      The office is time deaf. Security doesn’t exit. There are broken down card in the garage. The neighbors are horrible. Maintenance and security are non existent. It’s dirty.

      I have lived at Bellrock Sawyer Yards for over a year, and I am so pleased with a number of qualities at this amazing place I get to call home. The staff is so approachable, kind, and very friendly. I love how easy it is to be understood and get my needs taken care of! The entire building is consistently well-maintained (cleanliness AND landscaping/pool), people are generally friendly and respectful, and everything from the unit design to the halls and shared areas are of the highest quality. You truly get access to an opulent living space in a quaint area at a pretty reasonable price! I look forward to finishing up my lease and considering a third year here (or beyond)!

      For the most part, my experience here has been great. However, there’s been a huge (negative) energy shift with the office staff. Where Robert, Lindsey & Yuko made it feel like home and offered immaculate care and customer service, I don’t get that anymore. Yuko is still very amazing, but there are ppl in the office now who don’t even smile back or greet you when you walk by, the new gentleman, to be specific. Frankly, I hate it. As I’m friends with quite a few of my neighbors, I’ve heard that others feel the same. I understand that there may be some temps covering until the new perm team gets here, but I think it’s worth noting that Robert & Lindsey left some very big shoes to fill. If I hadn’t already done it, I probably would not have renewed my lease if the current experience is what I knew we were in for.

      Absolutely love our new apartment! The trains take a little to get used to as sometimes it can be very loud especially at night. However the community itself is truly amazing. We love our neighbors and the leasing office is so friendly. Truly if you want amazing customer service go to Lindsey and Robert because they will get you right!

      Overall, I good complex to live although probably not the best in the city. There have been some imperfections here and there but the property staff makes efforts to keep things under control and in order so that residents aren't having an insufferable living experience. Community events are nice, I recently attended one where I met some friendly neighbors and got to know some of the other members of the property staff a little more.

      I had my initial tour with Yuko, who assisted me throughout the application process. I immediately fell in love with the complex, its amenities, and its environment. I’ve been living here for a month now and have no concerns at the moment. All of the staff members have been wonderful as well. My move-in process was smooth and seamless.       I have loved living here! The location is perfect, even though we’re sandwiched between two railroad tracks the structure of the building is so great because it is still very peaceful. I have never had any issues with my neighbors and the management staff is probably the best apartment management staff I’ve worked with!

      Overall, we are pleased with our time at Bellrock Sawyer Yards. The unit that we are in is spacious and we enjoy the layout. The kitchen is great and the finishes/appliances are nice. The location is pretty great as well, especially if you work downtown. I can be in my desk chair in about 10 minutes from leaving my door. There are many restaurants within close driving distance, however, I do wish there were more walkable options. We went with AT&T for internet/wifi and we are pleased with the speeds. Some things to keep in mind… this apartment building is nestled between 2 VERY active train tracks. Sometimes these trains stop, blocking the intersections, and you will have to take a detour to get around. Also, make sure you are not in a unit under the 3rd floor lounge. You will hear people playing billiards/foosball and stomping around… all the time. Lastly, the gym at Bellrock Sawyer Yards is very average. I would recommend getting a gym membership somewhere else. One more thing to add, we have not had the greatest experience with management. We have had an ongoing mold problem in our unit for roughly 3 months (at the time of writing this). I’m sure others are dealing with this too. The maintenance team responded quickly for other, more mechanical problems that we have had in our unit (ex. Dishwasher and garbage disposal), but the mold issue has not been resolved. In conclusion, this is a good place to live and I would recommend it. But make sure to keep this review in mind before choosing your unit and signing your lease.

      I moved in Mid August and have loved the stay so far. The apartments are spacious and amenities are neat and clean. I haven’t had any issues since move in day. Staff is friendly and answers questions that I may have. The location is great, it’s close to everything. The only downhill is it’s located between two railroad tracks so you occasionally get stuck behind a train. The good thing is the trains are pretty short and not a big issue as long as you’re not running late :)

      Overall positive experience so far ~2 years in. There was a management change but haven't noticed anything tangible to report. I've had no issues with things like maintenance calls, talks with management, etc...Amenities are as advertised. Only con personally is the cramped parking lot - expect to have near-misses navigating it daily. Previous management put very small mirrors to attempt to accomodate, but more should be done on this.

