If I could give this place a zero I would. I lived here for 1 year, unit 105. Do not move in there. When it was time to move out I had a 10 month lease they messed up lease agreement and I had to stay there a couple more months since they never gave me a 90 notice to give them notice, I had to go to the office and figure it out for them. I was robbed and when I called the office they acted like it was nothing. Unit 105 also gets flooded! At one point it flooded 3 times in 1 week not to mention all the mold this caused including my clothes and purses. And when I called he office again they acted like nothing. Maintenance came and did nothing but drag mud in the apartment. And now that I have moved out they are ghosting me, ignoring my emails, saying they don't have access to records any longer. Update, I was finally able to talk to someone after being on hold for 25 min and being hung up on twice! Not only are they not giving me my deposit but they have the audacity to charge me an extra $500! I repeat do not move here!

Loved the staff, they did the most to make sure you got what you wanted in your apartment. The cleanliness of the apartment, Layout, and Updated Features far exceeded our expectations and we couldnt be happier
the apartment next to us installed their new washer wrong causing a flood thru the adjoining wall into our apartment. While the maintenance helped clean up the visible water--they did nothing to dry out the wall itself! Moisture attracts bugs! Management is claiming our fly infestation is due to poor housekeeping! Really? Insulting! BTW we have a professional maid service once a week. Now what? You can see the water damage on the wall behind the stove! Meanwhile, we have spent hundreds of $ on cleaning and bug control products. All while continuing to pay our rent! Aventura 1414 does not provide a habitable space but you still pay!! BEWARE!
This place is a beautiful,spacious, friendly, clean environment. No violence, disturbances and a very quiet living. The maintenance comes same day service and great management. I love the High-end living with peace and quietness.

Pass this property on your apartment search. Unsafe, poorly managed. Ever since the new management company took over and hired the new property manager, this place became a miserable place to be in.
I think that this is a nice community to live in. Its quiet and safe.
Management is great and the property is well maintained and maintain person was excellent
We lived here over 6 years. Beautiful apartment complex especially with the recent upgrades. Good experience living there however management has been terrible the past couple years. Very slow to respond to calls or repairs. Was told that they would call me back and never did. This happened several times over the past couple years. One of the manager even said she would call back at noon, never did then goes on vacation the next day for the rest of the week. Make sure all issues and complaints are documented in writing or email to avoid dispute later. They are trying to charge us items that were already broken when we moved in. Instead of trying to resolve it or discuss it, they just send it to collection. Very unprofessional management.
I was apartment hunting and had been calling their leasing office multiple times in one week, I left messages and all, no one ever returned my call.
The problem is always the president's fault. If you walk into the office to let them know something is broken or not working, they assume you have done something wrong. Getting a maintenance worker to look at, let alone fix the issue is nearly impossible if you talk to office staff. If maintence does come, there is never will never notify you or let you know any update.
Office staff and property manager do not communicate with each other or with maintenance properly. Nothing gets fixed in a timely manner because it might not be an "emergency" to office staff even if that means you have to not use a portion of the space you are paying to use. I had a leak over my toilet and no one was even able to come look at it for over a day! I had to use the office facility which closed at 6pm.
This apt has a 5 star rating? Lies. Only way this is possible is if people are rating the building and location. Beautiful building, and the location is amazing. Everything you can ask for is 5/10mins at reach but the management, my God, horrible. I’m tempted to mention names. These guys never/hardly answer their calls. Imagine walking in and telling them you tried calling and her answer is “I wasn’t in the mood”. Just a lot to say about the management...oh by the way, if you end up moving in, don’t even bother paying for a covered parking. It free and belongs to everyone. You don’t get a reserved sticker anyways if you pay so anyone can park in your spot. Good luck calling the tow truck!
Iam a resident of the complex and I have 3 months notifying the office that it is damaged the exit door of building 2, and this brought as a consequence that the thieves came and broke the glasses of 20 cars aprox , came to the police and still bad the gate...this brings security problems, manager Andrew notified and told me that if I liked I could withdraw from the condominium,obviously do not know how to treat the public and does not know how to solutions the basic problems of the building,it is their job ,for that we pay rent for basic things to work,it s not free,

I have lived at Briar Meadows for 5 years and I absolutely adore it. They just finished renovating many of the apartments and they did a really good job! faux wood floors are a nice touch. The atmosphere of the complex is very relaxed which I like. They also added a dog park, and an amazing grill area by the pool. The fitness room has everything you need to workout as well. All in all, I love it here!
So I originally moved here from out of stated and was in search for a wonderful place I could call home. So I started my search, what I was in search of was a small community where your able to identify your neighbors, a community that provided security but also among those things were to have the features that I also wanted and felt I needed in an apartment home. When I came across this apartment online I loved it and decided to go take a look. I must say I love the layout and spacing, especially the storage spacing. It came with my washer and dryer, which was something I was interested in. It has an amazing gym that stays open 24 hours. The staff have been friendly from the moment I stepped into the office and if I ever need them for anything, they respond quickly by phone or email. I love the location that's conveniently by everything I need and also close to my job. All of my appliances are brand new and I fell in love with my garden tub and kitchen area. The grounds are kept clean along with the pool are. The one con I have would be the parking but other then that I adore my new home. If you do decide to come and take a look, ask for Sandy she is a sweetheart.
When it comes to looking for apartments we all know that it can get a little crazy sometimes. But when it Briar Meadows I knew when I found this place , I had found the place that I would call home for the next year. These apartments are in a great area and they also have a great staff to go along with that. They are always on top of maintaining the apartments when something goes wrong and they are always finding new ways to keep the community involved with each other. Briar Meadows Apartments is a great place to call home and I'm glad this is my home.
