Neighborhood

Situated seven miles southwest of downtown Boston, Forest Hills-Woodbourne in Jamaica Plain is a mostly residential neighborhood of multi-family homes for rent. Large green spaces cover much of the neighborhood, with the Woodbourne historical district consisting of houses dating back to the 19th century. Residents walk to the Forest Hills subway station on the Orange Line to head into downtown. This station also acts as a hub for many bus lines to take locals to other parts of the city and is home to a small business area.

The Arnold Arboretum covers a large portion of this neighborhood, and many locals wander the landscape paths, go bird watching, or relax under the maple trees. For a hearty breakfast, walk over to the Forest Hills Diner for eggs and home fries. Brassica Kitchen and Cafe serves up a tasting menu of pork belly and seaweed tagliatelle along with creative cocktails. After dinner, settle in a Eugene O'Neill's to watch the game.

Finally a Community !

I’ve been a resident here for quite some time, and I can confidently say that the new management has made a world of difference. In the past, communication was inconsistent, and issues often took far too long to be resolved. However, since the new team has taken over, there has been a noticeable shift in efficiency, professionalism, and overall care for the community. Maintenance requests are handled much faster, and management is much more responsive and proactive in addressing resident concerns. More importantly, there is now a true sense of community—something that was missing before. Whether it’s through better resident engagement, improved amenities, or just a more welcoming atmosphere, it finally feels like home. I truly appreciate the positive changes and look forward to seeing this place continue to thrive under the new management. Highly recommend for anyone looking for a well-managed and comfortable place to live! Special thanks to Chris and Brian!

Wonderful place to live

I love living at Velo! It’s a lovely community and everyone is so nice, especially Tim and Chris. Modern apartments with latest appliances and fittings. Refreshing from the old studios you see in Fenway for similar prices. Would definitely recommend. However, all utilities being billed separately is something to account for too.

Great area and amenities. The 24 hour gym and recreation is a huge plus. The leasing office is very helpful and and the connivence of the subway right across the street is very nice. There are many cool trails to walk on near the building

Here is a list of reasons you should not move in here: 1. High level of street noise from honking cars and sirens non-stop and feeling unsafe in the streets. 2. The buildings are poorly built and finished. Windows are single glass, so noise isolation. The doors inside the apartment are crooked and don't fit in the frames. The walls are thin. It gets super hot inside in the sun. Even when it's 55F outside, we have 80F inside. 3. The appliances are of seriously poor quality. 4. The common areas in the building are not clean. 5. The fire alarm goes off randomly almost every month, often in the middle of the night; false alarm most of the time, but incredibly disruptive. 6. In the past year, we had one stabbing accident on our floor and blood stains still on the hallway carpet. Later, we had a fire down the hall, which resulted in flooding all the floors below ours during the extinguishing process. Many people couldn't return to their homes for days. Afterward, it took almost a month to dehumidify and dry the affected apartments. We had to live with heaters in the hallways during the July heatwave, which skyrocketed our energy bill. 7. No air conditioning is allowed in April and May. We pay for this amenity but can't use it until the management decides it's time to switch from heat to AC. Weeks of being stuck in hot and stuffy apartments, 80-85F all day long, even with windows open, poor night sleep, forced to keep windows open, and exposed to horrendous street noise.

Great Property Management

I recently had the pleasure of interacting with Candace (Velo Apartment Manager), and I must express my utmost gratitude for the exceptional service/support. From the moment I reached out with question to the resolution of concerns, their responsiveness and helpfulness was amazing. Candace's promptness in addressing any issues was remarkable. Whether it was a maintenance request or a general question about the property, she was always quick to respond, demonstrating a genuine commitment to ensuring residents' satisfaction. Her professionalism and attention to detail were evident in every interaction that we had--digitally and in-person. Candace went above and beyond to ensure that everything was resolved to our satisfaction and her proactive approach and willingness to listen made me feel valued as a resident of Velo. I wish I had the necessary words to describe the level of distain I have for this property and its “management” The property itself is cheap and the units are made of paper. I can hear and see RATS at all hours of the day, they literally tap dance in the walls. Your mail will always get lost or stolen, your good willl always be left outside because there is no system. 90% of the time no one is even at the front desk to let delivery in. Hate is a strong word but I need one 10000% stronger. First place after moving out and if I sat and ripped out every strand of hair I have On my head one by one it would still be less painful then dealing with these people

Absolutely NOT

It's a big surprise to find out that you have no control of your AC here. Thought my AC was broken but i found out that the unit controls the temp, no matter if you keep it running all day the temp will not change. Currently melting in my 80 degree unit. Not sure why i'm paying for AC when i have no control over it. Honestly for an "upscale" apartment community this is unacceptable.

