Very poor management with Birchstone

I have been here for 34 years I would have been gone 3 years ago if I were not 80 with a health issue.Very poor response on all maintenance requests,no upkeep on grounds,our parking lot light has been out for over three months,we walk to our cars in mud every morning after the sprinklers have turned the bare dirt into mud,great location,Birchstone is cheap.They are only interested in signing you up on a new lease then you are on your own,check and believe the posted reviews.

Don't move here

I would give zero stars if possible. I have lived in my apartment for 2 years, but will be moving in a month. The property is not maintained. There are constant water issues. For example, there is no hot water today due to a boiler issue. I have had an active water leak for a week. Maintenance closed the maintenance request without ever addressing the problem. When I called the office about the closed request, they lied and said that it was still open. When water leaks are repaired there arennever any mold mitigation steps taken to prevent mold growth. Many apartments have poorly repaired cracks in the walls from the foundation settling. The management company does not enforce occupancy limits. There are MANY one-bedroom apartments with more than 4 adults. There is dead landscaping that was never removed after the freeze in 2021. People do not pick up after their dogs. There is always trash sitting in front of the dumpsters even when the dumpsters are empty. The maintenance team lacks the skills to adequately maintain the property or make repairs. The office staff tries but are failed by maintenance and the manager

Very Very Poor Management - Live with bugs

Bugs are everywhere. Submitted maintenance request but it was cancelled. if you are ok to live with bugs. you can find best apartment here

Unprofessional management

Pay attention to these negative reviews and do not move here! The management, staff and maintenance are lazy, they make empty promises to get you off the phone or out of the office. There's a tree that fell down on Saddlehorn and is dead and an eyesore that's been there for 6 months. All of the complaints about the water, leaking ceilings and roaches are true, maintenance closes out work orders even though they are incomplete, there's poop everywhere and they refuse to address it. Find a better place to call home with professional management and staff.

Horrible plumbing

Beautiful Interior and nice area, but plumbing issues every two weeks!!! This is not an exaggeration. I’ve lived here for 6 months and they are CONSTANTLY turning off the water. Sometimes 24-48 hours at a time. I fear for winter. On top of that, pest control issues - cockroaches. I’m leaving as soon as my lease ends!!

Its a terrible apartment complex to move into

Continuous water outages. we were without water for 4 consecutives days labor day weekend. As I write this message today 9/7/2023 there is no hot or cold water all day. They claim water will be back on in half hour its been all day and going. Broken Ac units because its old. Fixes are short lived. The hassle we have to go through to open a ticket since all fixes are short lived its a continuous process. Keep in mind it took them 3 months to fix Ac problem. Management don't care about the their own residents. If they did they wouldn't be so clueless on what us residents are going through. Seriously what is corporate doing when all this is happening?

You like water problems?

DO NOT MOVE HERE! Unless you like constant water issues. Not water, no hot water, leaking ceilings, flooded apartment, leaking A/C units, flooding in the kitchen from the sink and dishwater, you name it. If there could be an issue with the water, we have experienced it all in the last 2 years while living here. That doesn't even include the gross and unsafe trash dumpsters, ugly landscaping (except by the office), paper thin walls, and poor service/communication from the constantly changing office staff.

Enjoying it

I've lived here for some time now and while some of these reviews do have truth to them, others are very untrue. The water does get shut off at least once a month (but if there are major repairs needed, I get it!) and the landscaping isn't great. The maintenance team does take quite some time to get to my work orders, but when they do get to them they spend a lot of time here, so it make sense if they are doing that in all of the apartments. The pool is ALWAYS open and I see the office team out on property all the time. The communication has gotten better and the team seems nice when I need to talk to them. I think some of these reviews are just from angry people.

Terrible

Consistent water and plumbing problems. Consistent water shut-offs, inconsistent wayer temperature. Sewage back-ups in tub and toilet. Water leaks from ceiling light fixtures. Bugs, spiders, mice, rats, racoons, cats, opossums abound. Valer trash service is terrible and unreliable just like maintenance. The same isues continue happening but maintenance does not communicate well with office staff. All of them are unprofessional and uncaring, plus theyve added charges to rent that were not discussed or approved. Very very bad place to live and horrible experience.

