Virage

The move in process was very easy. The maintenance was very fast (same day). The only reccomendation I would have is to ensure the hallway carpets are cleaned since there seams to be many stains

I lived at Virage for about 2 1/2 yesrs before moving out(which was yesterday) and have been very pleased with my experience there. They’ve had minor issues but seem to work fast to get the problem solved. Maintenance was always quick and very kind. Amenities were great as well!

Awesome community! For the last 2 years that we have been in Virage we have enjoyed greatly. The view of the pool from our apartment is incredible.

It's such a great place to call home. Dog friendly, amazing amenities, and great location. The staff is doing a great job of trying to upgrade things from previous management as well.

I'm very happy living here. The community is quiet, the amenities are excellent, and the staff is always friendly and helpful. I truly feel at home. The only downside is that there are many dogs in the building, and some of them are aggressive breeds, which can be a bit concerning at times.

I've lived at Virage for more than 4 years and there are multiple reasons I haven't left. In my experience, after thoroughly researching the other local complexes at renewal time in prior years, there's no perfect complex. How well a property is maintained isn't just on the current management company. A BIG part of it is due to the residents and their pride (or lack thereof) in their current home/property. I've found that Virage is the best local complex for me in my price range. The office staff and maintenance team are responsive and friendly. Hugo has quickly and professionally handled my repair requests. He's friendly and takes the time to answer any questions I may have if I'm here when he arrives. I love the location and especially the front outdoor part of the property that looks out onto Memorial Drive. It's an unusual design that makes Virage stand out and my dog and I love hanging out there in the late afternoons.

Really great staff and overall community. Very quiet and great neighbors. Building is well built and maintained so you don't really hear your neighbors at all. Maintenance comes really quickly and building is always clean.

maintenance is friendly and fast and building is generally clean, amenities like the pool and gym are good. however the callboxes, gates, and elevators are broken or out of service annoyingly often.

My experience with Virage has been very good. The neighborhood is one of the best in Houston, with downtown just 15 minutes away. There are many bars, restaurants, gyms, supermarkets, and shopping stores within walking distance. I am very happy with my new home. Additionally, the staff is very friendly and always helps you solve anything with a smile. I highly recommend this property.

Do not live here. Find a building with better management and someone that keeps up their building.

The Virage is a beautiful apartment complex! It's located in a great part of town. I feel safe here and it's an excellent community for dog owners. I really enjoy the apartment layout and the overall aesthetic of the community.

I recently moved in to the Virage. The staff is very helpful. Maintenance is great! The gym is usually quiet and I have a great view of the pool.

I recently visited my friend's apartment community, and I was absolutely impressed by everything! The amenities, like the fitness center and pool area, looked top-notch—perfect for relaxing or staying active. The apartment itself was spacious and modern. The staff I interacted with were friendly and professional, making the whole experience even better. It’s no surprise that my friend loves living here. I am in the process of selling and considering moving here, perfect location! Highly recommend!

Maintenance staff is friendly, online portal needs improvement but public areas are filthy. Great location but a bit pricey for property and apartment conditions.

Worse apartment experience I have ever had. Property management shows no concern for resident issues - all they do is cut and paste sections of your lease back to you. It took over a week and mutliple emails to get a response regarding an issue of a vendor entering apartment without proper notice, using my bathroom, leaving dirt . Doors never shut and lock properly. Garage doors are always broken. Their waste management is terrible and disgusting. The building is very poorly constructed so noise from neighbors is a huge problem. The building is old and looks old. Hallways always have foul odors. They rarely do any upgrades or improvements. Try to get by with bare minimum. They randomly do community events and offer last minute notice. They used ot have food trucks - that has stopped - of course, who wants to buy from a food truck that is parked in the disgusting dumpster area. The only thing they have going for them is their location. Not worth your money to live here.

I have really enjoyed my 2 years here. Maintenance has been timely and the front office is always accommodating. The location is the best if you have a furry friend that needs a walk. I love the proximity to Buffalo Bayou and Memorial Park. It’s also a quick trip to get to downtown sporting events.

So far its good , its just need to work on there maintenance request . As I am still waiting for my service to get done and no one has come from leasing office

I have not yet moved but when I'm visited the facility is very cleaned and felt confortable, room arrangement was nice and seems good to live. I am really looking forward to moving soon!!

Gorgeous apartments with spectacular views! The amenities are great too. Being close to Memorial Park and just a couple of miles from downtown is very convenient.

So excited to be living at the Virage off Memorial Parkway. They have nice amenities & one of the best locations in Houston for apartment living if you work downtown.

