Luka on the Common is a great living opportunity! The staff and office is wonderful. The building and lobby has just been renovated and looks great. Can't bet the location, in the heart of the city.
We have had nothing but an excellent experience during our time at Luka.The building is beautiful and clean. The maintenance always comes quickly and are friendly and professional. The location can't be beat! We have no complaints and would absolutely rent here again.
Transitioning from AVA to LUKA was not easy regarding the leasing documents, but other than that amazing!
I appreciate the effort to update the property and engage the residents in a more friendly manner than previous management.
Like everything, there is always room for improvement; however, I have no complaints.
The walkable resources in the area are fantastic, the apartments have a clean and modern look with floor to ceiling windows, great temperature control, strong water pressure, and some excellent views of the city. Jerson, Paul and the leasing staff were fantastic, friendly, and communicative. I had to put in a small maintenance request after moving in and Oscar was quick to help, efficient, friendly, and gave me great suggestions for upkeep. So far, I'm loving it here!
Luka is an amazing community and building. I'd absolutely recommend it to anyone!

Luka's location and amenities are great for the price you are paying. Everything works well, and the team here is quite helpful.
Hate electric stoves but it was reasonably priced…for now
Luka is average at best. Packages are delivered and residents are never notified. Trash accumulates in common areas. Leasing office is difficult to contact and when you do get to talk to someone, they aren't much help. The only good employees here are the building people carried over from Avalon's time owning the building.
Leasing and front desk staff have been highly professional and helpful with every interaction from newly touring the building to arranging for movers, answering questions, and helping with all package deliveries now that I'm a resident. Location has restaurants pretty much right outside the door. Shops, Boston Common, and AMC Cinema are a short walk away.
Luka is a good place for a decent home. It's a little costly but the facilities are in good condition and concierge staff is nice. However, since the management changed I have had a couple of issues like delays in maintenance resolution, one lost package, and annoying parking system. I understand that issues happen, but the transition has been long and troublesome. I am sure they are working on it and they'll improve over time.
The building doesn't fix appliances if/when they are broken. The building staff is impossible to get a hold of. If you don't believe me, try calling the building number and choose the touch tone dial option saying you are a current resident, and see if you can ever get anybody on the line. Ever.
Ever since COVID started this building has gone completely downhill. The management does not care at all about making this a nice community and instead treats tenants as hostile. The leasing office is argumentative and unwilling to uphold even the most basic community standards outlined in the lease. If it wasn't for the location this building would be empty. -The walls are paper thin. I've heard so many animals around me throughout the day that I felt like I lived at the vet. -My neighbor chainsmoked cigarettes in his unit every day but management did NOTHING about it despite me notifying them when he was smoking. -They tried to force me to pay hundreds of dollars in cleaning fees when I moved out even though I deep cleaned the apartment myself. I literally had to consult my friend who is an attorney to show me the law that forbids them from doing this (but it won't stop them from trying!). -The on-site parking is a complete mess. My car has been damaged and I've heard countless stories of other accidents. The valet has huge turnover and nobody there takes their job seriously. -The common areas, hallways, and gym are usually pretty gross (trash being in the halls for days, lack of cleaning equipment in the gym, overall poor upkeep). Don't even get me started on the outside of the building - the area on the LaGrange street side is always disgusting! I've also lived across the street in the Kensington and had an overwhelmingly positive experience there. AVA may treat their tenants like garbage, but many other "luxury" apartment buildings in the area can actually deliver on their promises. I would never recommend living in AVA Theater District to anybody.
While the building has package acceptance, they did not always notify residents’ timely of the delivery. There were instances when a package came in before noon but we weren't notified until late evening. Speaking of concierge/security, it was very inconsistent. The concierge was only at the front door during the day and was often busy with deliveries and other items which took them away from their desk. There was no one at the rear security station until 6pm. This allowed people to enter through the rear door without being noticed by leasing agents or concierge. During the times when concierge was supposed to be stationed at both doors, they were not always at their station. This lead to situations where anyone could walk in behind a resident and go unnoticed or unchecked by concierge. While it was convenient having a gym on the 6th floor, the gym equipment deteriorated over time. The equipment padding was ripped on the weight machines. The building used to provide towels but stopped providing them over the course of our time there citing residents’ theft of the towels. There were also instances where members of the building were running their own personal training businesses and inviting their clients into the gym to train during popular workout times like after-work hours of 5pm-7pm. The common areas are a nice feature. However, the students bring their friends over to hang out especially during warm weather days. Even though each unit has a guest limit, when multiple people from a medical school live in the building and can bring multiple friends over, it sometimes meant large crowds on the roof deck which made it hard to use the grill or hangout in an optimal location with friends. There are other drawbacks that can’t be controlled by management but you should consider because they might not arise during a tour of the building. Construction is taking place around the building constantly which means loud noises starting as early at 7am, sometimes on weekends in summer. Large populations of homeless people or drug users directly in front or behind the building, especially during night time of warm weather months. Loud music coming from Bijou and loud drunk people from the two strip clubs or various night clubs in the area. This becomes an issue as the police shut down access to the roads around the building on weekends and if you take ride-share or a taxi, will be forced to walk through crowds of drunk people and homeless people late at night.
No place better than a shimmering tower in the heart of Boston. Next to the greatest nightlife on the East Coast, and the greatest food anywhere, AVA theater district sets itself apart from most any luxury building in Boston. I can't imagine living anywhere else!
I moved into my new apartment 1 week ago. The staff is so friendly and helpful I am very impressed . The common areas are always spotless and smells great ! The apartment is spacious and has lots of cabinets. The staff very helpful even when unexpected things presented I give the apartment building a 4 star rating I would refer anyone and everyone to this apartment complex !
I want it this place because I'm a college student who wants to move out her parents house. And it's kind of hard when you don't know what apartment you want to live at.
