Safe and beautiful community. Wonderful location and extremely helpful staff rooftop pool is gorgeous with an incredible view of the city and wonderful seating area.

Novel is an amazing place to live, the amenities are great quality and kept clean, the staff are very friendly and helpful and the apartments are modern and well finished. The location is a bonus being close to shops and restaurants, with a neighborhood feel and a park close by.

My fiance and I have lived at the Novel for 3 years and have absolutely 0 complaints. We adore all of the staff and love the layout of our unit. I’ve never felt so safe in an apartment complex. 10/10 experience

In my many years of apartment living, I have never appreciated the special details of my unit or enjoyed a community as much as Novel. Staff goes out of their way to remember our name and apartment number when we need to pick up a package, and management is always coming up with fun new ideas for residents to celebrate holidays and socialize. I love it here.

Overall my experience is very satisfied. David is the most kindly person I ever met in my long time APT experience. It was the one of reasons I chose to stay here.

Property is not the same since I originally moved in. Decreased quality of life and feels less secure than before. Constant smell of smoke in the hallways that sometime permeates into the unit.

Love the community , we have been living here for almost 2.5 years now , we would love to stay longer if the rent doesn't keep going up , love it.

Novel River Oaks is a beautiful facility with excellent security. The entire staff is competent and friendly.

The gym could use a squat rack or heavier weights. The signs should direct you to the different elevators - confusing when moving in when every hallway looks the same ??

Love the common spaces. Happy to see new games added on the 8th floor. Secure garage. Wish the pool was heated and a hand car wash facility would have been really nice!

Good, central, convenient location and close to many grocery stores and shops. Also convenient amenities to choose from. Easy place to live.

I’ve lived in this apartment complex for three years, and the experience has significantly declined. When I moved in, the 24/7 concierge and valet services were key amenities, but both have been removed without notice or alternatives. The lack of communication regarding such major changes is disappointing and unprofessional. Maintenance is unreliable, with work orders often delayed or unresolved. Parking has become a nightmare due to new restaurants in the building. Aggressive valet attendants take resident spaces, and management has done nothing to resolve the issue. Noise disturbances, which were never an issue before, are now frequent and remain unaddressed despite multiple complaints. Additionally, ongoing construction often exceeds agreed hours, further disrupting residents. Overall, the property’s potential is undermined by management’s poor communication, lack of accountability, and failure to address these ongoing issues. It’s become increasingly difficult to enjoy living here.

Entries are all dirty. Everywhere dog pees We pay a lot for rent but cleaning is very poor The manager thinks that only the management office is the building. The manager has to patrol and check around

A lot of places stick the "River Oaks" name in their title but not many live up to the expectations of a true luxury community. Novel River Oaks is a fabulously well kept luxury building. The staff is attentive and professional. The community events are fun and held often. The apartments have are nicely appointed with high end finishes. The gym and pool areas are very nicely done with new equipment and tv's and are always kept clean. Any time there is an issue, the concierge and maintenance crew stay on top of everything until the issue is solved.

Overall the best place to live in Houston. Great apartment designs, fantastic amenities and the perfect location. Got a problem or a maintenance request - service is fast, efficient and courteous. I can't thank Luz-Yvette and her team enough for welcoming me home to Houston.

Christmas at Novel was so much fun...from the gift wrapping station with complimentary drinks to the assortment of holiday cards that we were free to choose from and send to friends, management went out of their way to make sure we felt appreciated. Even the dogs had their own holiday party! I love living here.

I love living at Novel. I have lived here for 4 months and I have enjoyed it. The staff is great and the community is gorgeous! All of the amenities are great and the community events are even better! Highly recommend!

There are many wonderful aspects about living at Novel River Oaks. One reason is that any maintenance requests are handled in a timely manner with competence and attention to detail.

Novel is a wonderful place to live! The staff, custodians, security, maintenance, & concierge go out of their way to make this a friendly, clean, beautiful environment to live in.

I have enjoyed my stay here. A few concerns, I use the gym fairly often, it’s not kept clean, the floors need attention, yoga room smells horrible, stair master is still out of order. Of course I would request heavier dumb bells. With the new restaurant openings, I’m unsure how hectic the visitor parking will be affected and our community as a whole. First two nights they had the soft openings, there was not one parking spot for my guest in the designated area.

