Property Ratings at Cortland West Houston
I’ve been living at Cortland West Houston Apartments for several months now, and overall, it’s been a great experience. The community is well-maintained, the landscaping is clean and modern, and the amenities—especially the gym and pool—are top-notch. The staff is generally responsive and friendly, and maintenance requests are handled promptly in most cases. The apartment itself is spacious with updated appliances and finishes. I especially appreciate the in-unit washer/dryer and the smart home features. Parking is usually easy to find, and the location is super convenient, close to the katy freeway, shopping centers, and restaurants. The only reason I'm giving 4 stars instead of 5 is due to occasional noise from neighbors. But those are relatively small complaints compared to the overall quality of life here. Would definitely recommend Cortland West Houston to anyone looking for a comfortable and stylish place to live in the area!

These apartments are great especially for the price. They’ve decorated them very nicely. They’re beautiful on the inside! The amenities are nice. The management team is actually incredible. It’s pretty quiet. The other residents are friendly and not intrusive or nitpicky. Everyone is usually friendly and polite. It’s pretty quiet. I’ve lived here for three years and I’ll probably live here for a few more. I know a few residents that have lived here longer than I have. We have a lot of long-term residents and that’s always a good sign.

No not rent here, you can find a better place for the amount of money they are charging. This apartments are not safe, one person got shot and kill at the parking lot while I was living there. The management doesn’t not care about security, security patrol 5 minutes a night if we were lucky, without anyone on call if you need help. The manager was very rude all the time I call to ask for simple questions. Garbage everywhere! I live there for one year, not once they cleaned the hallways, I send email, calls and nothing. The neighbors will leave the garbage outside their apartments 24/7 and the office simply ignored all the emails I sent and on top on this, they will charge you twice for garbage. $25 for valet and between $25/39 extra every months if you are lucky and the community didn’t throw a party, because they will make you pay extra for more garbage. Absolutely ridiculous. When I moved out, the apartment was Chrystal clean and they still send me $250 for moving services. Are you kidding me? Also they took ONE month to fix my ceiling fan and the windows are full of mold. I make them clean and they keep telling me that is only dirt.

While no community can guarantee safety, we do have a security team patrol the grounds from the late evening hours into the morning, and work closely with local law enforcement should crime ever find its way into ours. We did experience valet trash issues when we were short staffed, however we are happy to report that this has since been resolved. While the the additional fees are standard and do not change, the one charge that is known to fluctuate is water, which is based on usage. Our team tries its best to keep the community in a clean condition, but if a resident ever alerts us to any areas that could use additional attention we are always happy to send someone out to take care of it. The most important things for me and my fiancé were safety, pest control, peaceful environment, and a good location. All of them are covered in this apartment complex. I really like it. If we find ourselves unable to find a house soon, we will renew our contract here.
I’ve finally found a place I’m not planning on moving out of for a while! I can finally buy furniture because I plan to renew my lease! A few times if the lord allows.
Community looks way better online. I have always rented with Cortland properties due to customer service , community events , property up keep, and leasing options. This is by far the worst experience at a Cortland property I would move if I had the money to break my lease. Valet trash comes with they want to , not within hours posted but community is constantly sending emails that we are violating terms. Overflow of emails about little stuff but no emails acknowledging the brown water. Everything feels very “as a matter of fact” and not welcoming at all. The parking lot flooded which could have been easily resolved if someone racked the drains which is mind blowing that there is not a process for that since flooding is a serious issue. 0 out of 10 would not recommend. Mud is everywhere instead of grass, buy some fake grass and put it down. Leasing staff comes off as rude and not helpful.. I’m having a different issue everyday. Mosquitoes live in my apartment and constantly biting me and my dogs.. vinyl floors is cheap and feels lik a gym mat. For the most part it’s a safe community

I have lived here for a few years through other management. I can say Cortland came in with there sleeves rolled up with the mind to work renovating and beautifying the property and implementing things like the food trucks the yoga sessions and coffee for the residents and not just the staff that makes it nice to be here. I add it's not a perfect place but they come so close especially with no bug issues of any kind inside my place no leaks no a/c problems yes had issues about theft but they have been quick about informing residents and having security present on property so no it's not perfect but far from being the worst. And that's real talk!

