NEVER AGAIN! Wasted 3 days of my remaining days making sure the apartment was spotless and clean. Cleaned everything out and left the place cleaner then when I originally came into the rental. Got on my knees to clean behind the toilet to climbing up to get to the shelf to make sure those were spotless. CLEANED EVERYTHING!!!!!! They still took my deposit and continued to charged me $200 cleaning fee and also keep my deposit. When asked to see pictures they showed me an image of a little dust on the corner of their OLD refrigerator. CONS...... the refrigerator leaked weekly, always had maintains fixing the leaks continuously. Sink would always have disposable problems. Just save your time and not clean the place when you move out because you will still get charged. They will also charge you carpet cleaning which is $150. I rented a rug doctor machine to do myself and they said it had to be a rep cleaning service. Terrible service, and will milk you all they can. NOT RECOMMENDED

Came here for convenience, but found that it was highly inconvenient. List of issues: 1- apt wasn't walked through and we had a maintenance request the 1st day but due to moving, couldn't submit a request via internet because the front desk won't take any information at all and will only accept issues through the portal. When we finally got a hold of management to talk about it, we were asked "why we didn't submit a ticket."...well Rachel, we were busy moving and we're sorry we couldn't do your job for you. 2- the refrigerator freezes food. When we submitted a ticket to maintenance for this, he came in and shocked himself repeatedly and it's still broken. The freezer constantly thaws out and has water dripping on my food. Can't tell you how much money I've thrown away because of the fridge/freezer. 3- mosquitoes FOR DAYS. Myself, my husband, my child and my dogs have tons of mosquito bites all over us from walking around the apt complex. When we mention this to maintenance, we were informed and I quote from the guy himself "there are no mosquitoes here." Ok, Brad, the bites all over my legs and arms show otherwise. 4- roof rats. on building 11 specifically. We let them know and were asked "what is a roof rat?" Good thing for the feral cat colony, I guess? 5- they charge a fee for pest control but haven't seen them here at all. There are black widow nests in the hallways and bugs in the apartments. Can't tell you how many spiders we've had to kill. 6- landscaping isn't a thing here. Tons of overgrown bushes and trees. Oh, they're also poisonous to dogs, Oleanders and Bougainvillea. So if you're walking your dog, don't let them near those plants. 7- management is horrible and lacks empathy or sympathy. It's a money grab for them. The ONLY good thing that I can say about this place is the neighbors. Most of our neighbors (minus 1) have been awesome and understanding.

we were deceived! forced to pay for registration at $60- (120)! my children and I were left homeless because of the administrator - who turned out to be incompetent!!! DO NOT RECOMMEND!

While the facilities are good and pool is well maintained, its overpriced right from 2021 and its a concrete jungle. You need to get outside of this community to experience some fresh air

This is not a 5 star resort but you would think by the price increase. Yes, the pool is nice and its well maintained but come on its not Scottsdale. Their lease terms make no sense, 60 day notice must been given EVEN tho you have a lease expiration date. They need notice to charge you more month to month. If you're on the 1st floor you hear the upstairs plumbing YES every flush or shower. Guessing plumbing was not done well during construction. MAA won't budge or work with you ..won't even consider your unique situation or dilemma its all about them and the money. Sad that a beautiful complex on the outside in UGLY on the inside.

Main reason I lived here was because they don't have breed restriction on dogs which is probably the only good thing about this place. Very overpriced for the facilities and they charge for little every little thing. Grass areas constantly flooded, dirty premises despite constant early morning leaf blowing, feral cat colony, cockroaches, gate never works just to name a few things on the top of my head. Management is very corporate and not personal at all. Would not recommend to a friend.

staff that work here are very rude, all of them will not give me time of day to answer a qustion and yell at me when I asked a question I was asked to leave when I was talking but I told them that I cant help my tone of voice and they called me a liar. the property manager did

The staff is extremely unpleasant and unprofessional with how they deal with their residents. Highly recommend to stay away from them as you will not get the service you need. I’ve lived there for many months now and they had issues with their payment portal. I had a receipt and confirmation that rent was paid on time to them through their website. It took them 6 days to reach out to me stating they never received a payment and that I’m being charged late fees on top of my rent. My bank even jumped in. The staff is very stuck up and not willing to help as this was their portal that had problems. They showed no empathy and had no answers to my questions. Please consider other apartments before waking into this terrible company that lacks customer service

One of the management people, Chloe, was supper nice and gave us all the information we needed to help me make my final decision. She showed me which unit I would be getting as well as different styles which was a plus most places don't show you the one tour going to be living in. I would recommend her if you come and look for a place to live

It's really a nice place to live. But like any apartment living it has its issues. I think you pay $40 a month for a little remote thing that opens the gate to enter the property, access the gym and other things. Mine doesnt work on the front gate. One time I didnt have my phone on me to call myself and let myself in. It was past midnight and i had to sit and wait for someone else to arrive home. Little things like this. You have to pay rent online which isn't bad, but the $3 you have to pay on top of your rent every month is ridiculous. I've paid rent online before in two different places and never had to pay a fee. And there is no other option to pay here. You get charged for paying your rent.??? All on all it is a nice place to live.
I love living on this property. the grounds are clean and well kept. the staff id friendly and the maintenance guys are a huge help!
Great sales and maintance staff. The location, amenities, and overall client service far surpasses the competition. I know I can find another apartment for less money, but knowing I am taken care of and this property is professional makes me staying.
Everything is great at this complex. The community is quiet and clean and seems to be well maintained. I havent had any issues with anything at this point. The one only downfall I see is there are quite a few stray cats throughout. This is only noticeable to me because I have a dog who would love to chase them. Not sure management could do anything though as some may be pets that are allowed outside. I would definitely recommend this complex to people though.

