gym, workspaces, dog washing stations, bike storage and I LOVE the Amazon lockers and easy package retrieval from the front desk. The location is perfect with views of the river and close to plenty of restaurants and activities. Just far enough away from all the noise from the sporting and entertainment areas. We love it here!

Disappointed with the communication from management during my time here. It’s always been reactive rather than proactive. From failing to notify residents when window washers will be present, to disingenuous and untimely communications about neighborhood security issues, communication from management has been unreliable. This has led to unnecessary stress and a hectic living environment.

The closest to the water !!! People come to take pictures at our building from miles away. The views we have are magnificent at night. Affordable, dog friendly as well as three walkable grocery stores within minutes !!! Wanna exercise, take a 15 minute walk to the wharf and visit the memorials in the historic city of District of Columbia!

This is a great place to live. The resident managers are wonderful, and the front desk folks are engaging. The social activities are enjoyable too.

The building is wonderful, always clean and has everything. All the employees are so helpful. It’s the best in D.C. There are a lot of event and this is perfect to create a great community. I feel always in vacation…or better!!

Great apartment, enjoy the facilities and amenities. The gym is my favorite amenity and am able to use it. Only wish that the pool was not only 3.5 ft deep

It’s been great so far! The complex has great amenities and the tenants and staff are very welcoming and nice! The area is pretty close to most restaurants and popular area. Great for going on a run and enjoying a nice walk.

Quiet just wish there was longer time able to be in the lobby area with our being told u have to leave especially if you or ur company isn't being loud

i enjoy living at the watermark, everyone i’ve met is so nice and welcoming. the events that they hold in the corridor has made it easy for me to meet my neighbors and get acclimated.

I’ve been here for going on 4 years lol. So far so good… I guess that means I’m comfortable, content, and loving it still to be here so long. The new staff has also been super attentive, responsive, and helpful.

It’s so nice im glad i moved here the environment is nice and i love how everything is so clean the residents are friendly and the view is beautiful

I love Watermark! I enjoy the neighborhood and our rooftop view. Being near all of the sports action is an awesome perk too. Everyone is so nice and kind in our community!

I'm looking for to move it in to one of the best apartments I've seen in a long time I would enjoy living there I'm just waiting for the approval

Appointment on time. And the community smells very fresh no matter where you went on the property. The property is on the river and has a nice view of the river. The are nice walking trails to go on. And the most important thing I seen was the dog park area was very clean. Didn’t have any problems issues with the property airflow was good on every single floor swimming pool area was nice with a big screen tv

It’s been a good stay so far I am a little disappointed with the change in concierge service. And hopefully the pool have more structure this pool year.

Very nice place to live. The building is kept clean and people are friendly. The staff does a great job in tackling issues. I think it's a great location by the stadium and near by metro stations.

The turnover rate of the front desk staff is alarming. The rooftop has seen a decline in available amenities. The gym seems to be losing more and more equipment each year

Kaden has been awesome and incredibly responsive. The front office could be better at responding to calls and being informed. I’m excited to live at watermark!

I've been a resident at Watermark for 3 years. I've watched staff members come and go but one thing that hasn't changed is the professionalism of the leasing office! Thank you all for working with me during my cancer & depression battle, your kindness is appreciated! I'm happy to announce for the 6th month straight the PET scan results are stable (cancer is under control & hasn't spreaded)!! Praises to the Most High!!!!!

I've been enjoying living here and in this community, the neighbors are pleasant and the management are pleasant as well. The maintenance team responds in a timely manner. The exterior is clean and well kept up.

I just changed units because I love this complex. I love my new unit and the amenities but most of all, the community. The little extras like live entertainment and painting classes are awesome!

The leasing staff are amazing… Very informative and knowledgeable. Also I was very impressed with my tour experience and I immediately wanted to start on my application in which I did and now I am waiting for my move in date. Ahhh, I just love the views and coziness when I arrived at Watermark. Thank you everyone!

