      Extending north from the Navy Yard between Capitol Street and Pennsylvania Avenue, Capitol Riverfront is one of DC's fastest-growing neighborhoods. The popular Anacostia Riverwalk Trail begins in the neighborhood, near the intersection of 11th Street and M Street. This mixed-use neighborhood began as an industrial area; today, it is a trendy mix of office buildings, lofts, apartments, shopping areas, and parks. Yards Park, a 42-acre park along the river, offers beautiful river views and trails. It is the site of many local events, including the Friday Night concert series. Resident can easily get around DC -- Capitol Riverfront is near several Metrorail stations, including the Capitol South station. The Metrobus and water taxis are also available.

      This is my first time living on my own and in a city. I have really enjoyed working with the staff at Ore 82, they’re all extremely warm and friendly. The location is perfect for my needs, close to Metros and nature trails, and it has felt safe so far. My only complaint is the presence of pests. I am on the top floor and have seen several bugs in my apartment (cockroaches and roly polys or pill bugs). Better pest control would enhance the quality of my living experience here. I have only been here for a couple weeks, so we will see how this issue is handled.

      After searching the neighborhood for my first 1-bdrm option in Navy Yard, I had friends recommend me looking at the building, and after the initial visit, I knew the location would be ideal for me with my jobs and my lifestyle. At first, the options were on the top end of my budget and the lack of available parking were a drawback that was going to pull me away from the building. In working with the management company, we were able to find a junior 1-bdrm in my budget that actually worked better for me, and they were able to offer an even better parking solution. When it came to moving in, the whole team, from management to front desk workers were extremely excited to help me and to have me joining the community. Helping me through all the onboarding and set up with checklists, helped simplify the process while mitigating unexpected complications in my work life. All in all, I am grateful to be in the building, and I am glad to meet and see so many friendly faces as I connect to my neighbors in the building. Looking forward to some great times ahead!

      An initial tour was amazing. When we came here for the first time, Abel (lease manager) was distracted by something urgent, but he didn't forget about us and paid a lot of attention to us (even though he was busy), so it was a pleasure to wait for 5-10 minutes for him. All the apartments on the tour were clean and Abel himself answered all of the questions. When I was calling him later on with follow up questions, he answered all of them too. Management and apartments floor plan made our choice pretty simple and we ended up renting here. Abel supported us during the whole process and he does it now too. We're happy to stay in Ore82!

      Finally, an apartment that considers move-in and move-out! After a long drive from Austin to DC, the last thing we wanted to do was walk down long hallways or wait for elevators. The staff was extremely helpful in getting us situated with carts and parking in the loading dock. Everyone is so nice and has already learned our names. Great start, looking forward to amazing years ahead.

      So far, my experience at Ore 82 has been great.The building is situated in a quiet area but is also extremely close to anything you might need on a daily basis (grocery, pharmacy, restaurants/ coffee, parks, etc.). The staff is friendly and always ready and available to help, and since this isn't a very big building, I don't feel as though any of my concerns would be overlooked. The price for the apartment layout is hard to beat: pretty much all of the units have bedrooms with large windows, while many other buildings in DC stick their bedrooms in the interior of the apartment and charge a higher rent than Ore does. Finally, even though many residents have dogs, I haven't once heard any barking. The soundproofing in this building seems to be very good.

      Beautiful clean building in a great location. Unfortunately living off of that. Actual management needs adult supervision. Great event nites for example (flower shops, wine nites, cable company) but a simple thing like email blast reminders are sent out repeatedly DURING the event. Cant same automated be blast go out 24 hours prior? Does a pool without a lifeguard HAVE TO open on Memorial Day? My last two buildings opened when it was warm and closed when it got cold. Can see if its a labor shortage due to lack if guards but again, there is no guard. These are easy wins

      Zero customer service from Leasing Agent

      Leasing agent (on Saturday 23 JAN at 12pm) did not dignify herself to inform us that our scheduled appointment to view an apartment was canceled. Extremely unprofessional and rude. She showed zero leadership by sending the concierge to inform us, despite us being able to see her from her aquarium-like office. If Ore 82's leasing agents are just props for no customer service, I believe she did us a favor and Ore 82's parent company a disservice.

      The leasing process and move-in process was unbelievably easy thanks to the great staff! The rents are reasonable for the area and the only downside is the waitlist for a parking spot. I've failed to find many other 24 hour parking solutions in the area, which is unfortunate. The apartment itself has great finishes and the bathroom in my 1bd/1br is huge and modern! The appliances and the washer/dryer are top of the line. The amenities are amazing with a great rooftop pool, big gym with multiple TVs, and great rooftop club room. The people living here have been super nice so far and the area is great with lots of activities and neighborhood restaurants/coffee shops, etc. I've lived in several DC apartments and few live up to their marketing materials, but ORE 82 does!
