The entire staff here is first class. They were very understanding and accommodating when our move-in date changed a couple of times. The entire apartment is luxurious with high quality materials and appliances, with similar features in the common areas. Highly recommended!

It’s been such a fun and friendly place ! Our kids love it here ! The location is great !we look forward meeting our neighbors in community events.

My experience with Novel River Oaks, has been extremely pleasant. I have no complaints. I applaud and appreciate the staff, and thankful for the beautiful community.

David is Awsome !! he is so lovely and took all the timet o show me around the apartment complex .. I have toured more than 12 apartment residences in Houston and David is one of the factors I decided to live in here!!

Apartment not cleaned thoroughly upon move in, and we didnt get a complete intro tour of the flat on move in too but everything else has been good so far

Living here has honestly been such a positive experience for me. The community feels safe, quiet, and well-kept, which makes it easy to truly feel at home. Maintenance requests are handled quickly, and the staff are always professional yet approachable—they genuinely make you feel like more than just a tenant. I also love how convenient everything is. From parking to package delivery, it’s all pretty seamless, and the location puts me close to stores, restaurants, and everything I need day-to-day. On top of that, the shared spaces are clean and welcoming, which makes it easy to enjoy the amenities without any hassle. What really stands out, Neighbors are friendly, and there’s a real feeling of respect among residents. It’s nice to live somewhere that balances peace and privacy with the option to connect if you want to. Overall, I feel comfortable, valued, and settled here—it’s the kind of place I’d definitely recommend to anyone looking for a place that feels like home.

Been there a week and everything has been excellent! From the friendly concierge and staff to the timely maintenance, we have had a great move in experience.

Very friendly staff. I literally feel like I'm living in a 5-star resort and have it all to myself! The amenities first-class with every common space being its own little oasis.

Novel river oaks is a great place to call home. My apartment is absolutely perfect, maintenance is quickly responsive, concierge is fantastic, and the leasing office made my move in smooth. The property is stunning and it’s an added bonus having easy access to the retail section. There are always events for residents and my neighbors have been lovely.

Loving the experience that I found at Novel, the perfect location, the perfect atmosphere, nice people and nice amenities. Novel has everything that I was looking for to move in.

While the overall life experience at Novel has been a 5-Star experience, I have noted that in the last few months the cleaning of the common hallway areas and the elevator lobbies has not been acceptable. This is especially true for the 8th floor glass door elevator lobby, which looks worn and a bit shabby.

Very nice and lovely community. Everyone is so friendly and helpful. Facilities are clean and up to date also the concierge is always on point. The Maintanance crew always fast and responsive

Great complex and service from leasing and concierge. 3rd party package system is not great but it’s quiet (can’t hear your neighbors), great location and good amenities.

Friendly staff, spotless building, quick maintenance, and friendly neighbors. Always an event if you’re social. Some people take over common areas as if they are their own personal office but they have plenty of others to accommodate.

Very quiet community. However elevator being out for over a month while living on 8th floor was very inconvenient. New front office employee retaliatory after email exchange over elevator. Been here 2.5 years never had issues with front office or residents. Definitely unsure about renewing again after this incident.

Just renewed my lease after a wonderful first year. Favorite aspects of living here are the beautiful apartment amenities (high ceilings, elegant fixtures, huge closet!), great location inside the Loop, and great staff. Love all the resident meet-ups, too. Good job, Novel!

Great place !fun events weekly and good place for kids with all nearby schools. Staff is good , friendly and supportive. Great for commute around.

Recently my door was not opening and Sam, a member of the maintenance crew, stopped what he was doing to fix the problem! It was done timely and without hassle! I appreciated it!

It’s a great place to live with amazing amenities & floor plans

Elevator in lobby has been not working in over a month, since beginning of June. Very inconvenient and ghetto. Rent is too expensive to have a nonfunctional elevator for over a month. Also with adding new equipment to gym they took away the heaviest kettle bells, new heavier equipment would be great and a functioning elevator. Emailed back and forth with an office member(will not use a name), offered no solution to any of my questions/needs, used AI the whole time to respond to me.

