Extremely poor maintenance. The approach feels like a temporary patch rather than a real fix—issues are only addressed when they become critical. Preventive care seems nonexistent.

We do our best to respond promptly to requests, but some days there may be emergencies that occur and require immediate attention. Thank you for your understanding.
I love living here, but the communication is really bad for me because for some reason I can't ever log into the portal at River Oaks but luckily I can go through the gray star portal now and get help. I have given them my email five or six times plus it's the same email I've had for ever so it should be on the lease. It's just irritating. I feel safe here too.

The community is generally pretty nice. It’s quiet and polite, most of the issues are administrative. I don’t think there’s enough trash pick up, I think it’s only two days a week? I don’t believe this is the fault of the staff but the new roofs they bragged about are leaking in Building 7. Hopefully that we can get that fixed soon! Also I think the garage could use a big sweep. The gravel that’s accumulated causes a lot of skidding noises from the cars. If you aren’t careful you can slip on the gravel yourself (been there lol). Once the water damage gets addressed I think I would recommend this place fully.

Our maintenance team empties the trash container rooms daily, and Waste Management empties our compactor weekly. We are sorry that there was an issue with the missing gutter, but that has since been repaired. We are in the process of having the garage cleaned and power washed, along with new striping and numbering very soon! The Park at River Oaks is a great location with great amenities. It’s not far from anything but not so close you’re constantly stuck in traffic. The leasing office staff is kind, but if they allude to the fact that the trash valet is a removable expense it is NOT. The maintenance is quick AND effective, I’ve had a couple of same day fixes which is extremely valuable. It’s a good place to be.

The size of the rooms is very good, and the noise level is very good, except from tenants above. However, the halls are seldom washed, so animal stains remain, and the garage is not kept clean. One cannot read the numbers on the assigned spots, and sand and leaves collect.

While we do clean the hallways on a regular basis, it is difficult to stay clean with the construction. The past 3 years have been very trying, inconvenient and noisy due to garage and overall property renovations. PARO’s location is ideal; however, most people do not/would not want to deal with the noise and interruptions.

I know the PARO office team and PARO maintenance team work very hard at trying to meet the needs of its residents. In my view most of the community problems at PARO need to be better addressed by GS corporate.

I like my apartment. It is spacious, and the location is close to grocery stores, etc. the in house maintenance people are friendly and helpful. Usually the response is quick. This time communications failed. The dirty halls and garage concern me though.

We've been here for 6 years because we love the location, but the quality is going down. The sign used to say luxury leasing, but now it says apartment living. They force you to pay for valet trash service even if you don't want or need it. The security gate used to be great, but then everyone and anyone can just go in if one person's entering. The staff and maintenance employees are really nice, and they try their best to help!

I am comfortable here because of the great residents. But I am tired of constant leaks, crumbling hallway ceilings, and little issues with my refrigerator and my washing machine. I have not turned in the washing machine issue...no hot or warm water because they have already told me no hot water for washing. The staff here does the best they can. I like them and the maintenance crew. I am paying for an "upgraded apartment," but it was upgraded over 10 years ago. Trim and cabinets are cracking and dirty because they just paint over old paint without cleaning or sanding it down a bit.

Sally, I have reached out to you via email regarding the issues that you mentioned. Your washing machine should have the ability to wash using warm and hot water. If the warm and hot water options are not working, then we need to get that fixed for you ASAP. As you know, we are currently working on making repairs to the entire community, which will resolve the issue with the leaks and stucco cracking. We are very excited about all of the renovation projects happening in our community, and we appreciate your patience while those are being done. Our experience with this community has been so great. Moving is always a messy business, especially from out-of-state, but all our questions and concerns were addressed right away by Jace on the leasing team. Maintenance requests have been dealt with quickly and expertly. We are very happy here and feel quite safe in the community.

I have loved my apartment since I moved in which is seven years ago. It is large for a one bedroom apartment and I love that it has a washer and dryer and a standup shower but most of all I love where my apartment is because I have windows facing so much beautiful greenery. The landscaping is important to me and the upkeep is handled very well. The staff and maintenance personnel. Keep everything in perfect shape. I really can’t imagine living anywhere else.

The Park is a beautiful complex. The amenities are amazing, and the leasing and maintenance teams have been great. It didn’t feel as “luxury” as advertised once we actually moved in, since we noticed some issues it had, but it’s great for the price and location. I appreciate that there is a gated parking garage. My only big gripe is that the community does not recycle.

We enjoyed the frequent (almost monthly) wine socials as a way to meet and get to know people here. Hopefully that will be resumed quickly. We miss the coffee machine that has been removed and hope they bring that back. We wish they accommodated recycling here.