There is a fun pleasure living behind the pool and being on the ground floor and living here was enjoyable in the space that we had. Our move was dependant on space for my family and if we were not in need of being in a house, we would have remained in the apartment as the service within the complex from the staff and maintenance was satisfactorily good.

excellent service whenever the smallest thing needs fixing. Always there within 24 hours or less, and always kind and polite. Just wish they would spend the money for elevators at least in a couple of buildings. It would mean the difference between being able to stay or to move on after lease is up. Beautiful landscaping except the north lawn, which has needed help for several years.
Eliminate TV package from rent. Personally, I don?t watch TV, and would rather receive a different service, or save that money.
Five stars. Well kept , well lit, clean grounds, pool and bbq equipment. It?s very quiet here and a safe feeling I get is paramount being single. Awesome staff and maintenance crews.

Wonderful apartment/great service by maintenance staff but lease amount was increased so much will not be able to renew again as much as would like to-can not afford the new rental amount for next lease--very disappointed because love the apartment but my pay is not keeping pace with the rent increases

I love it. Although this is personal and does not affect anyone else. I don't know if this typical for AZ but it was surprising a grace period is not allowed to pay rent. I get paid on the 1st of every month and if that day falls on a weekend or holiday payments are not received until the next business day. Therefore, I wanted to pay my rent a month ahead which would allow me to alleviate rent being late on the few months when the pay "is held up". However, I cannot understand why this is not allowed.

These people are SCAM ARTISTS! My fiance and I were all ready to move into a new apartment at The Edge at Lyon's Gate, we had paid our application fee, "administrative fee", and our security deposit to hold the apartment. Come to find out, after paying for everything, that the consultant Jennifer, who was rude and rushed us the whole time we were looking at apartments, LIED to us about what was/was not in the lease. This part of the lease that she LIED about basically disqualified us from living there. My fiance and I confronted the manager about this, and the manager was very unhelpful and didn't care at all what her consultant had told us. The only thing the manager offered us was to file a complaint with their corporate office. FRAUD is this place's business model, they make money off of screwing people over. They wouldn't even give us the security deposit back that hadn't even gone through yet, the transaction was still pending when I asked for a refund. STAY AWAY!!! They will commit FRAUD and then blame it on you.

Exterior and interior are great. It's very nice. Very frustrating front office staff. Received incorrect information, was nickel and dimed and never even moved in! Out $250 now, kind of like I crumpled it up and threw it in to the wind.
AC broke in AZ and instead of fixing it like they have done before I got told to do the window thing until the morning as were right next to Ray road with constant traffic and fire trucks but that's perfect for a 5 yr old trying to sleep who keeps getting scared when a siren goes off or car horn... but man I'm so thrilled that I pay $1140 a month for complete lack of care in maintaining this property never have experienced anything like this and wish I would have known would of avoided a lot of non sense and stress it seems to be one thing after another at this place and they could care less
I lived at the Edge at Lyon's Gate from 2013-2015. The staff was always very nice, especially the maintenance workers. They were always polite and handled all of my problems quickly. The community has a lot of younger kids who would run/skate around with each other. It seemed like it would be nice if you had kids, but I found them to be pretty noisy as they would skate through the downstairs hallways frequently. Additionally, there were some noisy people who would use the pool late at night (i.e. 1 AM) and make a lot of noise on the way there and back. The apartments themselves are fairly nice. Some of them have little fake fire places which I was not particularly impressed with. I'd go with extra space over the fireplace if you have a choice. The bathtubs are huge which is awesome and the rooms are decent in size. My one main complaint is that in the kitchen, the cabinets are made for someone who is 6 ft tall. It is impossible to reach the top cabinet (and I am fairly tall!). Overall, this place is pretty nice. I left because they raised my rent by $100 and it seemed worth it to move somewhere else where I could get comparable living conditions and a much cheaper rate.

Clean, pretty, accesible and costly too! But lastly safe... The apartments have an area which offers a pool a living room which has computers and offers wifi to residents , it also offers coffe and chocolate drink for free And bbq's. It's a nice place overall and the workers treat you nice ! A perfect place to live as a family... Not a student like me.
I have lived at The Edge at Lyon's Gate apartments for about 2.5 years in both a 2 and 3 bedroom apartment. I love it here. The office staff is friendly and helpful. The maintenance people are quick and courteous. The pool is amazing...a tropical oasis. The location can't be beat. You can walk to coffee shops, restaurants, grocery stores, banks, and a frozen yogurt shop. The mountain views are gorgeous.
