The apartment complex is truly lovely. The amenities make it worth it. The maintenance crew tries very hard as well as the welcoming staff. The reason for the missing star is sadly the apartment wasn’t move-in ready. There is no hot water, so I haven’t had a shower in 5 days. Maintenance is trying though now that the situation was finally addressed.
I really enjoy how peaceful the community is. It’s very calm and quiet with a lot of dining, shopping and entertainment options within walking distance. My only dislike is that there is a mix of remodeled and unremodeled units in my building. Some of the appliances are outdated and some minor pest issues. The good thing is, it’s been very easy to have appliances replaced.
The stairwells are still pretty dirty as well as the pool. The garages have been power washed and look much better. Garage gates in building two have finally been fixed after 3 months. The back side of the building on Cummins st is always dirty. I can see that the managing group is putting some effort into cleaning up the complex.
Good Location! Even though the apartment looks older, it is actually quite spacious compared to other apartmenrt complex and the staffs at the leasing office are great people as well
Generally very convenient area next to Costco. Over the last few years it has gotten a bit more ghetto with people leaving their dog poo and pee all over hallways and not cleaning up after themselves. People also walk their dog without leashes in the main courtyard which is annoying. Office people are very nice and generally helpful if you need something. Maintenance is prompt. The garbage is usually overflowed in garage floors and leaking everywhere. That is kind of nasty smelling when its hot outside.
In the past year, living here has gone downhill significantly. The property is not being maintained properly, and it shows everywhere. There is trash all over the community. Residents leave garbage outside their doors for days, and nothing is done about it. The pet situation is just as bad. Dog poop is left all over the property in the dog park, on sidewalks, and even piled up on some residents’ balconies. It’s rarely cleaned, and there are no consequences for those who don’t pick up after their pets. On top of that, dog urine is left around shared spaces like the barbecue and hangout areas, This leads to strong odors in the hallways, staircases, elevators, and even the garage especially in hot weather. Safety is also a concern: broken glass sits near trash areas, and the garage gates are constantly broken—briefly fixed, then failing again—leaving security at risk. For the amount we pay, clean and safe living should be a priority, but conditions continue to get worse instead of better.
The price is very fair for the property and the amenities provided are necessary (When working.) As a resident who has lived here for 6 years I will be honest. Security/Safety: This property does not get much support for its upkeep, and security for its access points and its emission control. The garage gate, when it has its very frequent problems will be set into the open locked position for the exit and entry, allowing ANYONE to come in and out with no challenges. In my 6 years living here it is not uncommon occurrence to wake up in the morning to see the rims of costly vehicles on cinder blocks, often grabbing multiple cars in one night. The apartments reaction will be reactive to this and will often hire a security company to stay outside after the costly valuables have already been stolen, due to their budget they will keep the company on the payroll for about 2 weeks, after tensions die down they wont return ,all the while the main source of the problem still remains, open access. This also comes with the break ins into the rooms, broken car glass and missing vehicles. When writing this review i was finally the victim of one attempted car theft, the managements reaction was pretty much " Sorry to hear that". You get no footage or assistance or even community notification unless it has become so severe that they must to protect the illusion of safety. The access points use an app called butterfly on the smart phones, they often dont work and will result in you locked outside of your apartment in the sun until someone passes by allowing you entry.

