The maintenance team is a joke. They don’t do their job. My neighbor’s and myself air break down all the time. Every week it’s a new unit broken. The management team is a joke. If you complain about anything, they don’t take it serious. I wouldn’t move here. I’m glad my lease is up, I just moved out about a couple of months ago. One of my larger Packages came up missing out of our Amazon locker pick up area. It was not locked up. This place has gone downhill in the last several years.

So many reasons - DON’T DO IT! Cadillac prices with a hoopty experience. Refusal to relocate residents whose units were flooded. Mold growth being referred to as “mildew” that’s making tenants sick. No rent adjustment either. Rent is also going up 40% for apartments that were built in the 80s & no upgrades planned. Management is incompetent & lacks empathy. You will be treated like a massive bother should anything go wrong and require them to actually do their job. There are much better choices in the area, keep looking!!

Don’t come to this place. Honestly, security is terrible. Unless you are comfortable with shootings inside the property non residents having pool parties of over 200 people and your Amazon packages being stolen. I must say and be honest that the staff is amazing. Hats off for them I love Jocelyn Abel and Arturo they are great and always super helpful. Which is a shame that upper management won’t do anything for the security of this place. 1- People walking with guns in front of your door. 2 - there was a shooting inside the property which the bullet hit my neighbors front window. 3- there was a pool party of non residents of over 200 people both Saturday and Sunday. 4 - the pool area is always full of cockroaches. 5- your Amazon packages will disappear so get use to that. I’m telling you this place is not it. Aside from the amazing staff. There is nothing “luxury” about this place. Plus, even with all these security issues and shootings they won’t let you break the lease.

Safe apartment surrounded by a ton of places to eat and things to do. I have lived here for 4 years now and have never regretted my decision. This place has everything you want in a home. Service tickets are handled in a timely manner. The employees here have always been helpful. Overall, it’s has been a really good experience.

I love the carlton apartments, and I normally hate the apartment life. The apartments are beautiful and the staff are nice and helpful. I would recommend for sure. Also the grounds are gated and safe. I don't feel unsafe walking around at night.

I moved in to the Carlton Apartments about a month ago. So far the staff have been extremely helpful in taking care of issues in a timely manner (No major issues but glad to be treated like a priority). The apartments are spacious and the value you get for the price is some of the best I've seen in the area. So far, I would highly recommend the Carlton Apartments if you are looking for a great apartment in the Loop.

Please note all the good reviews are before ResProp took over in Sept 2018. Since they have taken over the property has gone down hill. Management has changed 4 times since they took over. Of which the replacements are no better than the prior. They could care less about residents. If you need anything you have to ask multiple times and hope it will be taken care of. Delivered packages were being opened and stuff stolen on a daily basis. When management was told they said it was not their responsibility?!? Cars were being vandalized in the complex and we got the same response...not their responsibility. If you live here please understand that you are on you own. On a positive note, the tenants that have been here awhile look out for each other and their property.

