The community is well maintained, has pleasant looking buildings. The cleaning and pest control is at par. I have never seen cockroaches in and around this community ever. Lovely place to stay. The rent seems to be on the higher side compared to some other communities nearby. There are limited car ports and garages to opt for. But overall it is clean and tidy place to live.

I want to express my disappointment with the services provided by the leasing office. The ongoing water leakage issue in my apartment has caused significant inconvenience, and the way this situation has been handled has only added to my frustration. The response and service have been extremely poor, leaving us to deal with the continuous disruption, health concerns, and discomfort. This is not the level of service we expected when we chose to live in this community. A home should be a place of comfort, not constant issues and unresolved problems. Cortland is a very nice place to live, I really like that you can go out for a walk and it feels very safe. There is a good family atmosphere and the neighbors are very respectful
Great apartment complex, very quiet family oriented area. Could use minor improvements such as replacing doors. Notice a lot of pain chipping everywhere.
Here's an example of a five-star review for an apartment community: "I absolutely love living in this apartment community! The amenities are fantastic, from the well-maintained swimming pool to the modern fitness center. The management team is top-notch, always responsive and accommodating to any concerns or maintenance requests. The location is convenient with easy access to shops, restaurants, and public transportation. However I feel we are lacking security measures in place, such as gates and patrols, I've noticed a few instances of unauthorized individuals gaining access to the premises. It would be reassuring to see additional security enhancements like upgraded surveillance systems or more frequent patrols to address these concerns. Despite this, I still find it to be a pleasant place to live."
Awesome community with good amenities, neat maintenance. Leasing staff and all service technicians are friendly in addressing the issues. Eric , technician , fixed few of the issues at my flat with short notice and efficiently.

10/10 would recommend moving here! We are currently on our second lease! Everyone in leasing is absolutely fantastic! Haley, John and all of the maintenance staff are so nice, personable, and welcoming. I work in hospitality and I truly wish I got to work with such nice dedicated coworkers everyday. The service team at this community is amazing! I’ve lived here for 2+ years and I don’t think I’ve had to wait more than maybe 48 hours for my requests to be addressed! Things happen but it’s nice not being inconvenienced too long when they do

We moved in this past weekend and it was a breeze. John and Alejandra reserved a parking space for us in front of our apartment so that we would have an easier time moving. Like how freaking thoughtful! We had toilet paper already in our bathroom and snacks and water in our fridge. They thought of it all!! This complex has gone downhill. There was a home invasion and nothing was ever announced to the community. Garages broken in and nothing was done. Ghetto people moving in and blasting music and base from cars. You pay for trash service but maintenance picks it up. Dirty. Dog droppings everywhere. Hallways are a mess.

We strive to be transparent with our residents and we regret to hear that we have not met that expectation with you. We would enjoy the opportunity to speak with you directly to address your concerns. While you are correct that a member of our team picks up the front door waste, that is his position as we offer our front door waste in-house. This helps us have the ability to control the experience of trash being missed, and policy not being followed. With that, we would like to learn what areas we may be missing in regard to our buildings and common grounds. We have a porter that services the grounds daily along with our buildings being on a weekly cleaning cycle. Lastly, while crime can occur in any neighborhood, we do want to do what we can to combat it within our community. We are happy to share that we have a new courtesy officer joining our community. We would be glad to share further information directly with you. Your input is very important to us as we appreciate learning where we may have the opportunity to improve. The staff and management at Cortland La Villita are simply the best! I've loved living in this quiet community and would recommend that anyone who can afford to live here give it a visit.
Awful place. Extremely loud because the walls and ceilings are horribly thin and basically management will do nothing about it. Avoid
Love here has helped our family grow closer. We love the monthly recommendations for activities and holidays and the daily digest. Everyone is so kind and are always willing to help or making sure to get us to someone that can help. Best decision weve made for our family.

Corland La Villita is an excellent place to stay. Apartment are well maintained, exterior is impeccable and on-site staff are great.
The new renovations are amazing, very modern and open feel. The staff is extremely helpful and friendly! It's also really close to all the essential stores and places you would need to go to on a daily/weekly basis, mostly within 10 minutes.

I have lived at Cortland La Villita for over 4 years now. The community is excellent, the apartments and exterior are well maintained, neighbors are very friendly and the staff get top marks for great customer service.

Stay at Cortland! Beautiful apartments and I love the balcony, it's so nice to experience the fresh air and walk around the area, there is lots to see and also Dominos is so close by. I love the staff at the office, Erika and Gabi are super friendly and helpful in all aspects. The application process was quick and done entirely with email which was super helpful for me.

This is the best apartment I've ever lived in. They always resolve my issues in a timely manner, and the apartment itself is gorgeous and spacious.
Im 100% proud to say that I love living in here, i had the opportunity of travel the world and this one is one of my favorites places to live. So clean and super adorable community. I’m in love !!! Also Erika is perfect at her job I give her 10 star thank youuu! :)
I love living here, management is professional and helpful. Maintenance team is the best ever. Apartments are in a great location. The upgrades should be finished in the near future.
cortland at la villita is a nice place and could be a better place if the parking situation is rectified.
I have lived at these apartments now for 5 years and have seen this community go through several different managements and this is by far the worst. I used to love living here but ever since Cortland took over I cant wait to get out of here. I never had any complaints but now I am having problems with neighbors that management is doing nothing to help with even though we have both reached out for their help. I never had issues to complain about but I did have a complaint recently that I have reached out to management several times about and they basically tell me there is nothing they can do and are super unprofessional about it. Communication is poor and unprofessional and they are so concerned with adding all these extra features to appeal to us residents but cant take the time to fix the problems we have first, mind you problems that came about when they showed up. One of the problems happens to be a safety issue yet I am told there is nothing they can do. Will be leaving when contract is up.
Outstanding community And absolutely great service in the office and especially the maintenance.