It is a very quiet and very well taken care of community. The service department is very efficient. and the local goods as well as Walgreens are in walkinjg distance.

Great deployment with wonderfully helpful staff. I have a dog, so I use those amenities which are kept clean. Security is present and seen, so it feels safe.

This is a most beautiful place. The scenery is so nice as well as the people that I have met. The office workers makes everything easy to understand and they are very good in selling this place. Thank you for a most pleasant experience.

Safe and beautiful community. Wonderful location and extremely helpful staff rooftop pool is gorgeous with an incredible view of the city and wonderful seating area.

Novel is an amazing place to live, the amenities are great quality and kept clean, the staff are very friendly and helpful and the apartments are modern and well finished. The location is a bonus being close to shops and restaurants, with a neighborhood feel and a park close by.

My fiance and I have lived at the Novel for 3 years and have absolutely 0 complaints. We adore all of the staff and love the layout of our unit. I’ve never felt so safe in an apartment complex. 10/10 experience

In my many years of apartment living, I have never appreciated the special details of my unit or enjoyed a community as much as Novel. Staff goes out of their way to remember our name and apartment number when we need to pick up a package, and management is always coming up with fun new ideas for residents to celebrate holidays and socialize. I love it here.

Overall my experience is very satisfied. David is the most kindly person I ever met in my long time APT experience. It was the one of reasons I chose to stay here.

Property is not the same since I originally moved in. Decreased quality of life and feels less secure than before. Constant smell of smoke in the hallways that sometime permeates into the unit.

Love the community , we have been living here for almost 2.5 years now , we would love to stay longer if the rent doesn't keep going up , love it.

The gym could use a squat rack or heavier weights. The signs should direct you to the different elevators - confusing when moving in when every hallway looks the same ??

Love the common spaces. Happy to see new games added on the 8th floor. Secure garage. Wish the pool was heated and a hand car wash facility would have been really nice!

I’ve lived in this apartment complex for three years, and the experience has significantly declined. When I moved in, the 24/7 concierge and valet services were key amenities, but both have been removed without notice or alternatives. The lack of communication regarding such major changes is disappointing and unprofessional. Maintenance is unreliable, with work orders often delayed or unresolved. Parking has become a nightmare due to new restaurants in the building. Aggressive valet attendants take resident spaces, and management has done nothing to resolve the issue. Noise disturbances, which were never an issue before, are now frequent and remain unaddressed despite multiple complaints. Additionally, ongoing construction often exceeds agreed hours, further disrupting residents. Overall, the property’s potential is undermined by management’s poor communication, lack of accountability, and failure to address these ongoing issues. It’s become increasingly difficult to enjoy living here.

Entries are all dirty. Everywhere dog pees We pay a lot for rent but cleaning is very poor The manager thinks that only the management office is the building. The manager has to patrol and check around

A lot of places stick the "River Oaks" name in their title but not many live up to the expectations of a true luxury community. Novel River Oaks is a fabulously well kept luxury building. The staff is attentive and professional. The community events are fun and held often. The apartments have are nicely appointed with high end finishes. The gym and pool areas are very nicely done with new equipment and tv's and are always kept clean. Any time there is an issue, the concierge and maintenance crew stay on top of everything until the issue is solved.

Overall the best place to live in Houston. Great apartment designs, fantastic amenities and the perfect location. Got a problem or a maintenance request - service is fast, efficient and courteous. I can't thank Luz-Yvette and her team enough for welcoming me home to Houston.

Christmas at Novel was so much fun...from the gift wrapping station with complimentary drinks to the assortment of holiday cards that we were free to choose from and send to friends, management went out of their way to make sure we felt appreciated. Even the dogs had their own holiday party! I love living here.

I love living at Novel. I have lived here for 4 months and I have enjoyed it. The staff is great and the community is gorgeous! All of the amenities are great and the community events are even better! Highly recommend!
