Property Ratings at Residences at Springfield Station
My girlfriend and I lived at Springfield Station for about a year, and it has been hands down the worst apartment experience we've ever had. We were forced to move out after the leasing office completely screwed us over. Here's the timeline: We were given an offer letter to renew our lease. The next day, out of nowhere, they told us that the offer had been rescinded because we hadn't signed it yet, and instead, they mailed us a non-renewal notice. To make matters worse, we weren't even told about this right away--we were away, and by the time we found out, we had less than a month to find a new place. When we moved in, we based our furniture purchase on the size of the apartment and the upstairs loft. We couldn't find a comparable place for the same price and space anywhere else, so we spent money buying furniture that now, we had to get rid of. We wasted so much money moving here, and to have to do the entire moving process again just a year later was such a headache. Our original plan was to stay for at least 2-3 years, save up, and then buy a house. But now, we're starting over with all those savings gone. It's already tough to make it in the DMV area in our 20s, and this has made it even harder. When I went to the leasing office to discuss it, the leasing team showed zero remorse. They claimed we had violated the lease, but when I met with the leasing manager and the assistant, they told me they didn't have to give us a reason. I've lived in several apartments over the years, and I've NEVER been treated like this. I always received a notice or warning if there was ever a lease violation. I even asked the new property that we moved to (managed by a family member) whether they'd always provide a reason for violations, and they said yes, and they had never heard of the shady tactics Springfield Station was using. Oh, and don't even get me started on the rats. The area in front of the building across from the leasing office was infested, and I saw a rat nearly every night for a full month. It's disgusting. This place was an absolute nightmare, and I wouldn't wish it on anyone. I never leave reviews, but this experience was so awful, I had to share it. If you value your sanity, DO NOT move here!
The Residences at Springfield Station is an excellent community to live in. It’s conveniently located next to shopping centers and the metro. The apartments are nice and the management/leasing staff are friendly, informative and professional. Overall I’ve had an amazing experience living here.

The area was always clean , metro accessible was a dream. Stores walking distance , beltway all convenient. Never had bug problems or rodents . The cleaning crew were always kept the premises clean compared to other places.

The maintenance crew here are so nice, professional and caring. As a young woman living on her own, it's nice to feel that the maintenance workers don't give me a creepy vibe. They are quick to respond and respectful of my space. I was walking my dog after my apartment was serviced for an issue with the a/c, and the maintenance guy was in the area. He came over and said he recognized my dog (who was locked in his cage when the work was being done while I was at work). He asked if everything was working fine - and it is!

Staff is polite, everything regarding leasing, paying rent, and requests are easy to do online. Maintenance requests are responded to quickly but not resolved as quickly. The unit is spacious and has great amenities, however, our microwave, fireplace, washer machine, heating system and front door weatherstripping was broken upon move in. The units need to be better inspected and repaired before move in. Otherwise, the community is quiet and neighbors are kind.

Being walking distance from Springfield subway station, and from Springfield town center is amazing. There's plenty of food and shopping options by foot, and you can easily get on the subway to go downtown for work or fun.

I recommend this community, especially for families. The location is very nice.. it is just some minutes to reach many things, like stores, parks, shops and restaurants. The price is a bit higher than other areas, specially in summer.

I’m really glad I decided to move here. The location and convenience of it all makes my decision satisfying. The staffs are great and they always tend to my needs and fix things quickly. I love everything about my updated apartment. I plan to stay here in the next few years.

DO NOT MOVE HERE. This is the WORST living experience. I am terminating my lease after being here only 6 weeks. The neighbors above wake me 3-4 times throughout the night with the loudest banging, jumping, bowling? I have sent emails to the leasing office and they were ignored until I addressed a manager directly. The noise hasn't changed though. As I write this my ceiling and walls sporadically shake due to whatever it is they are doing upstairs. When I moved in I had no hot water, no AC, dead bugs were laying throughout, oh and the bathtub fills with dirt and scum from the drain. It's disgusting. There is a trash valet service and residents are supposed to leave their trash out only during certain times but nobody listens. Therefore trash is always out in the hallways. There was a good 2 weeks where it looked like half of someones apartment was left in the hall for somebody else to deal with. Beware of where you walk as you will get dog poop on your shoes. Your emails will be ignored. If you do receive information it will be incorrect. There is absolutely zero accountability and just an attitude of "not my problem." Do yourself a favor and look elsewhere. If you've read this far please note that out of all of my reviews, this is the only one that did not receive 5 stars. I love to review companies that did great work as they should get recognized. This place, though, deserves the absolute worst review.

