These apartments are awful. They keep moving people in but don't fix anything. My apartment was in part of the fires that burned out the buildings I was moved to a crappy apartment that someone was breaking into in front of me while they moved me in, it was disgusting upon move in. And there is constantly a problem with the sink backing up with other peoples dish water. Before a few months back it was sewage water now its dirty dish water. And it's literally not mine because I had to stop using my kitchen sink over two months ago. Maintenance even told me not to use the garbage disposal. I can't even do dishes unless its washing them in a tub and dumping the water outside because inside it will just cause more problems. I was told that they would fix it multiple times and it never got fixed. I'm actually mad i'm stuck living in this hell hole right now. This place and apartments are terrible. The office workers don't care at all about your problems at all. They act like they are going to get things fixed and don't, I don't think maintenance even knows what the hell they are doing half the time and they no longer have an after hours emergency maintenance line. There are no amenities, the pools are filthy, the laundry rooms are broken and filthy, the work out room got turned into a prayer room thing for only one religion, the soda machines are broken and only take card, the dishwashers never, ever work, there is always trash everywhere, they barely did anything to make it look better besides a crappy teal paint job on random places around the apartments. This place is a joke. Do yourself a favor and don't ever move here....after living here for seven years i'm leaving. I'm not going to stay living here anymore.

I witnessed a shooting outside my apartment! Drug war!! My car was broken into 7 days after moving here. Neighbors had witnessed hold-ups! Terrible crime rate! Police told me I should never have moved here. I moved from CA and went by the website. Reviews were not posted at that time warning me.

I am one of the current residents. I referred one of the refugees to Block A from Dec-2022 until today 1/20/2023 they have no hot water and AC does not work as well. Whenever I have talked to their management team. They say the chiller has burned and they are working. How come they can not fix it in more than 3 weeks? The family has 6 kids and they always call and ask me why the leasing office does not fix hot water and AC. Therefore I do not recommend this place. The worst management I have seen ever.
They are not nice as pics . No ac .dirty water coming out faucet . Roach infested .

I put 2 application in months ago and still no call or nothing. i even call up there everyday, leave voicemails and no return call. my apps been in there system well over 4 months. what a joke of a complex. glad i haven't spent any money there.

I had to call for the heating and they came immediately, very efficient guys. There is always a staff cleaning the public areas inside and outside the building, cleaning the pool, etc. Everything has gone very well in my life here, I like my apartment, it is very spacious, from the inside I do not hear the noise from the street and my neighbors are very quiet.

I love my apartment, the room is super spacious with two closets, the living room is large, the kitchen has all the fridge, stove, dishwasher, it is very comfortable, it has good lighting, enough natural light enters. The location is perfect I have close to Waltmart, Target, banks, etc. in a very quiet area.

I like my apartment because the space is perfect for me and I love it that everything is closed by easy access. The office workers are very friendly and they assist me on any how needing maintenance repairs and or their help.

Scheduled a tour a 10 w someone named “Annie” . Came the next morning for my appointment and was told there’s no one named Annie and that the office was closed . Called the exact same number from previous and got hung up on . I don’t know if it was just a coincidence or they just don’t care .

They don’t care about your safety so don’t come here if you work hard for your stuff and you attention report vandalism.I went into the office 05/29 and waited while I watch all the managers huddled some of them saw me waiting. Standing the entire 15 min waiting on a manager. I called back on Monday 06/01 dealing with my car damaged and repairs to be told by Isaias yea “if you wanted attention” you should’ve stayed. No I’m sorry not empathy given. Considering your gate was broken the night it happened and still is. It’s funny he was so welcoming when I was moving in. But to know you don’t care about your residents well being or safety is pathetic. He said yea if you “wanted attention you should’ve stayed we was in an important meeting”. It would’ve taken any manager two min of there time to acknowledge what to place. Don’t live here they don’t care about nothing but collecting rent. The maintenance people are always nice but the property managers disappointed is an understatement!

