Mice infestation, vines growing from the wall, trash littered throughout the hallways, horrible front desk staff, and breaking appliances. If you want all the above then rent here.
The leasing office and maintenance team are very nice and respond quickly. It’s a safe neighborhood right off route 7, lots of friendly people.

Im very happy living here! The staff is friendly and helpful. The apartment was clean and felt like home immediately. Ive enjoyed being apart of the community thus far!
Is a very well design community. Very close to shops, library, restaurants, churches and still kept in a very quiet residential neighborhood surrounded by nature and trails. Is very private and very well lit at night; only 3 floors per building with only 4 renters per floor. Very family and pet friendly, and excellent choice for all ages and walking distance to the community college. We are super happy here away from the busy street noises and high raise comunity we used to live in Arlington.

Cascades Overlook Apartments is one of the best communities to live at. Beautiful area in Northern Virginia. The grounds of the community are beautifully maintained throughout the year and the amenities are great. The office staff and the maintenance staff is the best.
Good location, easy access to shopping & main highways. Management always accessible & helpful. Maintenance staff efficient and respectful. A quiet rental community.
My first floor apartment is convenient & works well for someone with mobility issues. It is close to Cascades Senior Center & the library!

You my publish my first name only "Susan" I love living at Cascades Overlook. Shopping is so close. Most things are one mile to Starbucks, Target, Sierra Trading Post, Marshalls, Michaels, Giant, Aldi, CVS, and my employer Northern Virginia Community College! I couldn't be happier anywhere else!
Nice living spaces with your choice to either be solitary and private or to socialize within the community. Good response from staff and management with issues or concerns.

Cascades Overlook is a wonderful place to live. The staff is always amazing and maintenance is extremely attentive. The whole crew makes you feel like the only tenant even though your not.
Cascades is a lovely, peaceful community that provides an excellent environment for families and individuals. The staff is always very helpful, friendly and quick to respond to your needs.
I loved the neighborhood when I visited, the office staff is very quick to respond to maintenance requests. Upon moving in, my dishwasher and dryer did not work, and after an email to the office, maintenance was sent to fix it within hours. One of the 2 trash cans that were provided was dirty and I was able to get a new, clean one within days. The neighbors are friendly, there hasn't been loud noise or late-night music/parting. Also, given this is my first place by myself, I feel safe in the area and really love that. I am thoroughly enjoying my new place.
Cascades is a great place to live. From the friendly staff to the nearby shopping centers... it's quality.

I couldn’t be luckier to live at Cascades Overlook Apartments. When I moved to Sterling five years ago, Cascades was the first place I looked at. After meeting the staff and viewing the apartment I said to myself, “I don’t need to see anything else!” The management, office staff, and maintenance crew are all so friendly, helpful and kind. They’re not rough around the edges like the management at other places I’ve experienced. They go out of their way to make quick maintenance repairs and utility updates. My hot water heater was working fine but they had already made plans to replace it last year because it was old and they wanted to swap it out to prevent future problems. Who wants to be faced with an emergency late at night? Not me, and I don’t have to! When I first moved in, I had two dogs and my present dog couldn’t be happier here too. There’s a dog park with well-behaved neighbor dogs and friendly dog owners. And wow, an annual carpet cleaning is included! I like to walk in natural areas, so I was so happy to find that there are several of them around the neighborhood. Algonkian Park on the Potomac River is five minutes away too. Springtime at Cascades is gorgeous with large trees, blooming cherries, crab apples, shrubs and flowers! You should see my balcony is the summertime with my planters, and a table and chairs where I can enjoy a quiet breakfast with friends. The only improvement I would suggest would be to add security cameras to the outdoor cook out area in order to document guests who occasionally are not respectful the property. My beautiful one bedroom apartment is so well designed that everything fits perfectly and nothing is awkward with how the place functions. All of my daily needs are within a five or less minute drive including my workplace at Northern Virginia Community College. And hey, I’m reducing my carbon footprint by living here too. Convenience and ease of living are truly what Cascades is all about. Thank you Cascades for giving me the best DC Metro living experience I could have ever hoped for!
My experience in looking for a new home was hampered by covid but was still handled so well. My communications with Juanita were great and I felt attended to and appreciated even more I signed a lease.
The neighborhood and apartment complex is very peaceful! Quiet and green! Its so nice seeing my neighbors but not hearing them haha

Great play to stay. Lots of walking paths around to walk your dog or ride a bike among nature. Relatively calm and peaceful and the neighbors and staff are all friendly.
Peaceful and safe community for all ages and pets. Units are spacious and the price is right. Close to shops, schools, universities and even Chruches. And the location is quiet and in the middle of nature and wonderful trails and parks.
my only real complaint is the trash area other than that nice quiet place to live

Cascades Overlook Apts. as been my home for over three years. i liked the look of rugged stone over the doorways; they reminded me of Valley Forge stone. The variety of trees on every street lent grace and shade on a sunny day. On the inside, the size and unusual angles of some of the rooms was attractive. Outside light was abundant through many large windows. The marvelous feature is the balcony overlooking the small woods filled with birds, squirrels, chipmunks which seem to like to stay in their habitat. Parking is plentiful in my neighborhood, and the managers and staff have always been pleasant and professional.
The layout of the apartment is roomy and feels like home. Ease of access to parks, trails and shopping is great. In the fall the community is picturesque.

I like it very much, the community is nice and clean. I like this place so much! I would live here for the rest of my life but I'm so stressed that I have to move because my rent is almost down..and I'm moving to post Tyron's corner apartments...hopefully there I can create the same "my own place", wonderful and comfortable as here...
Charity, our leasing agent is the best ever. From the moment we arrived she made sure we felt at home. Our apartment was clean and in great condition when we moved in. Maintenance is always efficient and friendly! I would highly recommend living here!
The apartments here, though not the cheapest in the area, do provide decent comfort and a very convenient location within minutes of mall, post office, many schools and even the IAD (Dulles Int. Airport) and not too far from many Metro stations. The owners of the complex are very good at fixing anything that becomes damaged in a timely fashion and they also provide valet waste services. Through the three years that I have lived in the complex, I have had no complaints of noisy neighbors or been victim or witness to any kind of unwanted activities in the area. It is a very family friendly area and very worth it if you can afford it.
