Property Ratings at Champions at Ponderosa
Somebody got paid to make this a 3.8. I would not recommend this apartment complex to anyone. Things are always broken. In all the years we were there, we never used the wash room. The management is HORRIBLE. The grounds on the inside are not kept. There are cable wires on the ground. Garbage can always overflowing. Our door had black mold on it when we moved in and it took them forever to take care of it. Finally did but would only do it if we washed the door first. So after a year, we did because the door was embarrassing. It should have been washed before we moved in. If you feel you want to move here. I would suggest a 6 month lease or a month to month. I guarantee you will not like it.

These are the worst apartments I’ve ever stayed in. Something is always wrong. Management (Monica) does nothing but feed you lies and empty promises. I would NOT recommend these apartments to anyone. On move in day my carpet was wet and my unit was full of roaches. My A/C was broken and it took months before they even tried to fix it. This place is a total rip off!!! STAY AWAY!!!!
I wouldn't recommend renting from Ponderosa. I signed a 6 month lease. The day I moved in the closet/bedroom carpet was soaking wet and smelled of cat urine. Management said they would replace the carpet they never did..Apartment 1111 was flooded a total of 4 times.There maintenance personnel are morons it told them 2 months to fix the leak in the ceiling in the kitchen which distorted my kitchen table..then the living was also flooded with about 3 inches of water from the rain..So many apartments were broken into along with vehicle and Windows smash. the owners of the Ponderosa apartment only care about collecting there rent. The appliances are old and disgusting I couldn't even cook at home. The landscaping was rock and dirt the trees never get pruned.DO NOT RENT AT THE PONDEROSA ON BUTTE CREEK RD

Champions at Ponderosa would like to apologize for you experiencing any maintenance issues with your apartment under the previous management company. Apparently you moved out, before the takeover, because this apartment was vacant when we took over the property. Again I apologize because our new management company would have taken care of any maintenance issues you were experiencing, as we did for all of our existing residents. I would like to invite you to come out and take a tour of our newly renovated apartments. We have also added some new property features such as a fitness center, outdoor grills, and renovated business center. By the way the new landscaping is breath taking. Hope to see you soon. We've been here for just over 2 months and we hate this place. First they lure you in with cheap rent, but then tack on fees like a $125 administration fee you have to pay, then an extra $60 a month facilities fee, if you want a decent parking space it's another $25 per month, and then $25 per month pet rent even though you give them a $400 pet deposit. The laundry facilities here are a joke and not safe to do laundry in. The gate is pretty much always broken, allowing anyone to come in. There's been several break ins and the police have been called quiet a few times. There are some pretty crazy people renting here as well. Our apartment has had nothing but problems since we moved in. First out of no where our toilet just exploded and it took them over 24 hours to fix which took 10 minutes to do, leaving us without one the whole time. There's leaking coming from some where upstairs causing our bathroom to smell horribly and warped the floor in the kitchen. There's a pipe in the center of our bathtub that randomly leaks into the tub. Maintanence is a joke. Oh and the roach problem! Started as soon as we moved in, in the kitchen and by the time we finally got the pest control guy to come out, they've moved from the kitchen to our bedroom! We've spent a lot of money just trying to keep the problem down, but we can't keep our dishes in the cabinets or the drawers. Not even in our dishwasher because they get into there too and we keep the whole apartment really clean. I would seriously look somewhere else cause this place isn't as nice as it appears to be.
