I love the garden style setting at Columbia Crossing. My apartment is spacious and modern. I wanted a fitness room and garage parking and that was one reason I chose this development. The location is very close to the highway and Washington DC.

Top floor apartments are fine. Anything below is subjected to the creaking and excessively loud subfloors that require repair. Maintenance team is exceptional, they’ll fix anything immediately. Leasing office and management are great too. Unfortunately it’s the building itself that isn’t. It’s beyond their control, but it is what it is. I had a unit that had excessive noise transmissed through the floor. Instead of it being vacant after I transferred (until repairs are made), it was re-listed at $200/m more. I feel bad for whoever ends up there and has to put up with it.

Coming up on ~6 months. I will not be renewing. It’s impossible to accurately convey how easily noise carries between floors. I haven’t heard a single conversation but I can hear *literally* every step my neighbor takes. I’ve also found roaches 3 times (albeit dead). Really disappointing because they have maintenance and customer service dialed in at the leasing office.

I'm starting month 2. The community is located in a quiet but convenient part of Arlington. Renovated apartments are pretty nice. The leasing staff is very approachable and responsive. I chose this apartment over others because the size price were reasonable and the staff was more personable than others I visited.

Been a resident for 3 years now. Moved from 1 bedroom to 2 bedroom as my family has continued to grow. Great place to live. Maintenance issues get addressed quickly. Great amenities. Can’t wait for the pool to open.

Worse experience ever! Stay away from this place! Management does nothing to help the residents and completely ignore our concerns/issues. We have been having the same problems since October 2023, we're now in April 2024, 6 months later and still dealing with the same issues.

Gates Hudson promotes a renovated building, but at best it's remodeled. Units look nice but fall apart. You can expect mold, leaks, broken appliances (e.g., no heat in winter, no hot water). You can expect significant delays in repairs. You can expect an unresponsive leasing staff that won't email you back - they prefer you call so nothing is in writing. They charge amenity fees but your balcony is wood rotten/unavailable for 1/2 your lease and the gym is cramped + small. You can expect a broken garage door almost every other day, and your rent to go up 10-20%. Truly an awful place to live.

The charge for parking AND create reserved spots for people who pay extra, limiting the spaces for people who already pay. They’ve been doing a very frustrating beautification project in lieu of fixing structural issues or updating old appliances, including faulty heating systems or water heaters.
I moved into Columbia Crossing in January 2017 and I will be moving out after my lease is up. When I first moved in, service was great, management wanted to work with us on any issues we had, and I was happy to be in a spacious, quiet apartment. Fast forward a couple months, office staff has changed, we no longer consistently receive emails for package pickup, and I never receive phone calls back after leaving messages in the office on multiple occasions. The equipment in the gym is sometimes broken, which is tough when there's only 5 machines, and the AC is nonexistent in that one small room - not great on 100 degree days in the summer. I've had neighbors who were drug dealers (eventually evicted after multiple noise and smoking policy violations), and the police have shown up on the weekends, most recently for a stranger trying to break into multiple apartments thinking they were his apartment. When it was time to renew our lease, they tried to increase our rent $150 with no explanation. Among other complaints, we mention that the garage door has been broken for 3 months, so it seems ridiculous to charge more when you're providing less security. Again, I call multiple times, no response. The leasing consultant would only speak with us via email. Eventually, I was sent an adjusted lease without any personal follow-up from the property manager, and after this experience, I genuinely feel like they don't care about their residents. If you're looking anywhere on Columbia Pike or the Pentagon City area, you can find better places for the same price they're asking here at Columbia Crossing. Or expect your rent to go up after the first year. Pros and cons below. Pros: spacious apartments, good layouts for people with roommates (bedrooms on opposite sides of the apartment), plenty of parking available, nice pool, pet friendly, decent neighborhood (lots of bars, restaurants, grocery store within walking distance) Cons: unresponsive staff, small gym with no AC, loud neighbors (you can hear every time a baby cries near you or your upstairs neighbors walking above you), community rules are not enforced (plenty of smokers in a non-smoking community), 30 minute walk to the metro and shuttle only runs during business rush hours.

I have lived in the complex for almost two years. I love my apartment!! The floor plan is perfect for me, and the staff here is first-rate. I have had poor experiences in the past with maintenance and management staff, but not here! All the maintenance requests I have submitted have been addressed in less than 24 hours. Additionally, the location is perfectly convenient for my busy schedule. I plan to stay here as long as I can!
Columbia Crossing apartments don't have granite countertops. They do have space - they're much more spacious than many of the new "luxury" apartments. Balconies and patios with room to sit outside. Trees and Beautiful landscaping. A pool. A gym. Friendly, helpful staff. There is no road noise, at least for the apartments sitting back from the street. The garden style design and a corner unit means I don't hear my neighbors since I don't share walls with them. Occasionally, we hear drunk people in the parking lot on Saturday nights but that's about it. There's a dog park, tennis courts, and park virtually in our backyard. And we're walking distance to groceries, restaurants and bars. I can get to the mall and airport in the middle of rush hour without hitting traffic. I have lived here for years because it's hard to imagine anywhere else having the same level of quiet and space in such an incredibly convenient location
