About This Property

Tenants bought a house so this just became available and will be ready Sep 1! This is a beautiful, top-floor apartment, situated right on a 7 acre greenspace. It is close to I-15, many cafes and shops, multiple gyms (though the complex has its own gym that you have a pass to) and more. It is beautiful, new and clean. We have updated a few things that are not shown in the photos, so it's even a little better than pictured - and I am open to other improvements should you see something you think you would like. :) Read on for more info, and if you are interested - please email me directly with "interested in 804 E 500 S, #303" in the subject line! Additional perk - it is managed by a real human and I will always strive to be helpful and respectful. No stupid payment portal (feel free to use venmo, paypal, direct deposit, etc. Whatever is easier for you!), no stupid website for a "24/hr. Emergency Maintenance Call Center" that is booked out forever or isn't dependable to be responsive, etc. Just text me for whatever comes up and we'll always get it sorted! With bright high-efficiency windows, beautiful new appliances (a fridge with water and ice :) All landlords say this is a huge nono, but I love ice and water in a fridge and figure you do too), granite countertops throughout (even bathrooms) and more, this is an awesome and gorgeous unit. When I rented a few years ago, it felt like landlords just didn't care to make the house a home and it was so hard to find something nice, just because you weren't there permanently. Why!? So I have tried to make sure that is not the case with this unit. Styled nicely with light gray paint, large baseboards, really nice W/D, big windows, etc, it feels like a home where you want to be. The master has a walk-in closet and the other bedrooms have french door closets. It also opens out right onto a huge park with a playground and pavilion, soccer field, zipline, basketball and pickleball courts, and more. The clubhouse has a gym that you have your own pass to. The park is bordered by shops and cafés and there's always been PLENTY of parking. There is also lots of parking behind your apartment, and if you would like it, come next summer you can reserve your own 1-car garage with key code / clicker opener for an additional $45/month (reason being, they're currently all reserved until next summer) This apartment includes a long storage closet for all that extra stuff that otherwise can sometimes clutter a home! (this storage unit has a keyed, lockable door just 2 steps from your apartment front door, in the hallway of the building.) We have been careful in our selection of the neighboring tenants (2 working professional women on the 2nd floor, and a nice young couple downstairs.) in hopes of creating a peaceful, respectful and neighborly place for everyone living there. Through working with other landlords in the complex, we are able to offer a utility package for $100/monthly which covers high-speed internet, water, sewer, snow removal, landscaping, HOA amenities access and 2 HVAC filters delivered to your door annually. You will pay only for electricity and gas. No hidden fees, repair fees, cleaning fees, application fees or any of that other hidden fee garbage. I only even break out this utility package bc all the other listings do it, so it's impossible to show how competitive our rent is without also breaking it apart and putting this utility detail line the description! Because it is brand new, absolutely no smoking. We will consider a small pet, but likely only after you've lived there for a while and we can feel confident that if you had a pet, you would be scrupulous in caring for it in the home.
