Located six miles north of Provo, Orem was once named one of the best places to raise a family, and the city slogan is "Family City USA." But Orem, with its fantastic location on Utah Lake and minutes away from mountain ski lodges, is ideal for everyone. If you are moving to an apartment in Orem, consider the Sunset Heights neighborhood -- home to Utah Valley University and bordering Utah Lake.
Many parks and recreational areas grace this neighborhood, including the Powell Slough Waterfowl Management Area, famous for its bird-watching opportunities. For golf, head a bit north to the 18-hole Links at Sleepy Ridge golf course in the shadow of the Wasatch Mountains. Satisfy your sweet tooth with confections from Kara Chocolates or the nearby Granny B's Cookies. Don't forget to attend the wonderful concerts, lectures, and dances at Utah Valley University’s famous Ragan Theater.

Property Ratings at University Gateway-Student Apartments
I was recently reminded of how unhappy me and my roommate's were with how we were treated here, and I wanted to leave the review that I forgot to in 2022-2023. these are the most important issues that we never had resolved. 1. Vents: we submitted a maintenance request for our vents to be cleaned and our filter to be replaced, the maintenance person who "replaced" our filter just turned the same filter around to make it look like it had been replaced, but it was the same filter with all of the dust now facing the INSIDE of the vents. The specific filter that we had in our vent was a ONE-WAY ONLY filter. When we told staff about what had happened, they "replaced" it again, this time with the wrong size and cut it to fit, and with a lower quality air filter. 2. Windows and Glass Door: Windows did not insulate the apartment properly, We put in requests to have it fixed, and instead, we got a piece of wood and a nail to "lock it", We were told that because we're on the top floor, our problem does not need to be fixed the way it should, and that was "good enough". 3. Dishwasher: There was rust throughout the entire dishwasher, the heating element of the dishwasher contains gas and heavy metals in order to function, if there is rust on a heating element of a dishwasher, that can cause the entire appliance to become toxic to have in the apartment, as this can cause it to release toxic gasses. we were told that because the dishwasher still "works" that they will refuse to replace it unless it's broken because of the company policy. 4. The water heater in our apartment did not last more than 20 minutes. It was installed in 2003, and is now a 20-year-old water heater. (as of 2022) The life expectancy of a water heater is 10 years. It was absurd to expect 4 people to share 1 water heater that does not last more than 20 minutes. which is below standards for how a properly functioning water heater should perform. 5. Stress Fractures to Walls and Ceilings: There were structural stress fractures that appeared throughout the apartment but are most apparent in the living room/kitchen. This crack looks to have been covered up multiple times to hide it. The crack was a big concern over the structural integrity of the entire building. 6. Unsafe Sidewalks and Paths on Property: All concrete for sidewalks were uneven, barely walkable, and had large cracks in them. Also, the dirt stairs held up by old wood beams behind the pool, are littered with large rocks and debris.
University Gateway. Make sure that you take a look at it in another avenue than just through UVU Housing; here, you see what people really think and how it's really portrayed, unlike the facade they portray there. Before I "go off," the reason I didn't leave is because it was close, conveniently so, to campus, and especially to the Keller Building, where I did most of my MBA work. It gets credit for its closeness to campus, but that's about it. Despite holding regular clean checks every [other] month or so, they allow for the general living conditions to degrade. Be prepared to submit SEVERAL work orders to get things fixed, and maybe SEVERAL MORE for the same issues. In my case, a water issue from the floor above us caused a hole to open up in the bathroom ceiling, and it took no less than FIVE work orders for the maintenance people to fix it properly. Did you assume this was student housing? Oh, no. No, the management at this place allows for older individuals and their own staff to stay on-site, which isn't a problem itself. No, the problem arises when the people above you (friends of the manager or maintenance) have like half a dozen kids who stomp around, cry, scream, or otherwise cause a ton of noise. "Quiet hours" are 10 PM - 7 AM, so as long as they're not making noise within those hours, management won't do jack to help address the problem. That's also to say nothing of the dog these people had locked in their home when they both worked, which would cry and whine all day long. This latter problem got worked out, but it took a while. Management is also generally apathetic. Yes, I'm aware that it's difficult to run an apartment complex and that the job comes with its fair share of issues, but if you look at the whole "manager vs. leader" concept, these people are unexceptional and do not care. They are bosses, not leaders. New management, even a new property management company (current: Nelson Partners) would benefit this place; new eyes and perspectives are needed BADLY. Also, don't plan on having a pool at your disposal. Yes, the complex has one, and no, it hasn't been usable for nigh unto a year. Saw some friends of management in there the other day though. They also punished the whole complex for laundry room hours due to the "sins of a few."
