I am happy to renew my lease. I can say that may car has never been broken into nor parking issues nor towing issues either the entire staff Angel, Heather and managment have made it easy to stay. All of our ammenities are working from the gym, indoor heated pool, outdoor play area also an indoor play area to our coffee shop and loundry mats are awesome. Our porter, cleaning crew and maitainance are on their A game my apartment works for me love the quiteness and that you can walk arround the neighboor safe. I am hapoy to say that I will stay one more year!! They have delivered on all of the amenities and even new ones on their way !!

Staff is non helpful. Elevator don’t work. Staff pawns off responsibilities. Roaches in the hallways. Staff will not stop to homeless from coming in. Staff did use security but fired security guards.

WARNING: DO NOT MOVE HERE If you value your safety, sanity, and basic living conditions, read this before making a huge mistake. Saving a little money here will cost you far more in stress, security, and comfort. • NO SECURITY. I got robbed, packages disappear nonstop, and there’s only ONE working security camera in the entire building. The rest are useless. If something happens to you, don’t expect help. • HORRIBLE LIVING CONDITIONS. Three days a week, there’s no water or air conditioning. The windows are sealed shut, so there’s ZERO ventilation. I’ve had to sleep in front of an open fridge just to survive 100-degree heat. • MANAGEMENT IS A JOKE. Every month, there’s a new person in charge who has NO IDEA what’s going on. All they do is apologize while nothing gets fixed. I lost my security, my packages, my Amazon account, and my peace of mind. If you’re even thinking about moving here—DON’T. The few dollars you save aren’t worth living in a nightmare. Consider yourself warned. May God be with you.

In my first unit, I wrote an honest review about my frustrations with the property, including a month-long delay in fixing a leaking A/C, an infestation of roaches brought into my unit, and two cars being broken into. I was then contacted and offered $100 to remove that review. I decided to stay, transferred to a two-bedroom unit, and regretted it. When I moved into the new unit on November 8th, it was infested with German roaches. The unit was not ready—there were patches in the walls that weren’t painted, baseboards were black with dirt, and the A/C in the bedroom didn’t work. Despite reporting the A/C to the emergency line, no one came out or contacted me, even though their website lists it as an emergency. I was then told pest control would provide same-day service if requested, but instead, the manager Nicole Rico told me I had to wait 5 days for roach treatment. they demanded I return the keys to my old unit, even though I was uncomfortable moving all my belongings into such an unsanitary environment. I had to constantly follow up for updates, as they were not initially forthcoming with any information. I was told I would receive a credit for the A/C downtime, only I was credited for half the daily credit for the 12 days. Despite being told "I'll review how many days I can credit to your ledger", I was misled into thinking I would receive a full day's compensation for each day without A/C. When I reached out for clarification, my emails were ignored. It’s been 10 days since I last contacted Nicole, still no response. It’s been 20 days since I requested the holes in the kitchen be sealed to prevent roaches from coming in, and over 13 days since I reported broken outlets in the kitchen. The lack of ceiling lights in the kitchen means it's dark after 6 making it nearly impossible to use the space. The mailroom is a joke—packages are left unsecured on a table, and I even had a package stolen. There are no locked mail boxes, just slots with your apt #on it so that anyone can take your mail. On top of all this, my electric bill was $125 for just one adult in a two-bedroom apartment! Maintenance staff leave lights on when they come into the unit, which is clearly contributing to this excessive bill. However, once they have your money, the treatment is poor, the promises are broken, and you’re left to deal with it all alone. be warned They’ll be friendly and accommodating to get you in, but after that, you’ll be treated like you don’t matter.

POSITIVES: Updated kitchen area with fridge, stainless microwave, some have ovens, fridge & tile floor, granite countertop. Updated bathroom with granite countertop, good shower head tile floor. Amenities on site: Fitness center, indoor swimming pool, outdoor grilling area, indoor gaming area, storage lockers. Key fob controlled access to the building. Elevators. NEGATIVES: Active Construction takes place 6 days a week in & around building (since 2022). Facilities NOT YET on site: Laundry Facilities, Yoga Rm, Coffee bar, Business Center, Guest Lounge. The Houston Fire Dept CANNOT GET INTO THE BUILDING AT ANY TIME - iit is a false alarm or a real fire. They cannot get in to help anyone in the building unless someone lets them in. That's a problem. The building is not set up as it should be. Parking lot has several lights out marking it dark in many areas. The parking area is fenced all around but there is not a single gate. Transients come in and out of the property.
* No Gated Access - open to all. * No Laundry Facility. * No yoga Room. * No Business Center. * An Open lobby area you would not want to use/sit in. * No Storage Lockers. *1/2 of Parking Lot Lights are out. Coffee/Tea machine in construction office. * No time frame can ever be given as to when any Amenities will be available. Since 2022 - tenants have been promised these amenities and paid for them in good faith. Renter beware before signing. * Ongoing Construction since 2022 on site.
You cannot open the windows. You cannot decorate your door. The rent increase does not match what they do not offer. The words “Coming Soon” just seem to freely flow without any other information. Just be careful with the decision to move here.
This place is awful. As I write this, my apartment is 91 degrees due to the AC being broken the last 2 days. Issues like this involving power, AC and plumbing are common. The apartments are advertised as finished units but they stick everyone who moves in into a "temporary" unit that has no kitchen for several months. I've seen several tenants move out because they were sick of waiting and being promised every month that their permanent unit would be ready "soon". The pet-friendliness and lack of consequences for lazy dog owners means that the elevators and even the lawn reek of dog pee. I find it interesting that the overall rating on this website is 4.8 at the time of writing given that all of the reviews are 1 star. This is not somewhere you want to live.
Do NOT move here! This place is absolutely absurd. No amenities are available, everything is always coming soon with no updates. The elevators are always broken and smells like a pet store. The ac is never the correct temperature or is always leaking in your units. Water pressure and hot water is a joke. Tenants complain constantly about nothin being fixed in a timely manner. No kitchens in your unit and it will take months before you get one and you hope it actually works. Brittney doesn’t know what she’s doing as the property manager, always has an excuse or doesn’t know anything and blames corporate all the time. Nobody answers the phones when an emergency happens. The lease agreements are a trap! Security is a horrible. Homeless people sneak in all the time and steal stuff. DO NOT WASTE YOUR TIME OR MONEY HERE.
The water has been off for unknown reasons and there has not been any notice or warning for over 24 hours. This is unacceptable and unsanitary. This is not a city issue but a maintenance issue and no one cares. Having to shower at a friends house or considering to stay at a hotel because of this was not in my budget and a big inconvenience. Better communication would highly be recommended.