I love my apartment! It’s just a little hard to get in touch with the office staff via email. And also there are just community improvements that have been neglected.
the move-in was quick and convenient because of the parking garage. Daniel P. was a pleasure to work with from start to finish. The only glitch was a few minor repair issues that are being dealt with in a most timely manner. Thank you for your time and effort. My son and I very much look forward to living here. here.
We just moved in but we already love it! Our apartment has a great view of a garden and we love the location. We are close to all the best neighborhoods, restaurants and bars. Also, we like the amenities like the fitness center and swimming pools. The staff is very friendly.
Maintenance crew is amazing! Friendly property managers and nice apartments. The community is great! Just wish the dog park was a little better
Quiet community, decent amenities, and responsive maintenance. Some issues with gate codes, but overall a solid place to live for the price.
Location, amenities and staffs are great. Lots of restaurants in the area as well. The only downside is the hallway doesn’t exactly look very clean, dogs still poop everywhere in the hallway and traffic during church hours on Sunday can be bad but none of it is really the leasing office fault.
I'm giving the four stars..I've been here living there for just under 2 years now. a lot improvements since I move in. I like having movie night on the lawn the food trucks come out on different days. I like how I can just walk across the street to Costco and other food restaurants in the area is walking distance.
Daniel has continued to be phenomenal. He was very pleasant and helpful during my tour. He continues to be exceptional when it comes to service. He always answers my questions in a timely manner. He was also able to assist me upon move in. He goes the extra mile and I am happy to be at 3333 :)
This is my first month here and so far it’s been excellent. The community is chill, the amenities are well kept, and the management team is on point with providing information and answering calls when you need them. Overall I’d recommend this place to anyone looking for an apartment
Love everything so far! Maintenance staff is great! Apartment is super spacious as well. Elevators are working. Pool looks clean. Trash is being taken out.

The community is full of warmth, inclusiveness, and a strong sense of support. People here are kind not only to one another but also to pets.
I love that I’m located in a prime area and am close to everywhere I need to be. The trash valet needs to be more consistent with picking up the trash on schedule. The parking garage entry oftentimes is broken, leaving potential security concerns. And the elevator in my complex has been out of order for almost as long as I have lived here. With that said, I have not had my car broken into since I’ve lived here and I’ve experienced little to no maintenance issues. And the cost of living here is unbeatable!
I visited the office yesterday for a few matters and brought up a concerning issue regarding the parking area. Unfortunately, some of the residents are leaving their trash in the parking lot. What shocked me the most was that the office staff seemed unaware of this, despite the area being monitored by cameras. This situation not only poses a risk to the health of residents, but it also violates the rights of others and creates a very dirty and unpleasant environment. I kindly ask that this serious matter be reported to management as soon as possible so that appropriate action can be taken to resolve it. Thank you very much,
Apartment location is great, pool is really nice but at least one elevator is constantly broken and the hot tub never works or is never clean. Other than that the amenities are really nice, love the gym and the clubhouse space as well as the convenience of restaurants.
Living here has been disappointing. The complex has a serious pest problem. Hallways and parking garage are always filthy, with trash piling up and no regular cleaning. Security is nonexistent—gates are broken, and anyone can come in. Elevators have been broken for months. For what they charge, the living conditions should be much better. Maintenance requests are completed quickly however.
Okay place, decent upgraded units, but lots of issues with the gates and elevators not working all the time. For the pros: affordable rent, decent gym/pool area, great location. For the cons: Loud neighbors and thin walls. Valet trash but sometimes it’s not picked up and/or people leave trash out when it’s not a day for pick up and there is trash everywhere with smells going through halls. Dog poop everywhere and no one cleans up after their dogs even with bags available. If you package isn’t in the Amazon locker, it’s stolen off your front doorstep. Management is helpful, when you can get ahold of them. Not planning on renewing my lease here because of these issues.
I'm giving this three stars because I'm disappointed in the delivering service especially with different packages that I've been ordering and I don't like the fact that when I order important packages. I'm not getting my packages I see Delivery Service drop them off but they're not putting them in the lockers and people are helping themselves to your belongings. This will make the second biggest delivery package that has come up missing.
Overall it is a great community to be in and in a great location for the price. While there are not perfect things that is to be expected with any apartment. However, for the price, location, and proximity it is a good apartment complex.
I like the place and the location, lease office is really good but sometimes hard to reach out to them if is not in person. The building is clean but sometimes the neighbors are not considerate with pets and cleaning. The elevator is broken since I live on and never solve this issue.
It’s been good so far. Great location at a fair price. I just wish maintenance and upkeep was a bit more proactive (I.e. trash pickup, gate and elevator issues, etc.

