Property Ratings at Ranch at City Park
Pros are the office staff are really kind and quick with any maintenance concerns. My apartment is a little older looking, but nice & comfy overall. Prices are reasonable. Location is convenient (10 mins to Pearland’s major shopping center and 15 mins to the medical center). Cons are roaches can be an issue. I called for pest control 4-5x and the front office was really on it about taking care of things. Now the roaches are pretty much nonexistent in my apartment (*knock on wood*). There have been 2 burglaries since I’ve lived here. The neighborhood has never felt unsafe and all my neighbors are cool, but I am very aware of leaving belongings in my vehicle and walking in at night. Also, they have cameras on the property, but I wish they had an active security guard.
Been living here for 2 years now. Everything was cool at first but the roaches have just gotten out of hand. I keep my apartment spotless but they still seem to come. They charge for pest control for no reason and the trash overflowing is ridiculous.
Where do I begin. Been here 1 year & planned to stay longer, but due to unreconcilable differences I will not be renewing my lease here. First my key was left in my apt door by maintenance the first week I was here ?? then it was downhill from there. The community seemed quiet for about the first 6 months then the break ins started ??. They don’t want to inform you of that before you move here though, but whatever, neighbors disclosed it’s the norm here after awhile. So after my car was burglarized I decided to still stay but 2 months later my SO’s vehicle was STOLEN! That was it for me. The office staff is cool for the most part, but the lack of security did it for me. Reasonable rent, lot of space, but the experience hasn’t been great. Good luck.
I do not recommend. I've lived here 10 months now and will not be renewing my lease. I live in a 2bed 2 bath first floor. When we first moved in there was a roach problem that took more than a month to completely get rid of. (Learning lesson with virtual tours). Then we discovered there is a sewage issue in this area. Hint, the odor along the streets of Almeda and W. Orem. The toilets randomly stop up or over flow with bubbles, the washing machine leaked, and when the apt above you flush the toilet you can hear a stream of water going down the wall. This once was an issue when the we noticed water damaged due to this but maintenance fixed the problem and it has been good since. As far as the WALLS they are VERY THIN. Wouldn't recommend the first floor unless you want the same sleeping schedule as the family above you. We experience loud running and stomping all times of the day and sometimes I even hear a child throwing a temper tantrum I'm guessing. The community is ok, pretty quiet. Sometimes there is a lot of loitering but I've seen someone on that. The office staff is friendly and responsive. Maintenance as well, I know because I've had to call them way too many times.
Just moved in and everything is great! Fast responses when I contact the office whether it has been by phone or email. America, Taylor and everyone is super nice! I love calling the Ranch my home because its quiet at night and this is super important to me, I lived here 6 years ago moved and now returned again because it was great then and still great today! #ILovetheRanch Megan H.
I do not recommend anyone to move in any of the Adams LaSalle apartments. I live in ranch at city park and we have a problem with people breaking in the cars. It has become more frequent. It happen a lot during the summers and holidays. The break in are always a row of cars. The persons goes down the line and breaks the back window of each car and just go through the car. I have had neighbors tell me they have had to fix there car window multiple times in a week. You can have everything put away but they will still break the window to see if you have anything inside. I have ask that the apartments do something about this issue and nothing has been done. They sent a letter basically saying the owner knows about the situation however, it is our responsibility as residents to keep ourselves safe not the owner. I requested nightly security as well. Residents are moving out every month because of the safety issues. Is Adams LaSalle do not handle the safety issue in Ranch at city park than I assure it is not being handled in any other apartments they manage. The apartments look nice but the safety is a issue. I do not recommend moving into these apartments or any other Adams LaSalle apartments.
I have lived here a few months. Everything is great except one complaint. My pregnant wife and I were unfortunately forced out of our prior Apartments because of hurricane Harvey. Granted the fact that we were just looking for a place to live, we were blessed to pick these apartments. A week into living here, I noticed that the entire building that I live in smells like marijuana. And I mean BAD! The odor that would greet me and my pregnant wife at the door would make you religiously believe that someone broke in, smoked at least a pound of this substance. This is sickening. I’m supposed to start my family in this environment? Wow! What a let down. The neighbors that I’ve managed to speak to are sick of it too. Granted it’s nearly impossible to find the source of the problem when there are so many people that live here. But that doesn’t make the situation acceptable by any means. I am seriously considering terminating my lease as early as possible and taking my family to a cleaner, more appropriate place.
Let me tell you that this apartment complex is a great place to call home. Super close to anything in and around Houston, Super clean and well taken care of property. The office staff has always been super helpful and friendly for anything you could come up with. Rent payment can be made online with ease which beats writing a check (who still uses checks) or getting a money order with our busy lives nowadays. They have carports and oversized garages which some places don't. You can take my word on this as I have lived here since this place was newly built, boy does the time fly by.
I've lived here for a little over a year now and it is awesome! The staff is so sweet and helpful. The complex is always clean and I feel safe living here. The maintenance guys are very prompt at getting things done on time and you have the option of letting them in yourself or allowing them to enter while your gone. It's a great apartment!
Despite the significant rent increase over the years, I am completely satisfied with this property. Parking at times is an issue. Management is awesome and always responds to tenants needs in a professional manner. Management has also made security a priority over the last year by installing cameras throughout the complex. I am a satisfied tenant.
