Unit is nice, clean, with good appliances and natural light. Was unaware of how loud it would be before I moved in. Can clearly hear the DJ yelling across the street.

Great location. Quiet within the complex. Great pool /grill area. Maintenance is responsive. Secure parking and apartment complex. Convenient access to 59, 45 and 288.
Been here for only a week now, but I find everything very beautiful and clean. Also, from the leasing office till the maintenance personnel, everyone is very nice and accessible.
Fairly new here and so far, my experience has been great. The apartment complex is well-maintained, and I feel secure with the two separate gates leading into the garage and the presence of cameras, even though I’m unsure of their monitoring status. The elevators can be a bit slow at times, but it hasn’t been a major issue. The area can be noisy due to nearby clubs, which I was expecting (just the area). Overall, the community feels safe and welcoming, and I’ve had a positive experience thus far.

The maintenance staff and apartment units themselves are great! The only negative this about this place is the area that it is in. Can be loud with night life music depending on what side of the building you are on.
I really like the connecting bridge and location to everything. Beautiful views of the city skyline and very updated apartment. For the price it’s perfect
Most everything good except: 1. Had a really really hard time getting my assist animals approved. 2. Did not always get responses to my questions via emails to multiple individuals. 3. Thought it was way too much a difference in rent between the 2nd floor and 4th floor, but I guess I can understand that.

Easily the best apartment complex I have lived in. The only thing i could complain about would be that the grill area in the courtyard needs some upkeep
Just moved in last month and so far everyone has been wonderful. The staff are super responsive and helpful. Fellow residents and neighbors have been very welcoming. My husband, my son, and our dog are feeling right at home already.
Staff is nice. The community fees are pretty high for such few amenities (trash service, small pool, and extremely small gym). The hallways could look livelier - brighter lights, better wall paint, and fix or get rid of the broken ceiling fans
Great place to live, a lot near by restaurants, bars and grocery stores. Also a very calm and peaceful place to live. Walking distance to downtown.
Clean building with good lighting. Pool was clean and welcoming. The apartment I viewed was clean as well. The leasing office was very nice and helpful.
Very beautiful apartment. I recently moved in and the process was fast and efficient. So far I love the view the apartment has as well as the space of the apartment.
Application process and move in was very smooth. Getting someone on the phone is a bit harder bc they have multiple properties and so many phone numbers to contact
If you are considering moving here, DO NOT DO IT! Problem after problem. There is BLACK MOLD eating through the walls of most apartments. I have asked for the mold to be removed 3 times, they just come and cover it. There are ROACHES, huge ones that will crawl from your drain and scare you in the shower. The washers and driers are older than me and barely wash or dry your clothes, they wont replace that either, the tile in the bathroom shower are falling out of the wall, also covered in BLACK MOLD but no one cares about that. I have have asked to move but instead of finding a place for me to move within their HUGE network of properties, the Morgan Group people have denied that and just continue to send MX to cover the visible mold. Living here is a nightmare and only adds to my anxiety. OHH yea ! also, we are right by downtown and NONE of the garage cameras work they have been broken for more than 6months , someone's car is broken into on the daily basis and the office does nothing about it, ever. Mine was broken into along with several others. Signing this lease has actually been my worst decision in life thus far. Save yourself!!!!! RUN!! the rent is no where near low enough to deal with this.

Do NOT move into this “luxury” apartment unless you like bug infestations, uninhabitable bathroom conditions, and slow moving property management staff. I moved in 3 weeks ago and have been having issues since day 1. The property knowingly rented out this unit to me with the shower in conditions way beyond “normal wear and tear” and in awful condition. I saw the property tour remotely since I moved from out of state and in the tour video the person recording skips the shower entirely. When I moved in I was disgusted and surprised that management would rent out a unit with a shower in any condition this horrible since they charge luxury rent and claim to be a luxury apartment. Not to mention the day I moved in, I found my unit hadn’t been cleaned at all, there were carpet beetles (look it up) , and more random living bugs in my apartment which led me to have to deep clean all of my belongings, put a pause on purchasing furniture, go back and forth with leasing to schedule pest control, etc for the past 2 weeks. Now as I’m trying to find a solution to the shower issue they tell me it just needs a “deep cleaning”…. The shower doesn’t even drain properly which the maintenance staff mentioned to me before he left my unit. Aside from that deep cleaning look at the pictures.. is that luxury rent price to you? I haven’t been contacted by the manager once, I’ve been offered no compensation, and they are in no hurry to at least remedy the issues in a reasonable time frame or manner. The only thing I can say good about the apartment, like everyone else, Davonte the concierge is super nice and helpful and the maintenance staff is very friendly. Save your money, live literally anywhere else.