      I’m thrilled to share my wonderful experience at my new place at Bellrock Sawyer Yards. The one-bedroom apartment is impressively spacious, outfitted with all the modern amenities that make it incredibly comfortable and convenient. The peaceful community truly feels like living in a resort, offering a serene and luxurious environment. The community flaunts a beautiful pool, fancy lounge and well equipped gym. As an expat, I was initially anxious about renting an apartment in a new country, but the exceptional leasing team made the entire process a breeze. Robert has been incredibly kind and helpful throughout with a smile on his face, while Mia kept me updated on every step of the process, ensuring I was always in the loop and keeping the whole process smooth. Both Mia and Lindsey maintained a cheerful and accommodating attitude, even when I requested to see the same apartment multiple times and bombarded them with tons of questions - they were always willing to help with a smile. Their friendly and professional demeanor made me feel right at home from the start. Additionally, the maintenance team deserves a big shout-out as well. Although I haven’t needed their services frequently, they have been quick and efficient whenever I called for help, ensuring any issues were promptly resolved. A heartfelt thank you to the entire team—Robert, Mia, Lindsey, and Jose—for their outstanding support and dedication. Their combined efforts have made my transition to living in Houston smooth and enjoyable. This place is not just a residence; it truly feels like home.

      AVOID ! - between 2 railroads- poorly made units - nonchalant leasing office

      These apartment are beautiful BUT they are poorly made - let’s start there. My bathroom wall caved in, I literally could see the pipes in the ceiling. My dishwasher broke several times, my cabinets are coming apart, my stove and refrigerator just recently went out. It has been nothing but problems here. I spoke to the leasing manager on several occasions, her response is ALWAYS “sorry about that I’ll look into it”. I never get compensated no matter what. My first 2 months I was billed incorrectly, oh yeah and my FIRST week here I saw a MOUSE in the hallway LOL. I’m so sick of this property. Oh I hope you like trains because you are in between TWO railroad tracks that seem to be going all day ! You can literally hear it allll day. Prepared to be late to work because the trains will delay you and the traffic that builds up outside your apartment. These apartments shouldn’t be as expensive as they are, considering where they are located. I don’t know anyone who enjoys hearing a train all day or being stuck by a train when you’re trying to make a quick grocery trip. Good luck ?

      Counting the months till my lease ends

      This place has so many issues. I have never been so unhappy at an apartment. I will start with the list of positives :) 1)The interior is very aesthetically pleasing 2)The floor plans are smart. Easy to store things. 3)The amenities are nice Cons: 1)It is SOOOOOO noisy. Between all the industrial buildings making noise 24/7 and the trains it is hard to get sleep. They lied to me about the train blowing its horn 'only during emergencies'. This is simply not the case. It comes at least 3 times during the night (if I'm lucky) and sometimes comes up to 8 times in a night. Sleep at this point is distant memory. 2)The walls are so thin. You can hear everything your neighbors are doing. My neighbor that shares a bedroom wall with me blasts music and TV all night from 11 pm-4 am so it is impossible to sleep even with ear plugs. I have complained to the leasing staff multiple times and no improvements have been made. I sleep on my sofa now. 3)The leasing office is not helpful. It took them 3 months to fix my washing machine so I didn't have a washing machine for 3 months. 4)The garage gate is always broken 5)The dog park is not secure. There is a large gap in the gate where a dog (including my 40 pound dog) can crawl under straight into ongoing traffic. I have seen multiple dogs do this. They said 'they are working on it.' This was 6 months ago.

      NOISY and CHAOTIC

      UPDATE: My vehicle has been towed twice now. I purchased a new vehicle and asked them what to do. I was told when the tags come in go into my profile and update my vehicle information. While it had paper tags they towed it. They were nice about it and credited that cost back to my account. My tags came in and I updated my profile. It was towed again. I was clearly upset because taking an Uber to work and not having everything I needed for work is extremely frustrating. They stated that there are two portals for vehicle information and that I only added it to one. Umm seems like that would be their job to update the "tow portal" for their residents. She stated she would credit my account again but to keep it a secret. I was still upset and let them know how frustrating the situation is that I have to leave work to go get my car. She said well since you're being rude go ahead and leave a bad review and we are no longer going to credit your account back. So now THEY tow my car, which is registered where THEY told me to after the first "accidental" tow and now I have to pay for the mistake. Other issues: The train is still there loud as ever, there are now more neighbors loud as ever. It's ever night, at all hours, you have to hear loud people clearly very intoxicated wondering the halls. I saw drug paraphernalia near the elevator (some type of utensil used for cocaine with lots of residue on it). A vehicle in guest parking was broken into. A driver came into the garage and wrecked his vehicle into three other cars, I'm sure that was nice to wake up to. The pool gets very crowded on the weekend, people clearly do not obey the one guest rule. It's basically MTV spring break. I'm sure they will respond to this trying to victimize themselves but I'm giving you the truth so be ready for chaos if this is where you choose to live.

      Broadstone Sawyer Yards apartments are lovely. They have superb appliances in the kitchen and a very large washer and dryer. The bathroom is exceptional. Kudos!!! Also you cannot love living here because of the dedicated personnel.

      Broadstone Sawyer Yards is centrally located making it easy to get anywhere in the city in no time. The amenities, fixtures, and appliances are what caught my attention and the price sealed the deal. I shopped around and this was definitely the best value. My favorite feature though is the size of the parking spaces in the garage. You can actually park next to a car and still get out without banging the car next to you. It really is the simple things. Super excited for the year ahead and glad I made the choice to lease here.