Terrible

Consistent plumbing and water problems. Dirty water leaks from ceiling light fixtures and from the walls near ac vents. Consistent toilet and sink back-up. Loud and squeaky ceilings (1st floor). Bugs, spiders, mice, rats, racoons, opossums abound. Pool is always closed. Slow unreliable maintenance. No communication between maintenance and office staff. Unprofessional and uncaring. Way to expensive for so many problems.

DO NOT MOVE HERE!!

DO NOT MOVE HERE!!!! RATS RATS RATS RATS!! I complained about having rats in the walls scratching and running around all night. It took over 6 months for them to finally decide to lay down bait boxes. Rats are climbing the railing, getting inside the laundry rooms and eating the garbage. There’s mold in the apartments and maintenance will gaslight you as if you don’t smell it everyday. The foundation is TERRIBLE! My cabinets are seperating from the wall, I have a foot size crack on my floor and my counter is slanted. Will they fix it? You guessed it NO!!! If you actually care about using the pool, DON’T MOVE HERE! It’s literally never cleaned and there’s visible dirt. Have they cleaned it since 2021? NOOO!!! The gym has had broken machines since I moved in so don’t get your hopes up on getting in a good workout. I’ve complained about the bathroom literally falling apart. The ceiling leaks, chipped paint. The toilet leaks and the tub is completely cracked all over. They fix the problem by spray painting the tub and covering up mold with chaulking. There’s hair from the previous tenant that is painted in my baseboards. These apartments are not worth your hard earned money. There’s newer apartments with actual renovations (not painting the cabinets white and calling it a renovation) Don’t be fooled by the model unit and the location. That’s literally the only Pro is the location. I’m counting down the days until I move out. It’s that bad! There’s a reason so many apartments are available.

Please Do Not move here

They have roach and rodent infestation. Your maintenance requests takes forever for someone to respond. They keep changing the maintenance people. The outside garden is worst, no maintenance and they don't care upon repeated requests to maintain it. They charge 100$ for the garden which is a joke. They increase the prices more than 12% when renewal. Please don't move.

Worst apartments ever

Bad apartments!!!! Horrible management!!! Over priced for roaches! Every since the first day I moved in there were roaches. The pest control has been here 3 times & I moved here in Sept. i hear rats and rodents crawling in the wall everyday! One night I was sleep, and I heard them crawling in the wall soo loud I thought they were in my room ! Water is always being shut off every week! Sewer outside stinks that it has the inside of my car stanky. I’ve been starting to hear rats crawling in the wall in the kitchen. Also that’s where the roaches are the worst, and I barely cook or leave food out. -100/10. Only one star because I can’t choose to pick no stars.

Impressive

I had the pleasure of visiting my friend at the Oaks at Valley Ranch recently. She had a maintenance issue and the office and the team took care of it so quickly. The apartment is in amazing location and so close to all the restaurants and to both airports.

Please do not live here

Management has been horrendous since it changed somehow they manage to find a reason to shut off our water every other week and most of the appliances barely want to work regularly it’s way too overpriced for what you get too and the price raises they’re doing next year wow

I don’t recommend it

The apartments have a very low quality renovation, they gave me the apartment dirty, a very bad renovation, damage in the bathroom that has been 3 months and they do not solve me. I pay a spot and my car was towed, they don't give an answer and the Apartment model and what it shows on the internet is not what they give you. the kitchen and bathroom drawers cannot be used, they are damaged, there are cockroaches. the bathroom and kitchen the worst. I do not recommend it, the staff do not do their job.

Do not move here

Unless you like random renovations and leaf blowers every single morning, loud children screaming at night hours, random intrusions to your property and cars being towed for no particular reason. Enjoy your stay!!!!!

The worst place ever

First issue was my car being towed while I was paying for a spot. They still haven’t refunded me the money. I complained to the DEPT. of Licence and Registration, so I hope this doesn't happen to anyone else here. I’ve been paying for that same spot for a few years now. Save your money!!! I’m also pretty sure 90% of these reviews are fake. Rude staff. You can read about me being harassed by the same front office lady whenever she feels like it! Lived here for a few years. The last property owner was very sweet- she gave me a great deal on the apartment ...I even had actual, cordial conversations with her. Other staff members that worked here would give me hugs and warm cookies in the front office. NOT ANY MORE. The mean new management and staff scared all the nice people away. YUCCKKK!!!!!! NOT renewing my lease