Washing machines do not work. And very dirty place. Many people smoking marijuana through the hallways. Call for something to be fixed when it breaks and takes days

Been living here for a year and a half. Love my apt. My neighbors are chill and we look out for one another. Haven’t had any issue in my home that hasn’t been resolved. Easy access to public transportation and super close to Walmart, Target, and so many things. Renewing was easy and will probably renew again.

I hate I moved here. The front or leasing and staff is cool untill ..... You have to remind maintenance about work. Police and ems here almost everyday Someone always being loud and crazy here. They half check the apt for move in Took 2 months to get roaches away from my apt and I'm a clean freak The building is controlled by the AC so with it being freezing cold the heat nearly feels like heat plus takes a full day before the heat do kicks in Lost money at the laundry mat because you have to find what works and what does not. Overall place is cool long as these things is taken care of but it is what it is..

I'm giving it 4 stars because of the following aspects, they have very huge bedrooms and baths. As soon as you want them to fix something inside the apartment they respond to the demand very quick and efficient unless the issue is out of their league. For example when I moved in for the first time,I was not having heater, I went to the leasing office and talk to them and I was very mad and when they explained me good I realized that I was wrong. During my stay in this complex I never had an issue that was not fixed.Some People talk about security. I was having a parking issue with one my neighbors and when I called the security guard number he showed up in less that 10min and the issue got solved right away. During my stay there is one person I give all the credits and my 5 stars, that person was very helpful and knowledgeable of her work. She is very kind and polite among all people in the leasing office. By saying that I don't mean that the rest of people working in the leasing are not good, they do work good. But you need to credit a hard and knowledgeable worker. Her name is NEHA. I moved out to Prairie view to be close to my university. I also encourage students to move in because they get discounts for students and lots of more advantages. I'll be back Thanks NEHA and thanks to the management see you again

Since I moved here, staff has always been friendly and extremely helpful. Maintenance responds to every request either same day or within 48 hours in my experience the past year. I have referred two co-workers to this property who have since moved in, and I would recommend it again.

I love living in this community. Staff is always helpful when I need something. Actually Westheimer area is kind of too crowded and busy for me but I still enjoy having a short drive to do things with my children. I would definitely suggest living in Village at Piney Point!

These apartments sucks! The don’t have security the leasing office workers are rude and don’t do their job you have to put in 30 maintenance reports to have 1 thing done they have rats and don’t even try to kill them they let people park wherever and say write a note on they car to move nothing is organized I wouldn’t even recommend a homeless person to stay here rent free

If I could give 0 stars I would! Absolutely the worst place I’ve ever lived!!!!!! These people do not care about you or the safety of your family especially the old manager and now the new manager they got recently could care less! I pay rent every month like everyone else and one night I came home in the middle of the storming rain and freezing cold with my 4month old son and was locked out of the apartment! The maintenance people came and changed my locks without permission because they needed to enter my apartment to do upgrades and they couldn’t find the spare key they had to enter my apartment so they used something called a master key and changed my locks and failed to even let me know that the locks have been changed!! It was 11pm and I’ve called the maintenance people to complain and they did nothing I went to management and they also did nothing! The new manager who’s there now in his exact words told me he wasn’t here at the time this happened because he’s new so there’s nothing he can do about it! I’ve had my vehicle broken into and they stole my radio! I’ve had my vehicle stolen and the police found it couple days later! I’ve made several complaints and still they do nothing! They don’t even care! And like I said to them if they don’t do something and soon I am going to have to call Fox News and let them see how they’re treating their tenants! And I know for sure they can’t tell me I never left letters to management with all my complaints! And I even have all the copies as well as all he police reports I’ve filed!

The maintenance department is horrible, we’ve had mold in our apartment for months and nothing was done. Our ac was out for 3 months before anything was done. We even called the company that owns the property and nothing was done. Then when they finally came they said the reason they didn’t come was because they didn’t have a key. Since when doesn’t an apartment have a key to their apartment? Then they lied and said they asked me for a key when they didn’t. Even my uber driver complained and stated she is currently in a legal battle with them. Don’t bother staying here.