I love this place! The apartments are spacious and beautiful. Everything is clean and well taken care of. The pool is the perfect place to cool off on a hot summer day. The gym is very clean and and the equipment is great. Overall love this place highly recommend!

I recently toured here. The apartments were beautiful and pretty quiet. Love the updated appliances in the unit I viewed. Leanna did a great job of showing me the property! Definitely will be applying.

CORTLAND is okay. It’s nothing that gives them the upper hand when comparing price and other apartments. You can’t pay your rent in FULL until it’s close to the first. Or you can pay rent and would have to sign back in and pay utilities the last few days of the month. I’m use to the money order system they use to have. I won’t be renewing over here, but they not bad. Just average.

I have to say we have been surprised for all of the upgrades Cortland is making to our buildings. I have lived here 10 years and am looking forward to transferring to a new remodeled apartment. Over the top renovations.

This apartment community has a very peaceful ambience. Leasing staffs are accommodating and very responsive to their tenant's needs. I love the renovations of the swimming pool, gym etc. It's a great place to live. Highly recommended!

Cortland West Houston is a wonderful and welcoming community. The team are amazing. Both Rosa and Adina made us feel at home instantly and answered all questions we had.
This place has car break-ins regularly. There are no onsite cameras or security to keep your car safe. I broke my lease to move out of state to receive cancer treatment and they piled on many extra fees in doing so, lying to me that it was up to corporate and it wasn't. The outside lights in many building went out and weren't replaced, it was over 2 months like that before we moved out. The corporate hired people who don't respect those in the building that work from home and are loud all day long. We lived there for 5 years and it just got worse every year, especially after Cortland took over. The lawn always looks like crap and was mostly dirt.
My overall experience at and with Cortland West has been comforting and safe. It's a place where working people and families can come and be at ease and relaxed. I appreciate the quietness sometimes too quiet. Lol....

Cortland West is a good place to live - because of The Staff! Both office and maintenance teams are great.
Overall this apartment as a community is by far the very best and I love to call it home the staff the people the environment is as close as to perfect as it youre going to get. But apartment wise nothing is perfect I just think once they focus on updating the inside of the units working on wears and tears that come with age gets fixed then everything as a whole would be even more satisfying to come home to!
Overall it has been a good experience for me. There are some things that could change especially for the price.

this complex has been under the same management company for decades and the new management sucks. $30 extra fee if paying rent online. they removed the dumpster so now trash is everywhere. been having problems with my AC for months. the old management team is great. this Cortland West is trash!
Cortland has a reputation for buying out apartments around Houston, making small changes I.e. the pool @ the Legend at Park Ten (old name) and then charging $100 When its time to renew. The INSIDE of the apartments need to be updated to reflect outrageous prices.
The administrative team and maintenance team are doing a great job.
I recently just broke my lease due to a mold problem. I once caught adena the office manager trying to sneak into my apartment to see if ny bestfriend was living there. I confronted her at the door and she said she had the wrong key... how is that possible if all apartment keys are different????. Another time i caught kelly sitting outside of my apartment hiding in her black car trying to see who was going in and out of my apartment. When they saw my friend they told him he had to be on the lease to be there. They’ve been snooping around my apartment and got caught on multiple occasions. And the mold was never properly fixed it was just bleached and watered downed and painted over. I had to tell them i was going to break my lease for them to finally reconstruct the whole restroom ceiling and resurface the shower . Adena and Kelly are MISERABLE! I would not move here ! The price isn’t worth the quality!

I have been leasing a unit at Legends at Park Ten for the past 3 years and had experienced nothing but great tenant service from the leasing office. The leasing consultant that I worked with Adina, who is now the property manager, was absolutely phenomenal and I appreciated all the help she provided with my setting up. All in all love this place so far. The only drawbacks is the new valet service that took effect this year and which I do not see it being practical with the hours the service stop by for people working night shifts. But can't discount the best smile from Adina!
