I fell in love with this property when my girlfriend and I toured, it and immediately knew this was where we wanted to live. The move in process was very smooth, and since we moved in, it's been everything we expected. Love it!
I have lived at Alta for over two years and although there have been a few hiccups, as is the nature of apartment living, it has been great. The housekeeping staff and maintenance teams keep the building looking great. From their onsite courtesy office through to the property manager, everyone that I have interacted with has been responsive, polite and professional. I recommended giving the property a look.
The package system is a disaster. Who has time to look endlessly for their lost packages.

I would not recommend Alta River Oaks. It is unsafe and not secure. Multiple thefts, maintenance does not get tended to. No security. Too expensive for what you get.
Alta River Oaks has a great location close to downtown, river oaks district, Washington avenue, and a number of restaurants / city parks. There are a wide variety of amenities and they are usually kept in pretty good shape. Overall we have enjoyed living at Alta River Oaks.
A great apartment complex that prioritizes prompt and efficient maintenance services with a dedicated team that responds quickly to maintenance requests and resolves issues on time. The regular upkeep and proactive maintenance measures ensure that the property remains in good condition and that residents' concerns are addressed promptly.
I have been a resident at Alta River Oaks for a year.I have always had any issues resolved or questions answered in a timely manner.
I've had no issues with neighbors, parking, or any of the facilities. Using Latch to lock/unlock my doors makes life a lot easier, as does the valet trash service. Preventative maintenance happens occasionally, and any issues I've had have been minor and answered quickly. I typically come home to a note on the counter and the service already completed.
I have lived in many areas inside the loop This is the best spot in town.
Clean building, security at night, attentive staff, and love the coffee machine!! Best experience at an apartment and don’t want to leave.
Everyone is super nice and helpful. There are way way more pros than cons. Only con I have is the thin floors and ceilings. I can hear everything up and down, which doesn’t bother me. The only negative is below neighbors bang their ceiling at 10pm with a broom, which is super disrespectful. This is an apartment complex, not a house. We are going to live around a lot of noise, which I would aspect someone to know in. Other than that great experience and much love.

I’ve lived in a lot of apartments over the years and this is by far my favorite. The interiors are gorgeous. The grounds are kept in immaculate condition. Management is fantastic, friendly and they actually handle things that go wrong. The price is high but as a single female I feel safe and it’s literally close to everything. The only negatives here are the walls are SUPER thin and that can be problematic. I feel like this is a new build problem everywhere. The guest parking is stressful as well so beware of that. The resident parking is fantastic though. Overall I HIGHLY recommend this property.
Build materials are subpar and it always smells like weed.

This property is right on Buffalo Bayou Trail and as an avid cyclist, I don't have to lug around my bike and drive anywhere. I can hop right on the pathway onto the trail which is really convenient. The amenities are superb, especially the gym. Also, resident events are super fun and frequent!

I love living here! There are so many amazing resident events, great amenities, and huge apartments. The location is very walkable and my dogs love being so close to the Bayou. The office staff is great and work orders are completed quickly!

Toured this on a Tuesday with Gigi and it was awesome. The entire leasing team was friendly, I felt really welcomed. Interiors were clean, but the pool really drew me in. I’m super excited to move in.
One thing is living at a beautiful complex another thing is living at a beautiful property where you feel welcomed every time you step into the leasing office! Destiny and the team always make me feel valued and were extremely helpful during my move. It’s been only a couple months but I am loving my apartment!
This is such a great community, in such a nice area. The leasing staff are so kind and professional, the park is nearby and everything I need is within a 5m radius.

Alta River Oaks is a beautiful place to live with amazing amenities and awesome staff! It feels like living in a resort with everything one would need either on the premise or in walking distance. The kitchen appliances are pristine and the floor layouts are nice and open!
I have only been living here for a week, but so far I really enjoy it. The location is great and I enjoy that it hasn't been too loud or too much of a party scene.
The Alta River Oaks checked all the boxes we were looking for in a home. Open floor plan, natural lighting, easy access for dogs, and security.
Great place to live, perfectly located. The area is flourishing with new shops, bars and coffee places. Alta Oaks offers great common areas and many services that make everyday life better. Overall very satisfied, although I would have expected higher quality of materials in the appartements.
The apartment complex and amenities are nice, but the noise level is awful. You can hear every step, flush, movement of the upstairs neighbors. There has been no resolution.

These apartments are rushed and poorly constructed. The thin walls and ceilings (you can hear everything in the hallway through your door. Several gaps and holes and the ‘wood flooring’ has lifted up in several places. Besides, very unprofessional staff of leasing office. I pay entirely too much to live in such conditions.
I've lived here for a month. So far love my apartment, amenities, and location. Staff have been friendly and helpful. It's a quiet community. Looking forward to seeing the sky lounge, coming soon.