13 years ago, I would have given this property a 10-star review. Previous owner and staff took pride in this property and it showed. The grounds were once pristine, the office staff was once knowledgeable, helpful, and glad to see you and maintenance was expeditious in getting any repairs done. Everything changed for the worst when the current management took over. It has since then taken a nosedive and scraped the bottom of the barrel. The attitude of the staff is one of apathy and nothing is their responsibility, just ask them. Dog waste is everywhere as owners do not pick up after their dog. The once pristine grounds have numerous dying or dead plants. The dog waste stations tend to overflow as they are an afterthought. The front gate is left open all day and sometimes at night, so that numerous homeless people wander around to accost residents (one was even sleeping in her car in visitors parking). Cars are broken into and vandalized, apartments are broken into in the middle of the day due to the gates being open, even though management will tell you that is not the case. Just check how many times HPD has been out. I’ve someone try to open my front door either during the day or late at night several times. (My neighbors have had the same experience) Management refuses to close the front gate as they want to let “prospective renters” come in and they are TERRIBLY slow to do any repairs when there is a problem. Management also refuse to communicate to residents when there are break ins or other issues. Security cameras have suddenly been taken down. Packages that are delivered and not put inside the Amazon lockers are opened and the contents taken. Every. Day. Maintenance has barged into several of my neighbor's apartments - no warning, setting off alarms and on one occasion, spitting his gum in someone’s sink. (captured on nanny cam)
If I could rate this place with a minus 100 I would. ResProp mgmt is hitting the rock bottom of bad apartment management. Infestation of german roaches, putrid smell of water in dishwasher ( have to wash and rewash dishes), sewer back up in your toilet, gates CONSTANTLY broken, air conditioning units leaking. ResProp has a HORRIBLE reputation, I have got to get out of here ASAP. Wish I could post pictures of the roaches!
I never been the person who ever had to write review on sites. Only being in this complex for a few months I had no choice to warn the community on my experiences here. I was walking my new 7 lb puppy when 1 out of the 2 over 100 lbs pit bull aggressive attack my dog for no reason. We had to use extreme force to save my dogs life. I know this incidents happen and most of the time there is not much that can be done except the management reaching out in concern seeing if my puppy is alright and maybe informing me we will reach out to that resident about this incident and maybe suggesting sending their dog to an animal behaviorist. I sent an email before they open and they never reach out to me with concern before taking their holiday break. You cant expect a management company to always have a solution for you most case they don't but when you pay the rent we do here. You at least expect compassion and concern. And even if that was not the case and they decided not to check their email before a holiday. Says a bout a company who they hire as management. So in a few months I dealt with theft from the maintenance guys even one trying to enter my apartment while I was taking a bath because I called in sick without any maintenance request, a brutal attack with dogs over 100 lbs which I didn't even think they allowed since their size without any concern email or phone call before taking a holiday break. Please reconsider your choice in choosing this apartment. You think you are paying for a luxury apartment but honestly all I am seeing is non-compassionate or lack of work for not check your email before a holiday just in case these types of incidents occurs.

The present leasing team is quite unprofessional and racist. I wouldn't really recommend this apartment. When we moved in in 2016, the team was great but not now. The current leasing agents really need some training on how to answer questions.
This is my second review. The apartments are well appointed - more like living in a house than an apartment. They are large, well kept and the Management is amazing. Nice location, pretty grounds...cars broken into a lot.
I am retiring to Palm Springs, Ca in 2 months, otherwise I would renew my lease where I have lived for 6 years. The places are well kept and large and have been updated to make the homes not just apartments. I hate to leave but know that anyone who lives here will be as happy as I have been. cf 8-19-2015
I've lived at The Carlton for over 10 years. Impeccable landscaping and great office staff.
Awesome place, great neighbors, centrally located, tons of restaurants, bars, and shopping all within a 1.5 mile radius.
I've lived here for a little over 8 months now. Overall the experience has been generally positive. The good ... clean property, great pool, good clubhouse, well-kept gym, super-quick repairs. I love my unit's floorplan -- it's spacious, well-thought out and is everything I want. The not-so-good... utilities costs seem random. I had a 3-figure waterbill one month and the only explanation I got was the complex allocates water usage. I have no idea how this was even possible since I take 10 minute showers and travel out-of-town for work! Appliances are dated -- my washer/dryers look like they're from the 80s. Everything takes forever to dry. They also remodel the units while people still live in them. Some of the contractors don't leave a trace ... others leave your apt in an utter mess! My carpet now has dark spots that weren't there before, my couch has dust (maybe sealant specks?) all over it...you'd think those guys would have the courtesy to cover up your stuff before they start working.
My wife and I have lived in the Carlton for one year and could not be happier to renew our lease. The neighborhood is centrally located between the greatest areas of the city. You can be to an office downtown or in the galleria in 15 minutes during morning rush hour and only a slightly longer commute home. It is anywhere from a short walk to a 15 minute drive from the best restaurants and attractions in the city, not to mention within walking distance of Central Market. The staff is prompt in dealing with all requests and reasonable in working through issues. For instance, our dryer was taking a long time to dry clothes and it was recently replaced with a brand new unit. Again, great experience and you cannot go wrong in choosing the Carlton.
I MOVED BACK TO THE CITY AND FOUND THIS WONDERFUL APARTMENT COMPLEX. THE STAFF HAS ALWAYS BEEN PROFESSIONAL AND ON POINT. ITS BEEN WONDERFUL.....THE APARTMENTS, THE OTHER TENANTS, STAFF, AMENITIES......WILL BE A TENANT FOR YEARS TO COME!! HIGH RECOMMENDED FOR YOUR NEXT MOVE!