Living at 33ThirtyThree Weslayan has been a great experience. The leasing team is responsive, and the property is well-maintained. I’ve enjoyed my time here and would recommend it to others.
Gates don’t work. Parking garage lights are broken not working. No one answers the phone. No night time security. Trash everywhere. Exterior lights not working. Overall all maintenance is a joke. Everyone should be fired. This property is extremely mismanaged.
There’s a lot of vandalism in the parking garage, my car has incurred almost 2k in damages simply because the gates are always broken. Office offered to pay for my window that was smashed in, then only offered a fraction of what it cost. In the year I’ve lived here genuinely the garage gates have worked accumulatively 1 months worth. The doors to get into the building have been broken also. The apartments claim is that the doors and gates are “access gates” and they guarantee no security. Then what’s the point of the gates? They’re access gates alright. They give access to EVERYONE including criminals. I’ve had mail stolen off my porch. Tried to rent the rooms for a party - they double booked it with someone else and told me this 3 hours before I was supposed to have the party. Houston has crime but I guess I thought living in a gated complex would help? Hard to know since no gates work.
Clean commons and quiet. Staff is friendly, but does take a min to respond. The garage gates keep breaking and stay open for days. Nice floor plans and good rates.
Move in experience was nice, amazing location and the staff is great. We had some minor fixes for our move in checklist, they came the same day we submitted the paperwork and completed everything.

One of the biggest issues is the ongoing problem with the gate, which has been broken for an extended period of time. Despite several requests and repeated follow-ups, no repairs have been made, leaving the complex vulnerable. The leasing office has also failed to address other maintenance issues, such as the broken elevator, and I have seen no progress in getting these problems resolved. Throughout the time I’ve lived here, there has been no resolution or communication about timelines for repairs. While I do appreciate the leasing office’s responsiveness to some concerns, the lack of action on these critical safety and maintenance issues is unacceptable.
Very cozy and great location. In unit laundry is always a huge plus! Staff are very nice and easy to talk to and costco is right next door making it easy to get groceries!
Stairwells pitch black. Lights out everywhere. 1 gate still not functioning nor is elevator in garage after months of waiting and told they were repaired. Glass doors falling out of frames after nearly a year of notice to fix by multiple residents. Car broken into 2 times in less than 3 months amongst dozens of other cars. Management unresponsive even regionally. Apartment itself is nice inside but community is rundown, dirty, and unsafe. Will not stay. Property management keeps turning over and problems go on and on. Avoid Morgan Properties.
Generally a good place to live! Very convenient location and have never had any problems with neighbors. People are generally considerate so no problems, I have felt safe here so far.

Making 33ThirtyThree my new home was an easy choice. The complex is comfortable, peaceful, and everyone here has been so friendly. I love the area and how close I am to Central Market.
Garbage in the garages is getting out of control. Location is convenient. Lots of weed smells in hallways though and the back gate door has had no doorknob for over a year now. Parking Garage entry gate has also been broken for over a year.
Besides the mounting trash, and always broken gates...I don't mind living here. The noise level is very mild, the area is very convenient. Staff has been pretty consistent.
Pretty good apartment, great location and great amenities. Sometimes it’s hard to get in contact with management and the office but other than that love it here!
Overall nice community Pools and work out rooms No mini golf … need upgrade Bathrooms by work out rooms need help Things should be up and working for residents Garbage problem for sure … needs more cleaning Trying to do upgrades
Places is always dirty, all gates/doors broken, pool is green, elevators haven’t worked in 4 months. Trash constantly in stairways, packages stolen. I could go on and on. It seems no matter what they cannot get it right and fix the obvious issues.
I’ve lived here for 3 years it’s in a great location, plenty of restaurants, movie theater, stores to walk to neighbors aren’t loud which is great. They finally installed cameras in the parking areas as well which I am grateful for.
Excellent maintenance team. Always fixes our problems right the first time. I also enjoy the large capacity of the dog park however the gates are sometimes broken. My neighbors are nice too. I did have a package stolen once but the mgmt assisted with getting the situation rectified.