I love living here. The metro comes outside the door or I can walk to the metro in 7 minutes. Dog friendly environment appeals to me ! Games and events hosted by the staff is amazing and inviting.

Everyone is super helpful and kind! I've lived here for over a year and am so happy I stayed. The location is amazing, and the pool is perfect for relaxing. It's a great community with friendly neighbors, and the amenities make it feel like home. The staff is always attentive, and any issues get resolved quickly.

I enjoyed the experience of the Watermark. It gives modern with a hint of history. The overlook of the water view is truly amazing!!! What a beautiful sight to see. The windows and style of the units are really striking.

Watermark is a great place to live. Nice community and clean facilities. Within walking distance to the Wharf, Nationals Stadium, and metro stations. Traffic on game days can be a pain so you have to keep an eye on the schedules and adjust your travel accordingly. Long term parking on site is expensive too so definitely consider your parking situation.

I've had a mixed experience at this apartment community. The location is convenient, and the amenities are well-maintained. However, there was a discrepancy in the rent amount compared to what was initially listed, and it wasn’t clearly explained at the time of signing. Communication with management could be more transparent, but overall, the property is clean and safe.

As a resident at WaterMark it is truly a pleasure and an exciting place to live. There is always something to do here and a lot of interesting things that they have as far as family night, Fun movie night, and also on the roof top in the summer they have food and music where you can dance and have fun and forget about your worries. Last but not least we are Respectful and courteous to each other.

Watermark is the best complex ever! I’ve been here for almost 4 years, have lived in 2 apartments, and just signed a lease for 2 more years! I? would recommend this complex to anyone. The leasing office cares about its people, and the people here are great!

Great location for Nationals games and soccer games. A little bit of a walk to restaurants. Safe garage. Great gym. Modern appliances & floor to ceiling windows

Residents are generally friendly. There are a lot of dog lovers in the community which is a plus for me. I appreciate the diversity and mix of the community.

I love this building! Such friendly and helpful staff and kind neighbors. Easy to move in and out and dispose of boxes. I’ve been grateful for the amenities like hand trucks to make my move easier. Thank you!

Hidden Gem building with expansive river views. Quiet, respectful neighbors. Amenities are beautiful and well maintained. Staff is available and friendly.

Very attentive staff with the tour and application process. The walk through of the apartment was good even when the apartment that was requested was not yet ready to view I was taken to a similar one that was vacant to see if I liked it.

Caydince was great and very responsive! The concierge desk is very helpful and friendly they coordinated with Cort furniture to get my furniture before I arrived.

So far my experience has been nothing short of amazing. Me and my family are settling in very well, and are eager to explore our new space. The ceiling to floor windows are to die for, and the view of the bridge and the river at night is breathtaking. I can’t wait to see what the spring and summer will hold in our beautiful new home.

My residencey has been a great experience and I look forward to the next year. Duoing the summer the pool can be a little more controlled but other than that! No complaints.

My experience with other residents is fine some of the residents are nice and kind and don’t mind having a little conversation especially a few residents I’ve met in the gaming area.

My favorite place I’ve ever lived! The management team is absolutely incredible—they’re always professional, friendly, and willing to go above and beyond to make sure residents are happy. Maintenance is equally amazing; they respond to requests quickly and efficiently, ensuring everything is fixed without delay. One of the highlights of living here is the sense of community fostered through frequent and well-organized events. These gatherings provide a wonderful opportunity to meet neighbors and build connections. The atmosphere here is welcoming, supportive, and truly feels like home.

Watermark is a beautiful building with great amenities and a nice community. I have appreciated the engagement that the new management has brought.

Overall great apartment and I've enjoyed living here the last two years. My biggest "complaint" is simply how far the complex is to basically anything (metro, grocery, restaurants, etc.)

Apartment looks amazing with great view and very safe with great amenities. I love the way that pool is on rooftop and it is open all year round. Gym is fantastic could of been open for 24 hour since i work early to late nights.
