Property Ratings at Village at West University
Decent place to live, especially for the price. Maintenance is only ok, but I've rarely needed it. I feel pretty safe on the property, as there is a security guard some nights. The one big problem is that for the couple of security incidents I know of (tires stolen off someone's car, etc.) communication from management has been hit or miss--sometimes they notify us, sometimes they don't.

I was very happy to reside at the Village at West University. The complex has a privileged location and the amenities offered are convenient. Most importantly, the unit I lived in was excellent: modern with good insulation and reliable appliances. Every time I had to put in a maintenance request, it was immediately taken care of. The staff was always amicable, polite, and very helpful.

I overall like the community and the neighborhood. Maintenance could be a little better. Also, dog cleanup should be enforced. There is some noise if you live close to the parking garage.

It's a good community and the layout of the apartments and the complex is excellent. However, the management does not respond to situations that make apartments essentially uninhabitable. Management has been extremely poorly organized, poorly staffed, and poorly responsive. Most are not aware of major issues impacting the complex. Two buildings had units that were stripped of exterior walls and insulation for upwards of three months following a hurricane. If there's a major problem, the complex will take months to report back and rectify the issue. If you're alright with taking a gamble on your living conditions, then this is the apartment for you.

I have been living in the Village at West University for almost two years. The location is great: we are close to Rice campus, supermarket, downtown, medical center, etc. The neighborhood is small and quiet. The rent is the best offer that I have seen in the West University Place.

You don't want to hear about my residence experience . The front office provides confusing directions. They don't follow up and seem to regard any requests as an inconvenience. There's a constant change in the office personnel, which is used as an excuse for saying "didn't know about that. " Since the last storm I've co mplained about the broken mesh screens and was told it would be taken care of. Months later nothing has been done. I keep complaining about not being able to use the link to the new portal. The assistant manager tells me not to worry about. The office assistant gives me different advice.

Just rented here. The application and leasing process is all done online which is very useful for someone abroad such as myself. Not having a US credit score was not an issue which is always helpful.

Very nice comunity! Very calm and quiet considering that we are by the Southest Freeway. The maintenance team attend your calls in the same day. Emily is super good in answering your questions and helping you to solve any issues or providing clarification about things. Also, having so may options for restaurants and supermarkets around us are a plus. I have lived here for one year with the previous administration, went to another great comunity, them came back. I guess this says a lot!

Management has been tough to deal with parking issues and moving units last minute and not having proper communication. Location and pricing is hard to beat though.

After my move-in, 15 days ago, my trash can hasn’t been supplied. I asked for that twice but the leasing office just doesn’t respond. My second inquiry was 3 days ago.

Very understanding and home feel to the apartment complex, constant construction to make building better. one negative is that the ground around the buildings Flood a lot and are extremely muddy.

Mostly positive experience! Everyone is super kind! There has just been a lot of construction and the rent feels a little high for apartments that are not updated. Love the floor plan and square footage. Not really too many amenities even though the monthly amenity fee is pretty high.

There are a lot of structural issues around the property due to the fact that the property is older and has evidently not been properly maintained over the years. Chaotic now with a lot of demo and repair/construction going on.

This is the absolutely worst place I have lived in my entire life of 15-20 apartments. That's why I've warned future residents on other sites and be leaving for sure I have to suffer through the rest of the lease. So sad and so ridiculous that this is what this apt turned into. Complete lack of respect - and outright neglect. And no one cares in the management about violating a lease.

Village at West University has improved with the current leadership team. Christie and the office manager can be seen throughout the property. The leasing assistants are growing into better approaches to tenant concerns. They will grow into betterment!

Overall, other than the price hikes in rent every time, the complex is a really nice quaint place. The surrounding neighborhood is very nice and there are a good amount of good to eat restaurants nearby. Overall, pretty good experience for the past few years. Thank you :)

I have enjoyed living at The Village at West University. Great location with lots of restaurants nearby and within walking distance. Quiet complex, quick response from maintenance, gated community and i feel safe.

We went apartment shopping all day and thought we found the right location until we found Villages at West University. The staff was so welcoming and informative. The property manager and leasing agent were the reason we decided to move here. The location is central to everything and our balcony view is amazing!

Everything is great! The leasing office is awesome, the amenities are well maintained, and the general location is really convenient. That being said, it is a bit difficult to get timely maintenance done and there are issues with the parking garage (rusty stairs, parking blocks, etc.).

Maintenance orders get done quickly I love that when I put in an order they come either that same day or the next day. Maintenance is very nice

Since January we’ve been dealing with rain water entering our apartment any time it rains hard. But no solution has been found as of yet. Were completed dissatisfied and disappointed with how we’re being serviced. We’ve have put in over 10 service requests in-person and online but no solution has been put in place. While we love the space the customer service of GreyStar and Village at West Univ. is completely out of order and incompetent to fix our windows before hurricane season. We pay our rent on time and cause no problems but we strongly need to be compensated or receive some type of restitution to resolve all of the inconvenience we’ve faced since January 2024 - til now May 2024.

I have been living here for a long time, and some of the staff are very unfriendly and when I ask for service they are either very late or not at all and ignore my service request. I have recommended this apartment to many friends, but now I no longer recommend it.
