Up to 2 small pets allowed. $500 pet deposit + $25/mo per pet required. Application Fee We rely on various services including this website for background/credit screening, where the applicant(s) pay the service directly for the screening. Background/credit screenings are required unless the applicant is a full-time student. Other than fees charged by those services, we have no application fee. Submitting an Application We screen applications in the order in which they are submitted. Submission times are recorded for each application. Applications are considered "submitted" when: At least one prospective tenant has toured inside the unit and outside the building, either in person or with Skype, Facetime, or other real-time method. All prospective tenants have turned in their applications, either in person or via email. All fields on all applications have been filled out (specifying "N/A" where a field is not applicable, or specifying reason information is not provided). Government-issued photo identification displayed (either in person or an image) for each applicant. Holding deposit has been paid. Holding Deposit Paying a holding deposit will reserve the unit for you and cause our consideration of any other applicants to be paused. It is your commitment that you intend to rent the unit. The holding deposit: Is one quarter month's rent unless otherwise specified. Is required for application consideration. Is not refundable if you change your mind and decide not to rent the unit after all. Is refundable if your application is not approved, or if a problem on our side prevents you from renting the unit. Is applied toward your refundable damage deposit when you move in. Application Process 1. Tour the unit with manager or agent. 2. Complete the application in person or online with fillable PDF. If you require additional time or assistance to complete the application due to limited English proficiency or disability contact us via email or phone and describe why you need additional time. 3. All proposed residents over 18 years old must submit separate applications and in the case of a group the application is not complete until all members have submitted their applications. 4. Submit your application in email, include an image of your government issued ID. If submitting in person, showing us your government issued ID is sufficient. An application without proof of identity is not complete. 5. Watch your email for requests for additional information. Please respond to any information requests promptly. 6. Credit and background checks may be done via Z-illow, or the TransUnion SmartMove service. If using TransUnion SmartMove, the service charges a fee to each applicant and allows each applicant to submit required information directly to them. The service then provides us with a summary of the results, including credit report and eviction history. We do not see the information directly entered by the applicant. 7. We will notify you when all the application conditions are met. Pay your holding deposit. We will work with you on a mutually agreeable date for move-in and commencement of lease. 8. Before you receive keys to the unit, all lease paperwork must be signed by all occupants over age 18, and first month's rent (free), and security deposit paid. If you are unable to pay the full amount by the intended move-in day, you may request a payment plan as per RCW 59.18.253(2). We do not accept Comprehensive Reusable Tenant Screening Reports. Criterium - The following criteria are used to determine whether to approve or reject your application. Mitigating circumstances around these criteria will be considered on a case-by-case basis if brought to our attention ahead of time. On time for showing appointment - Grounds for Rejection of Application Applicant does not show up within 15 minutes of showing appointment time, and fails call to reschedule a reasonable amount of time before appointment. Move-In Date - Grounds for Rejection of Application Unwilling to start lease and rent payments within 14 days of advertised availability date. We cannot hold the apartment vacant for long periods of time. All information entered on application - Grounds for Rejection of Application Any information incomplete without explanation, any information found to be incorrect or intentionally misleading. Sufficient income - Grounds for Rejection of Application Income amount and sources stated on application insufficient to cover advertised rent and all other monthly expenses. Additional proof of income and expenses may be requested. Credit score - Grounds for Rejection of Application Credit score less than 675 if not full-time student, and free of issues which may indicate a pattern of failure to pay. Any open bankruptcies are grounds for denial. Rental history - Grounds for Rejection of Application Any listed prior property owner or manager answers any of the following questions unfavorably: Did applicant pay rent on time each month? Did applicant violate any lease terms or building rules? Did applicant cause nuisance or disruption to neighbors? Did applicant cause damage to rental property beyond reasonable wear and tear? Does applicant have an outstanding balance? Would you rent to applicant again? Drugs and alcohol - Grounds for Rejection of Application Reasonable likelihood that a past history of abuse of alcohol, illegal drugs, or unauthorized use of legal drugs may or will interfere with the health, safety, or peaceful enjoyment of other members of the community. Information about drug and alcohol history may be obtained through supplied references. Evictions - Grounds for Rejection of Application Past evictions are not necessarily grounds for denial, if the circumstances surrounding the eviction are fully disclosed and understood to be not indicative of future likelihood of eviction.