The building is beautiful, clean. The staff is amazing. Facilities could not be better - one has all they need to spend a fun day in the building.

I moved to Novel from another high rise close by. Novel’s staff are very professional and pleasant. The building is kept very clean. The landscaping is beautiful. Isabel and David in the leasing office have been great to work with!

I am very disappointed in the Novel lately. It no longer feels like a quality, luxury complex. Everything has gone down hill including the quality of staff and residents. For example: Residents don’t keep their dogs on a leash. Residents don’t pick up after their pets in the dog park. It is filthy and smelly. The last carpet cleaners did a horrible job. There are still stains on the 7th floor. The plants by the glass house elevators have been left to die. There is often a STRONG smell of pot around the parking garage and even IN the glass house elevator. ( this WILL NOT be tolerated). It is just not the same wonderful place it used to be. Very sad.

Community is clean and safe. Staff is friendly. There are some growing pains bc the building is somewhat new- e.g., the frequent fire alarm testing for the new restaurants downstairs. Not sure if our water problems are related to that as well. One thing that seems to plague the building is the constant elevators failing. The glass elevators seem to struggle more than the other two. I also wish they installed more heavy duty doors for entering the apartment. Our gym is pretty lame considering the price point of the building. No squat rack or even smith machine but for some reason we have like 5 cycles. I love all of the community events that are put on and, like I said earlier, the safety and friendliness of the team are paramount.

The staff are all incredibly kind and helpful, the facilities are always clean and well-maintained, and there are so many fun events to enjoy. I absolutely love living here!

Love living at The Novel. It's quiet, I feel secure, the surrounding neighborhood is a beautiful place to walk, and the staff at The Novel are all warm and welcoming.

This is our favorite community. They always have the best events. It’s quiet and in the best neighborhood. It’s always clean. I feel safe having my family here. It’s zoned to a great school.

I love everything about Novel River Oaks...from the wonderful staff to the great location and, especially, my beautiful apartment. Finishes are elegant and high end...wood floors, quartz countertops, stylish light fixtures, built-in floor-to-ceiling blinds. I feel like I'm living in a five-star hotel. The maintenance staff is also excellent and minor repairs are completed immediately. Resident events are a fun way to get to know other tenants and always well-planned, with delicious drinks and small bites. I'm here to stay.

It has been a seamless move in! I am loving living here so far! The amenities are beautiful and clean. The concierge and security are super friendly and helpful! Nick was my leasing agent and he was fantastic!

I have been living in this apartment for some time now, and overall, I have had a positive experience. The location is very convenient, with easy access to nearby shopping centers, restaurants, and public transportation, which has made daily life much more comfortable. The facilities provided, such as the gym and pool, are well-maintained and offer a good opportunity to relax and stay active. The management team has been responsive and helpful whenever I needed assistance, which I truly appreciate. However, there are a few areas where improvements could be made. The staff on the ground floor is always watching screens, not people. Despite these minor issues, I am quite satisfied with my living experience here and would recommend this apartment to others looking for a comfortable and convenient place to stay.

Living at the Novel in River Oaks has been great. It's safe. The community is very quiet. The people here are kind. I haven't had any problems receiving my mail. And when something goes wrong in my apartment it gets fixed quickly.

Declining value compared to when I first arrived. Cost cutting and unreasonable rent increases are now the priority. Water damage in the building is common place during any precipitation with water and mold damage present in some units

Fantastic management and concierge, very responsive. Grounds, amenities' spaces are kept up very well, especially the dog area. Everyday things are also kept up well and make life easier from package pickups, dry cleaning, coffee bar, and even the doggie treats in the lobby. Concierge always helpful, from even helping to bring an oversized furniture box that I brought in through the front elevator, meaning to ask for a trolley, but they just said they would bring it up for me!

Our move in was smooth and the staff was flexible. The novel is a spacious, quiet complex and its location in river oaks near many super markets, restaurants is ideal. Our two bedroom unit is worth the cost, albeit likely high for Houston standards.