Talk about problem after problem after problem. Here’s why you SHOULD NOT move to Smith. We have only lived here since June 2022. -First when we moved in there were hundreds of roaches in our apartment. I’ve been told there is an infrastructure issue. -Second our kitchen sink literally caved in. -Third our apartment flooded due to another apartment on a higher floor. -Fourth another flooding incident because of an issue above. -Fifth warm water lasts only for a few minutes in our showers. -Sixth constantly having stolen packages with no relief -Seventh absolutely no response from management or corporate. Carey is a disappointment as he is always on vacation and never responds to emails or phone calls. We’ve even contacted corporate and they haven’t responded either. -Eight they cheap out on materials for the apartment so you may find things breaking constantly like the kitchen faucet. When I brought it up, the woman tried to make it seem like it was only me. We’ve had to replace it 6 times. The only good parts about this place are the location, the wonderful concierge Davtonte, and that there is emergency maintenance because you’ll definitely need it. This is supposed to be a luxury apartment. People pay way too much to have these issues.

Except the 24/7 noise around you and price, nothing too bad. But be watch out that once you move in for a year then they will tell you to sign a move out agreement follow by a renewal contract at about your original price, which is pretty common. BUT, once you signed the move out agreement, they will then give u a new renwal price saying it's due to market reason(in less than a week), with 12% annual increment on rent, or you have to move out. Pretty nasty trick, but commercial world, well expected, either you suck the 12% per Year increase on your rent or trouble to move out. Fine for your if only for one year term with their "trap you in " offer.

I've been at 2222 for about 5 months now and couldn't be happier with the apartment! The staff, amenities, location and apartments are all fantastic. In my opinion you get the most for your money in the midtown/montrose area, there are only a few places with comparable prices for the quality that you get at 2222. The apartments are a great size and I've never had an issue hearing my neighbors through the walls. All maintenance issues I've run into have been minor and the staff is quick to address the issue. The building is also very pet friendly- its in a great area for walks and is just a block from a Bagby dog park! It can get a little loud on the weekends with the bars around the apartment playing music but its never been a huge issue for me. I would recommend 2222 to anyone in their 20s or early 30s looking for a fun location for a reasonable price. Its a great apartment with a really great staff!!
I moved to Houston for work after graduating from UGA. Did not know anyone in the area, and found 2222 Smith St online. I recently extended my lease after living here a year because the complex is unbeatable in comparison with other midtown apartment complexes. The entire midtown area is great for young professionals, so close to the social scene and within walking distance of downtown and the metro. 2222 Smith St. prices were the best for the area, and their amenities are superb. The pool in the complex is one of the top pools out of the surrounding complex’s, and is very relaxing after coming back from work. The grille and fire pit patio area are great for hanging out or having a cookout with friends. I thought about getting a gym member ship when I moved here, but did not need to as the gym in the complex had everything I needed and more. It is one of the most well equipped apartment gyms that I have seen, especially compared to the other complexes in midtown. I have lived in other apartment complexes the past 4 yrs, and I have never had leasing managers treat their residents so well. Chris and Elizabeth in the front office are so professional and friendly. They go out of their way to meet all of the residents and learn their names and chat with them if they see us around the complex or at the pool. Whenever I stop by the office to pick up a package, I always find myself stopping to have a 10 minute conversation with them. They are leaps and bounds better than any other leasing managers I have ever had. They organize great monthly resident social events to connect with the residents to so that the residents can connect with one another. Ended up meeting some of my best friends through these events. The guys who perform the maintenance are quick and I cannot praise them enough for how hard they work. Every request is done the day of or by the next day at the latest. Numerous times they have worked after hours to come by and fix something, and even stopped by on the weekend a couple times if it is an emergency. I highly recommend 2222 Smith St. especially for the 20-30 yr old crowd. I couldn’t have made a better decision.

I lived here for a year now and I will not be renewing my lease. The staff and maintenance are nice and accommodating and the apartment itself is nice but I couldn't do it for another year. The price we were told we would be paying monthly was very misleading because they tack on the most random fees each month. Parking is a hassle if you plan to have multiple guest. Speaking of parking, the garage tends to smell like pee often. The ONE elevator in the building is broken every other week. It's noisy but that's to be expected in the midst of midtown. I will miss the location but I know I can get more bang for my buck elsewhere.

I'm sorry that you've had an unpleasant experience. Please let me know the additional fees you're referring to. We have the standard water/sewer, trash removal, and pest control. If you are being charged anything additional please contact the office. All fees are noted in the lease agreement and addendums. Is there a certain level that you've noticed the odor in the garage? We'll look into getting the entire garage power washed. We have changed elevator maintenance companies. We recently signed a contract with the company that manufactured our elevators. I believe this should reduce the amount of downtime. The previous company wasn't meeting our expectations. We appreciate your feedback. If you want to be in the middle of it all- move to 2222 smith St. Next door to Spec's, CVS, all the midtown bars, Randall's, & restaurants. I hardly ever drive my car anymore. The interiors of my apartment are well maintained. You wouldn't believe this building is 10 years old. The pool area is excellent. The glass fire pit in the pool area is one of my favorite things about living here. Coming from the country, you just can't beat an evening by the fire. You will not regret living here!

2222 is a great place to live when transitioning from college life to professional life. There is still plenty of partying occurring in surrounding blocks at the bars, but it also has this serene sophisticated presence to it as well. The only downside is how the occasional courtyard/pool party can be heard too easily from the interior units.