Zero Communication

I have called, emailed, and messaged this management multiple times over the past three weeks, stating that I was willing to apply for a unit after having one simple floor plan question answered. I still haven’t received a reply. If this is how they treat potential willing residents, I wouldn’t bother moving in.

TRIED TO RAISE OUR RENT BY $900 IN ONE YEAR

So just a caveat, I love my actual apartment. However, the management has changed multiple times in the years we've lived here. The maintenance team is nice but the current management is pretty close to useless. We got locked out of our apartment after my purse got stolen. Called for HOURS the lines never went through to anyone. We had to spend the night with a friend. Then when I brought this up to the manager she told me that was impossible because it forwarded to her phone... so either she does not wake up to her phone or that is not true. Their "events" are a joke. They're always when 90% of the population works or are just a promotion from a different company trying to sell you something. Front desk person is never there. Now when it came time to renew our lease, like I said, we love our apartment. BUT THEY TRIED TO RAISE OUR RENT BY $900. When I went back to management to negotiate, they gave me the go-around stating that they were a "luxury" property and that the upper corporate controlled the rent prices. Absolutely miserable trying to communicate with anyone. Naturally, they lost A LOT of residents bc of this. Bottom line: they do not care about you once you've signed. They will raise your rent exorbitant amounts to renew. Their amenities and "events" do not justify the price.

Look elsewhere

I’ve lived here for one year and it keeps surprising me with new lows. The elevator is constantly breaking, the halls, elevator and now my bedroom smells like weed bc some is smoking so much it infiltrated everything. Some neighbors think the hall is an addition to their apartment and let their kids scream, run and play in the halls for hours. Also, the AC get shut off and doesn’t get turned on until JUNE. You have to bake in your apartment. If you have allergies you’re screwed. They tell you to open your window, that 2 inches really helps when it gets almost 80’s. For the price you can find better.

Solid, well built, beautiful, bright, airy apartment, LOVE IT!

We just love the great BIG windows with the custom blinds already installed that take away the hassle of hanging curtains immediately. An additional BIG BONUS is that they actually open and we can get a great breeze and fresh air whenever we want! Management (from Stephen, the manager, to the entire maintenance crew) all have gone out of their way to make sure everything was in top notch shape and promptly addressed any issues or questions we had. Stephen even helped direct our large moving truck into the bay to unload, provided assorted dollies (free of charge) and we only needed to break down our moving boxes and take them to the trash room (*that are on each floor!) and the maintenance men hauled them away to the dumpsters for us (and everyone, all the time)! No issues whatsoever with hearing neighbors through walls or thuds on the ceilings and we are very sensitive to smoke so the fact that these are non smoking apartments is wonderful. All this besides the convenient location to public transit across the street, to the nearby restaurants and shops have us VERY happy we chose the Velo, only con was that there wasn't a 24 month lease available. At this time 15 months is the longest lease available.

Poor communication!

Very poor communication. I emailed them a week ago to check if they accept the Mass Gen guaranty, no response. Then I booked a virtual tour on May 13, 2021 with Aunquilla. After the tour I told her I am interested in the unit and she sent me an email with the details of the unit but no any info on how to start a lease or link. I followed up with her next morning and she responded "someone else applied to the unit". I called May 14, 2021 four times front desk and the she tells the manager will be back in 1 hour or the manager will call you back, nothing happened. I understand you want to fill up your units with clients ASAP but there is a lack of professionalism during my interaction with this facility.

I liked this place a lot from what I could see online, but it was not as nice in person. The people there were super rude about it all too, which was a little surprising. Glad I looked elsewhere.