Clean, super quiet neighborhood and building. Neighbors are friendly and pet owners clean up after their pets - more than in places I’ve lived in the past.

Beautiful property and very well managed. We just moved in and we’re have a relaxing time living here. It’s a wonderful place for people working from home

Do not move to this property amentias and apartment units not worth the rental rate. Staff never has answers to any questions and phones constantly go unanswered. Building is shifting causing uneven floor but better the property has mice.

The property is gorgeous and the apartment was spotless. We were provided with a hand truck to help with moving in our furniture which made everything so much easier. The pool area is my favorite...and the free coffee drinks in the morning!

I’ve enjoyed living here but lately there has been rats and they have not done much about it… nice place but they need to work on some things with management

I've been at Virage for 3.5 years so there's a reason I keep renewing my lease. The location is great and the property is usually well-maintained - multiple improvements recently!

Maintenance takes a while. But overall good experience. Nice amenities. Nice pool. The rooftop view is exceptional along with the zen garden and lobby lounge.

It has not been a positive experience. Property management needs to be upgraded. Conditions have been unsanitary (consistent poor trash management), regular upkeep is the bare minimum, we have had unsanitary and unsafe conditions. Pest control issues. No after hours service if your entry job just stops working (which happens often) Garage gates break all the time leaving the property insecured. It is unsafe with doors not closing properly and or propped open. Anyone who is not a resident can easily enter the pool area by just reaching over the gate - why event have a lock with a code when you can literally reach your hand right over and open? There is a general vibe among residents that they just do not care about us.

The fact they are able to put "Luxury" in their name is a JOKE. The garage/entry to the hallways smell atrocious from the trash piled up. Because of the trash pile up, there's rodents, roaches, and endless flies. The staff and management is absolutely incompetent. Issues are not dealt with in a caring, timely manner. From the hurricane? The gate was just left open for like, almost 3 weeks. There's a "security officer" that parks the car in front but isn't even in there. The ONLY genuine good thing about this apartment is its location and they know that and capitalize on that. The rent is way TOOOO expensive for what you get. Go elsewhere.

I’ve absolutely loved the time I’ve spent here. Nice amenities, responsive staff, and great location. I don’t have any glaring issues with the complex, and it’s definitely a place I’d resign with.

It's a great place to live. I have made a lot of friends in the building. I wish more of the residents would smile and be friendlier, but besides that, I'm having the time of my life living here.

My Resident Experience has been good no huge complaints nor issues…. I do have a comment about the trash chute that it needs maintenance daily, but other than that everything is fine

Ive lived here for over a year now and find myself having little to no complaints! Very respectful people. Front office staff are always so nice and accommodating!

They don’t fix anything in a timely manner anymore. I’m very frustrated with them. Please help us and communicate rather than minimizing our problems and blaming us.

I have been here for 7 months and I have really enjoyed the amenities here at the Virage. I love the other tenants and love the hospitality given by the team here at virage.

The trash and smells resemble downtown Calcutta. The Management is beyond incompetent, and the only thing good about this place is the location.

Great unit. Great location. Great maintenance staff. There are a few issues, but you'll get that with any facility and all issues are resolved in a timely manner

As a resident of over 6 years, I have loved living at the Virage! As a dog owner, it is very important to feel safe at any time of day or night to walk the dog in the areas provided by the apartment complex for pets. I also love the location of the Virage, as it makes for a very convenient commute to work, and is close to downtown, the Heights, and the Galleria area as well!

I live in a 1BR with my boyfriend. The apartment itself is not terrible, with the exception of our fridge malfunctioning every two weeks. Management takes no accountability when services break, such as doors and gates, leaving the premises essentially open to the public for long periods of time. It took two months to fix the garage gate. Trash chute is regularly overfilled and spewing into the hallway. Absolutely disgusting. Today I was awoken at 2:45 AM because of the fire alarm that as of writing this message at 4:21 Am, has yet to be fixed. This kind of treatment of tenants is unacceptable and they do not deserve the right to call themselves a luxury apartment with a security car just placed near the front for looks when no one is inside or present on site. If you expect luxury, you will find yourself questioning the rent price living here. Feels like I’m paying for a stay in a motel!

I have had a great experience at Virage. The amenities are great- the rooftop is amazing. Any complaints I've had have been taken care of quickly. Would recommend!

Virage has been a great experience so far! I just moved in several weeks ago but so far the staff, amenities and unit has been great. I love having somewhere that feels like home.
