I recommend not even applying to Aventine at Fort Totten, unless you are willing to lose excessive time and application fees at the hands of their leasing office. I spent seven weeks in the application process and lost two application fees (multiplied by # of applicants) - because, after their delay and lack of cooperation with my first application, I was required to submit a second application to move forward. There were several weeks in the process that I both called 3-4 times and emailed once or twice to hear nothing back. I lost count of the number of times that I was told that a callback request had been submitted on my behalf, to never be executed on their end. The leasing office is inefficient, unresponsive, and uncooperative - except for Joseph/Joe, who was assigned to my application for about two weeks and had appropriate response times. Altogether, I am out $175 in application fees and at least 6 hours of time in failed correspondence (beyond time spent moving the application forward) that wouldn't have been required with a more responsible leasing team. Ultimately, I leased with a competitor because I ran out of time with the Aventine. I recommend that you go elsewhere before wasting your time and money.

We would not recommend living at Aventine Fort Totten. The service from Greystar has been consistently disappointing. Staff lack basic courtesy and professionalism, and as a tenant, you’re left to deal with unresolved issues for months. Extremely frustrating experience.

2 stars. The apartments are advertised as luxury apartments. The layout is nice. But received a dirty unfinished apartment as well as rear entrance door needs to be reprogrammed. Make sure you do a through walk thru before signing the lease.

Aventine Fort Totten is a good place to live. It’s in a decent area and very resourceful. everything is nearby and almost close to everything. It has the metro literally 1 min away and is pet friendly it doesn’t get any better than that.

Please beware of this place. It’s way too expensive for the price that they’re paying. They need to do better with maintenance work and the community needs a lot of help because there’s homeless people coming in and out so there needs to be improvement in the place but overall I like my apartment I just don’t care for the other things that come with the place.

Although the building is maintained very clean there have been major issues with the one elevator that serves 500 apartments which is very disconcerting due to many residents with limitations

I just moved in but so far so good. Fort Totten Apartments are very clean. I like how the staff is serious about keeping the community clean. The staff is very professional and nice.

I've only been here for almost 2 weeks and already dislike it. I would never recommend this place. Roaches and a mouse in my apartment. Hallways always smell bad. Hallway walls and floors are awful.

Aventine Fort Totten is a beautiful community with responsive staff and maintenance technicians. However, they may accuse residents of breaking items if you call them to fix something that has loosened or fallen into disrepair due to age. Background: one day in October 2022, I went to open the microwave and the bottom of the handle became loose. I could see that the glue used to hold it on was no longer sticky. Instead of gluing it back on myself, I decided to open a ticket with maintenance. Maintenance came to survey it and said they would need to completely replace the handle. They came 2 days later to install it. That same day, I was given a property damage charge of $80 by the management company. This is completely unfair and based on false information provided by the maintenance technician. Photos can be provided upon request to show both the manufacture date and the loose handle with the dried glue where it was once attached to the unit. This is very disappointing.

I do not recommend this apartment at this time. I have had a bad experience with lack of competence and professionalism with the leasing office and have been disappointed by the unmaintained state of my apartment and the appliances within it.

So far it’s been great! The halls are clean, it’s not loud, there’s a 7/11 attached which is convenient. My packages always come on time right to my door. The neighbors are friendly, the staff are amazing! The location is so close to everything (metro, a multitude of bus stops, two 7/11, Walmart, etc.) and the rent is superrrr reasonable for all of this. Great first apartment

I have really enjoyed my time here at the Aventine. My unit is quiet, spacious, and has great natural lighting. The appliances are updated and work well. The exterior is very nice and there's regular landscaping done around the property. I would recommend the Aventine to family and friends.

This property has four advantages: location across from a major Metro Station and bus hub; storage rooms available, free surface parking, and apartments larger than comparable one. This property does not perform well on proactive maintenance, courtesy and competence of office staff, and allowing some folks to flaunt the rules (a dog the size of a miniature pony living here); inconsistent security.

My overall experience at Aventine has been great! The 2 Leasing Agents who I have directly interacted with (Brandon and Dave) have been amazing. I really appreciate how professional and courteous they were pre and post move. Brandon is also very responsive to all questions I had from parking to packages. He even helped me bring over some heavy items that I had shipped which he is in no way obligated to do! It says a lot about a person when they go above and beyond to help at work. **Application and Move-In Process Comments Brandon and Dave were very professional throughout the entire application and move-in process. They were very responsive to questions I had about price and flexible when I decided to change the original apartment selected and move-in date. ***Maintenance Team Comments The maintenance team is very responsive and professional something that was lacking in my last apartment. I appreciate them being able to quickly respond and address questions I had related to appliances. The buildings and property are also well maintained. I did not find many issues with lighting or the elevators. The parking lot is clean and trash site is well managed.

Aventine Fort Totten offers a clean, and convenient apartment that has a great location and excellent amenities (gym, clubhouse, amazon hub, etc.) Furthermore, the staff are very courteous and the apartments are well connected with public transport. Furthermore, the apartments have a lot of parking space which makes owning a car very simple! Overall, the experience has been incredible!

I love living here! Its been five years and I feel like I dont ever want to leave. The location/neighborhood is awesome and the community is great. Outdoor parking is definitely a bonus!
