multiple management changes. mushrooms. mold. consistent trash in pool area. dog poop never picked up. repairs never made. and yet, this apartment complex is one of the most hypocritical, unconcerned, and unhelpful places i have ever experienced. we have a ceiling roof leak stain that has never been fixed. a dishwasher that has an uncleanable filter. a rickety patio door that one of the kind maintenance men told us that the property wouldn’t bother replacing until after we moved out. a mailbox with a broken lock. all of these and some other issues that were eventually resolved, and somehow our rent went up about $400. we pay $25 for a trash service that has so many rules and specifications that it’s more stressful to abide by the trash service and our complex’s rules for it than to just walk it down to the dumpster ourselves. our management would rather drive around and see who isn’t following the trash rules than to see who isn’t picking up their dog poop, beer bottles at the pool, or what apartments are literally falling apart and need repair or what amenities just are hideous looking and need upkeep (tennis court). do better viera

Water heater has been leaking since the 18th. Called and emailed since then at least once a day. It's the 22nd. Still leaking. They could have just replaced the water heater. Pretty soon, it's going to be drywall, flooring, and whatever items are in the unit under ours...

The management company is terrible! Not only are the units old and appliances regularly break, the management company completely ignores maintenance request, charged incorrect amounts for rent, and does not return phone calls. Save yourself the headache and don’t move here!

Expensive for a rundown place. Faucets never stop running, sinks leek under most of the sinks. Ceiling fan fell from ceiling! This is all in their remodeled homes. You can hear people talking outside with the windows close. Not worth the price! Stay away! This doesn't even cover half of it!

DO NOT LIVE HERE! This place does not care about it's residence. The company that owns it will sell it the first chance it gets. Whoever manages it at the time will not give one care in the world to fix anything you have problems with. Living in this place the last couple years has been the worst living experience I have ever had. They will literally respond to a complaint/maintenance issue, and all they will say is "I will call you back," Which they will never do. I have never lived in a more mismanaged place in my life. They will never fix a problem, answer a question, or even respond in a timely manner to explain why they are incompetent. They will 100% ignore any issues you have and allow you to live in a situation where you have to take care of a problem on your own. Not to mention, OVER PRICED, for the quality of home and FOR SURE the quality of care and respect they have for their tenants.

We had great property management for the first 8 years that we have lived here, until this year - when Greystar took it over. I have been trying since JUNE (3 MONTHS) to get 8 things fixed in my apartment - garbage disposal, broken doors, leaking toilets, etc. I submit the work order & weeks go by without anything; I then call the office and am told they'll pass the message along to maintenance - nothing happens. I get all the freaking excuses in the world - "maintenance is very backed up", "their on vacation", etc. I eventually give up, and try again a month and a half later. SAME THING HAPPENS again for almost two weeks now - NOTHING FIXED and same excuses - no one here cares one iota to fix these critical things. AND TO TOP IT ALL OFF - they had the audacity to increase my rent by $159 - FOR THIS! Do yourself a favor, and do not move here. As soon as this lease is up, I will be getting out of here.

This is a great community. The staff is very responsive and professional. But the parking SUCKS! You barely have enough parking for 1 spot per unit in my building. Many of the units have two adults living there and therefore two cars. I typically have to park several buildings away... taking up precious spots for that building. I cannot see an answer to this problem except to not rent at full capacity (which won't happen)
It's the most affordable apartment complex I've been able to find in this area. Plus, it's safe, quiet, and the community is beautiful.
Maintenance requests are handled promptly and efficiently. A great group of guys!
Maintenance requests are processed quickly, personnel are both skilled in performing work and David is very personable, courteous and friendly.
It is a great place to live. It is safe. The office staff and maintenance team will go above and beyond to treat you well and take care of your needs.
I would recommend. I'm not crazy about the parking & the units could use some upgrades.
Management and maintenance teams are super helpful and very fast to fix anything.

It's in a nice location. I feel safe here. Great management. Great price..at least for me with the special. It's quiet. The property is beautifully maintained despite being an older community it looks beautiful. I wish a washer and dryer were included in the apartment though, but all other appliances are beautiful.
Prompt, friendly, and professional, just like every interaction I've had at Viera Cool Springs. Very much appreciated!
The office staff is great, and the maintenance guys always do an excellent job. I also like the pool and the well-maintained outdoor landscaping.
I am very pleased with this community, so far! I think it is run very well and management and maintenance really takes care of their residents!!

It's a nice apartment. I miss having more indoor storage but it can't be helped. I would recommend but would inform a potential resident about the lack of storage.
They never make you feel like you are inconveniencing them in any way.
I would recommend due to the great location, and only having apartments on the first and 2nd floors. Balconies are great, but someone needs to clean the mold and mildew, etc.
Would recommend for price and ease of keeping up with lease and level of safety we feel.

Even though the job wasn't done to my standards, the maintenance crew are trustworthy and professional.
My only issue living on the bottom floor, I can hear everything above. It’s ridiculous how loud it is and frustrating when trying to relax or sleep.
The complex is fine but the condition of the apt did not meet my expectations. Lots of things were broken when I moved in and it was not cleaned by any means.

There are places with similar price that have a more modern look (wood floors) I have been told are not allowed in my apartment.
I would definitely recommend Viera for the people who are looking for the apartment. The rent is reasonable and it has new renovated zym and nice swimming pools, near to all the shopping malls and restaurants. I enjoyed my stay here.
Best part of community is the maintenance Service assistance for any ticket.. How ever the renewal or change of apartment process needs considerable improvement. There is no standard process and everytime some one asks about it, they get different answer.
I felt safe there, I loved the resident events and the office staff was stellar.
Location is perfect to Cool springs/shopping area, everyone is nice around this area

This is a very clea and quiet community. Tha apartments are roomy. I feel safe here and do not worry when I go out. I love it here. Wish I had moved here 3 years ago when I moved to TN.
I would recommend this community because they are there when you need them
The units need renovations. The cabinets and drawers are junky. The carpeting is cheap. The spider infestation needs to be better managed.
I would recommend based on price and location. However, our neighbors are extremely loud. The fight all the time and their dog and cigarette problem has been consistent since they moved in.

It seems to be the best price for the highest value that I found within 20 miles. Plus Alex being friendly in the office and the pool/gym are both nice. Apartments that I viewed felt higher quality that other companies.
Maintenance can make or break a relationship between renters and an apartment complex. The maintenance staff at Viera Cool Springs is amazingly fast, courteous, and they fix the issue the first time!
