while i love the charm and historic relevance of this apartment. the garage is genuinely awful. not to mention the pool is gross and we should definitely have some kind of regular pool outside. aside from that, if you’re going to make everyone get the same wifi, you should make sure it doesn’t buffer and act up.

The amenities, such as the pool and gym, are convenient. However, there have been some gym-goers who do not properly clean up after themselves, which can be a bit frustrating at times. The staff has been friendly and responsive to any concerns I’ve had, which is a big plus. Overall, while there are some minor drawbacks, I would recommend this community to others looking for a comfortable place to live in the area.

The unit is PERFECT. Exposed Brick, hardwood floors, high ceilings, updated kitchen and bathroom amenities, beautiful view of downtown skyline, and right above so many fun restaurants and bars! The apartment however leaves a bad taste in the mouth. I have had a car and bike stolen out of the parking garage. The elevators are basically always broken, and they haven’t fixed a reoccurring leak in my ceiling for the past year.

In my opinion The Rice shouldn’t advertise as Luxury. The consistent inoperable elevators alone kick it out of a luxurious experience. Having the recent experience of renewing my lease, a 6 month lease is cheaper than a year or 14 mo. So that definitely sends the signal rice does not want long term residents, even someone that has been here 4 years like myself.

Horrible place to live, dirty, smelly and unclean. They make promises regarding the property and your unit that they don’t keep. The homeless are a huge problem and security is lacking. The office staff are just awful and it’s just not worth the money.

11 months ago I moved into The Rice and couldn't be happier with my decision! The staff is incredibly friendly and always ready to help. The amenities are top-notch, including a well-equipped gym, sparkling pool, and beautifully maintained common areas. My apartment is spacious, modern, and filled with natural light. The community is quiet and welcoming, making it feel like home from day one. Highly recommend this place to anyone looking for a comfortable and convenient living experience!

We have had the pleasure of two long stays of three years each at The Rice. We enjoyed both immensely. Our home is in far west Texas so We used our loft there as a second home. Each time we arrived we were greeted with smiling faces and knew that we could relax and enjoy the pampering of having every detail attended to by all the staff. It didn’t matter if it was the valet, concierge or the stellar office staff. I am only sorry that there are only five stars because I felt they deserved more!

I had a great tour here, thanks to the help of Samantha . She was super patient and friendly with us. Loved the layout of the two units we seen and in the process of deciding on which one we would love to rent. Relocating back to the area we was looking for a place that was close to friends/family, shopping/entertainment and also the city. Highly recommend to check The Rice out.

Stay away from this property. The management is horrible and they don’t take care of anything. The elevators are constantly broke. They have came into my apartment 3 times in the last month to “change things”. I work from home and it’s a huge inconvenience. It’s overall just bad.

Start with our beautiful historic building and enter a beautiful lobby! The environment is friendly and welcoming. My husband and I are in our seventies and feel the younger people always are friendly and inclusive. Of course everyone wants to know that we live in a secure environment and that’s provided here to the best of their ability I feel. Since we are gone long periods of time it’s good not to have to worry.

The Rice is a great option for downtown living. The classic vibe/feel of the building is uniquely positive as a whole. There's also great food and night light within walking distance (approximately 0.5 miles). Being centrally located is a plus as your pretty much 'just' 25 to 30 minutes away from any of the major suburbs of Houston. Also, during rush hours if you work outside of downtown you're normally always going opposite of the heavy traffic flow so a commute to a from work is noticably shorter. Over all the people here at the Rice are pleasant and the hospitality events the management puts on are always solid. Overall the Rice is a solid downtown residence choice.

Hello, we strive to provide exceptional customer service to both our residents and those seeking to stay with us. Sometimes, we do have to decline applicants based on our strict criteria but certainly wish you the best in your search.
I have lived in apartment 1814 a penthouse apartment for 8 months. I have had no power twice which lasted for more than one day in the middle of summer. I have had no water on one occasion for close to a week and on thanksgiving I had coach roaches fall from the ceiling and land on my dinner table.

The property is old, and we love the charm and history. Unfortunately, the management company and owners do not do a decent job of keeping the building clean and sufficiently operational. All elevators are regularly busted. There are splashes of God knows what on the common area walls on our floor that have been there for months, and they only vacuum our floor hallways once a week or every two weeks. The valet and concierge hours were reduced significantly months ago, and we were just alerted via email, that as of 1/2/2020, both of those hours will be significantly reduced, yet again. Parking is terrible in our garage...anyone can follow someone else in...our building doesn’t enforce towing...and they allow contract parking from non-residents. And, now with the further reduced valet hours, they are making valet parking all but unavailable to the residents...but they charge a $30 per month amenity fee....for reduced services. Oh, there is a Starbucks coffee machine in the Club Room, but it’s often broken/out of coffee or cups...unusable. The outdoor terrace area off the Club Room is dilapidated...with burn holes in most of the cushions...the floor is peeling up in a number of places...the TVs are messed up...the fire pits are usually busted or difficult to operate because the levers/knobs don’t work correctly...the divider “green” walls are in disrepair. Also, The Rice began allowing a couple of corporate leasing companies to lease a growing number of apartments, which are allowed to be overnight/Air BnB type rentals. The Rice Management likes to say these are Corporate Leases, and they’re right...the corporation has signed a long term lease, but then is allowed to turn around and rent these apartments for as few nights as one night. There are currently over 20 units that are listed on sites like Air BnB, Hotels.com, Bookings.com, and others. It has significantly changed the tone and tenor of the building from a really lovely community feel, to one more aligned with a hotel, as there are often overnighters in the lobby with the luggage and using our Concierge time because they don’t know what to do when checking in. Mainly, the community feel of the building has changed dramatically, as these “overnight apartments” are located all throughout the property and are not confined to one or two floors. It also makes us feel less safe in our own building. If you are considering moving here, do so with caution. You’ll be fine, if you have low to no expectations.

These are by far the best apartments to get if you love an active and lively place. There is always something going on, weddings, art shows, community nights, I could go on. They may be pricey, but its well worth it to be within walking distance of anything happening downtown, and its also a big plus if you work downtown as well. The staff here is super nice and friendly, always very helpful. All in all, great place to live.
