The location is fantastic and the amenities are top notch. My main negative is that I signed my lease with certain amenities in mind like year round pool and 24 hour concierge and those things are not true anymore and that is dissapointing but not a deal breaker.

I've lived in several Navy Yard / Buzzard Point apartment buildings and Watermark has been my favorite. The maintenance team is very responsive and helpful. They do a good job keeping the community clean and in good working order. The management team was strong a couple years ago when I first moved in, but has gotten more and more unresponsive as time has passed. They are generally helpful, but it usually takes 3-4 tries until someone responds.

I’ve truly loved being part of the Watermark community since it first opened! The apartment layouts are well-designed and comfortable, and the team working here deserves a huge shout-out — especially the fantastic concierge, security, and maintenance staff who keep everything running smoothly. The neighborhood itself is lively and sports-oriented, with plenty of events and activities nearby. But my favorite part is the peacefulness: looking out over the water and watching the sun reflect as crew teams, sailboats, kayaks, and birds pass by. It’s been such a special place to call home.

I've had a terrible time getting to the building to park, not just due to soccer game traffic, but because there is an awful lack of communication between enforcement and Watermark, despite paying so much!

Great amenities and apartment finishes. Nice staff and good views. Little bit of a walk from restaurants and stores, but always lots of scooters and bikes around and the bus comes often.

We are thoroughly enjoying our time at Watermark. Regi has been amazing and very helpful in our transition to DC. He and the rest of the staff are so friendly and keep the property in great shape. The amenities are a huge plus, with a gorgeous rooftop pool, gym, workspaces, dog washing stations, bike storage and I LOVE the Amazon lockers and easy package retrieval from the front desk. The location is perfect with views of the river and close to plenty of restaurants and activities. Just far enough away from all the noise from the sporting and entertainment areas. We love it here!

Disappointed with the communication from management during my time here. It’s always been reactive rather than proactive. From failing to notify residents when window washers will be present, to disingenuous and untimely communications about neighborhood security issues, communication from management has been unreliable. This has led to unnecessary stress and a hectic living environment.

The closest to the water !!! People come to take pictures at our building from miles away. The views we have are magnificent at night. Affordable, dog friendly as well as three walkable grocery stores within minutes !!! Wanna exercise, take a 15 minute walk to the wharf and visit the memorials in the historic city of District of Columbia!

The building is wonderful, always clean and has everything. All the employees are so helpful. It’s the best in D.C. There are a lot of event and this is perfect to create a great community. I feel always in vacation…or better!!

Great apartment, enjoy the facilities and amenities. The gym is my favorite amenity and am able to use it. Only wish that the pool was not only 3.5 ft deep

It’s been great so far! The complex has great amenities and the tenants and staff are very welcoming and nice! The area is pretty close to most restaurants and popular area. Great for going on a run and enjoying a nice walk.

Appointment on time. And the community smells very fresh no matter where you went on the property. The property is on the river and has a nice view of the river. The are nice walking trails to go on. And the most important thing I seen was the dog park area was very clean. Didn’t have any problems issues with the property airflow was good on every single floor swimming pool area was nice with a big screen tv

It’s been a good stay so far I am a little disappointed with the change in concierge service. And hopefully the pool have more structure this pool year.
Very nice place to live. The building is kept clean and people are friendly. The staff does a great job in tackling issues. I think it's a great location by the stadium and near by metro stations.

I've been a resident at Watermark for 3 years. I've watched staff members come and go but one thing that hasn't changed is the professionalism of the leasing office! Thank you all for working with me during my cancer & depression battle, your kindness is appreciated! I'm happy to announce for the 6th month straight the PET scan results are stable (cancer is under control & hasn't spreaded)!! Praises to the Most High!!!!!

I've been enjoying living here and in this community, the neighbors are pleasant and the management are pleasant as well. The maintenance team responds in a timely manner. The exterior is clean and well kept up.
I just changed units because I love this complex. I love my new unit and the amenities but most of all, the community. The little extras like live entertainment and painting classes are awesome!

I love living here. The metro comes outside the door or I can walk to the metro in 7 minutes. Dog friendly environment appeals to me ! Games and events hosted by the staff is amazing and inviting.

Everyone is super helpful and kind! I've lived here for over a year and am so happy I stayed. The location is amazing, and the pool is perfect for relaxing. It's a great community with friendly neighbors, and the amenities make it feel like home. The staff is always attentive, and any issues get resolved quickly.

Watermark is a great place to live. Nice community and clean facilities. Within walking distance to the Wharf, Nationals Stadium, and metro stations. Traffic on game days can be a pain so you have to keep an eye on the schedules and adjust your travel accordingly. Long term parking on site is expensive too so definitely consider your parking situation.

I've had a mixed experience at this apartment community. The location is convenient, and the amenities are well-maintained. However, there was a discrepancy in the rent amount compared to what was initially listed, and it wasn’t clearly explained at the time of signing. Communication with management could be more transparent, but overall, the property is clean and safe.

As a resident at WaterMark it is truly a pleasure and an exciting place to live. There is always something to do here and a lot of interesting things that they have as far as family night, Fun movie night, and also on the roof top in the summer they have food and music where you can dance and have fun and forget about your worries.