This apartment is a catfish. It looks nice on the outside but so many problems. From the weed smell in the elevators to things that breakdown consistently and to that stupid gate that malfunctions at least once a week. Most of their staffs are rude. There is no accountability for them. Now that the COVID restrictions are lifted, they didn’t even have a lifeguard for the pool and it remains closed even through Memorial Day weekend and even until this day. I would avoid the apartment complex at all costs. I emailed and called numerous times and nada. Nothing was resolved.

I would only recommend this place for people who like having their friends and family vehicle broken into and towed in the middle of the night. The office is only open during everyone's normal business hours, and there is no other way to get a visitors parking pass. So if your having frimes or family come over for a party or visit, the complex will tow their cars while your enjoying the company. and don't ask for any understanding or assistance from the office, their only suggestion is to park in a place thats guarantee to have your car broken into. STAY AWAY FROM THIS COMPLEX AT ALL COST... or you'll be screwed like the rest of us!

Trying to find parking at night is a joke unless you are willing to spend more money on a reserve parking space. The apartment model that was shown is noting like the one I moved into. Would not recommend for Military!
I have been living here since December and I truly like it! The apartment is spacious and well maintained. Maintance is quick in completing word orders. Chris and Dwayne have been most helpful assisting with any questions or concerns. The apartment complex is located within walking distance to the mall and train station, plus close to many other shopping areas all within a short driving distance.
A year ago I downsized from a big house. My apartment here has been perfect. Just the right size and well designed to make the best use of the space. I love the amenities, especially my own washer/dryer. And it's quiet. The location is wonderful; so close to Metro and The Springfield Town Center. I love that Wegmans just opened nearby. Most of all I like the support and maintenance staffs. The people in the front office go out of their way to be helpful to me and the few times I've needed maintenance, the staff has been timely, efficient, and courteous. Any place can be well designed. It takes people to make it a home.
It was like love at the first sight!!! When the first time I saw the complex, I said that is the place that I want to live. Great space, excellent lay out, amazing Management, and very quiet neighborhood. I never regret to selected this apt! I invite everyone to see the wonderful opprtunities and offers of this complex.
Overall, this apartment is great! I rented there mostly because of the location. About a 10 minute walk to the metro and the mall is right across the street which is nice. We are facing Spring mall Dr, but it actually is not that noisy and we have trees which give us some privacy. All of our service requests have been fixed within a few days and we haven't really had too many problems with our apartment. The gym and pool are pretty nice (the pool took a while to open because of problems from the previous management company) and surprisingly isn't too crowded. I do with the rent was less since it isn't even within the beltway, but I guess you pay to be that close to public transportation.
What impressed me most about this apartment when I toured was how well maintained it is. I know it's not a new apartment but they've kept it up so nicely that it feels a lot newer. They're even renovating the club house and gym to make space for a yoga room, a more usable party room, and a better computer lounge. Not to mention it's also within walking distance to the Metro and the new Springfield Town Center. I'm pretty happy here.
My wife and I love The Residences at Springfield Station. She works in DC and I work in Woodbridge, Virginia. The apartment complex is right around the corner from the Franconia Springfield Metro stop. My wife enjoys the short walk or even shorter drive to catch the metro in the morning. My drive to work is a breeze, as the traffic is happening on the opposite side of the highway. In addition, everything we want is within a short walk/drive: Whole Foods, DSW, Barnes and Nobles, two movie theaters, a town center/mall, the pet store, etc. The pace of the area is not too fast or slow. The apartment complex is clean, modern, and pet friendly. We were attracted to the reasonable rent and variety of floor plans. Our 1 bed room, with a loft, makes us feel like we have more room than the square footage suggests! We've been here for 5 months and haven't had any safety concerns or problems with noise. Staff members are very competent and responsive, especially the manager(s). They have been very helpful and accommodating with any issue we've had. We highly recommend the apartment complex to singles, marrieds, and marrieds with kids!