Run save your money they have rats mold in the apartment they don't fix anything somebody bust out my back window on my truck apartment manger didn't do anything about it they had couple murder's on property since I been here ,they have drug house on property they be outside fuss and fight over drug's please don't rent here you be very upset

I hate the place!!! I am counting the days to the end of my lease. The maintenance department is just...i have no words. Please if you cherish your sanity stay away from the apartment. The leasing department trick people. I wasn't given the apartment I toured which was inside the property instead we got one of the very old apartment overlooking the street. The agent basically told us last minute that the actual toured apartment had been leased while she had taken the money for deposit ????. I am still trying to get over that trick BUT maintenance is the worst. They lie so much it is unbelievable. They keep saying they will send someone but be prepared to be calling for days before a soul shows up. When you call every time you have to explain the issue because they are not organized enough to get it on file the first time. Expect to be roommate with roaches and geicos!!! Unbelievable. The amenities...been there for months the gym is still not open!! I mean kind of understand that we did not tour the gym but if it there I expect to be able to use it , also I pay for since I won't bother checking but I'm sure it is listed on the website as working. The billing department is okay they are quick to let you know when you are late but they are understanding. STILL... can't wait to leave!!! We must be in a twilight zone because I can't understand the good review they are receiving. Are those paid? How is it that they are able to provide good and bad services at the same time. I must live on the neglected side of the apartment.

Lot of issue in these apartments. We just moved 1 one ago. There is leakage in our apartment . I try to complain by phone they never pick the call . Our door lock was not working. I call many times to management they never pick the phone. I came to maintenance office in-person 2times. The issue is still unresolved. Worts apartments no pesticides control. I suggest go somewhere else if you want to good life and environment.

CRIME! Vehicle break ins, assault with a deadly weapon, armed robbery, breaking and entering, sexual assault and burglary. All of this just in the last 90 days! A man was recently murdered here as well. The security gates don't work so anyone can just walk in off the street. This property is roach infested. Good luck getting their pest control to show up. You can request it as much as you want, you'll never see them. There are at least 3 PITBULLS in my building alone. I don't feel safe walking my dog with those dogs here. They are super aggressive and I feel like they are constantly trying to attack my dog. The maintenance staff will come, not do anything and then you receive an e-mail that your maintenance request was completed! You have to contact them again and again or basically sit in the office until someone shows up to fix whatever is broken. Most of the washers and dryers do not work and when you go to the office to complain they say there is nothing they can do about it. If you call the company responsible for the machines they still don't come and fix them. There is no security. The driveway gates are usually wide open. The gates to walk in off the street do not lock or have no locks on them at all. They have security patrolling at night but they are usually just siting in one spot watching Youtube on their phones or using WhatsApp. The property looks rundown. The landscaping is only pretty on Westheimer. Once you enter a building it is just dirt, mud and weeds. They never clean the gutters so if you live on the second floor you can expect water to leak from your ceiling. Before this new company took over the place was okay. Not great, but okay. Now, the new owners only care about the rent. They are content to let this property get worse month after month and don't seem interested in fixing anything. Meanwhile they built themselves a fancy new office where they treat you like scum when you come in. They are only nice to you until you sign a lease. Come in after you move in and they are annoyed you interrupted their texting.

I do not advise anyone to live in those apartments are old with leaks, the attendance is lousy, they are racist and deceive the customers, I was very disappointed and I would like nobody to go through such a tragedy that I had to live there

In December I had a stillbirth and was in the hospital for awhile my parents paid my rent for the last fe2 months but was told not to worry about the last month. Coincidentally when I came to drop my keys off no one remembered that conversation they told me I had until Saturday to come up with the rent and that wasnt a problem until Thursday when I got a invoice for almost $4000 because I didn't write her back fast enough when we already had a verbal agreement and emails that verify what I am saying to be true from the rude billing lady giving me until saturday. Also when I asked for copies of my 60 days notice they said they couldn't find it....luckily I did find my copy later and also my lease agreement which states if you exceed 60 day notice then price goes to market plus 100 smh then they put it on my credit as well... I was a great tenant and the manager even stated that so for them to try to screw people like this is beyond me but glad I have proof to clear this up. Going to try to talk to them before I have to do more. Messed with my credit and I lived there for 3 years and they screwed me over one month unacceptable
