Villa Marbella

I went to this property today and I was horrified!!! The property is absolutely disgusting. I don’t see how the city of Houston hasn’t shut this place down and I feel so bad people actually live there! The two apartments I was shown today were in deplorable condition. What was once cream carpet was black and brown, the walls have black mold and the Sheetrock is warped and holding on for dear life. The man told me they were remodeling but there is absolutely NO evidence of any repairs except for them using outdoor use spray foam as a border around the bottom of the walls to hold the carpet down!!! It’s noticeable there is no maintenance team because people’s windows were replaced with clear packing tape or foil. If you’re looking for a deal PLEASE go somewhere else, this property is a huge risk to your health and safety!!!!

These apartments are disgusting! The first week we moved in we noticed our food would have so many holes at the bottom so we put rat tramps & we caught 8! THE FIRST WEEK! We told the front office & they didn't care to fix all the holes in the kitchen pantry. We still kept catching a lot more rats but all they did was stick wired sponges in the holes but obviously that didn't help AT ALL! It takes maintenance almost a month or a little more to fix anything you have & that's if they have the tools! Because many times they say " we don't have the tools to fix it but we'll get right to it " I've been here for a year not because I want to but because I don't have anywhere else to go and I've had an AC problem down stairs & they've only came to check it 2x! TWICE! & they still can't fix it! They came to fix my apartment tub because something was wrong with the handles and they left 4 holes on the wall and till this day they haven't patched it up! You legit have to go to the front office for a whole week before they hear you out! ALSO the people there are extremely disrespectful! They walk away from you while you're talking to them about a problem with the apartment. And to top it off when they show you the apartments they show you an updated one but give you a trashy one. When we moved in the apartment rugs were nasty and dirty but they were sure they were going to clean it but they never came. The apartments are covered in all white paint. Every time somebody moves out they just go over the whole apartment with white paint & boom next person! My tub has layers of paint! You can legit peel off a thick layer of paint off the wall , tub , restroom sink & counters. Also if you have a dog even if it's a teacup chihuahua they won't go into your apartment and fix whatever is wrong because " maintenance is in risk ". Like seriously? What's worse is you have to pay for parking! 20$ a parking space! And you might get one close to your apartment if not you'll have to park in the other side and walk to your apartment! That's what happened to us! Another thing! If you pay your rent one day late they put a lock on your door and you're not able to get in! When it comes to the rent they expect you to have it there and then but when you need something they take over a month! Also they expect you to be at your house all day just incase maintenance goes. They have poor communication with their maintenance workers as well . It's horrible here.

If I can give this complex a rating of ZERO stars, I would! Roaches everywhere, residents are greedy by parking in visitors parking, management is horrible. I had a bird fly into my window, I contacted management and they made me put a deposit down and never came and fixed it. Gates are always open, there's been robberies, and trash is everywhere . Cannot wait for my lease to be up, new management is needed.

Where do I began?! The living conditions are horrible, uneven floors, loose cabinets, everything is bad, they just repaint over everything to make it look new, even paint the tub?? RATS everywhere, we complained over 10x about rats and they do nothing at all... It got so bad, we had to buy 2 cats to kill at the rats, we were flushing at least 3 rats every morning, when something is broken the office takes FOREVER to send someone to just "check it out"! Our ac went out and they took 5-days to fix it just for it to go out the same night???! We had bought a apt there and it was posed to be ready by a certain day, and they added 3 days more, then 5, then it ended up being ready 2wks later from the original date cause of the ""AC"" I will have no choice but to call the city or someone with higher power to come and check the health and hazardous issues over here, this place really needs to get shut down or someone needs to man up and take responsibility to do something about the living conditions and make it right, these apts are as bad as Aldine apartments now.. Very very very bad place to live !!!!!!
