Everything has been Great however public amenities maintenance could be faster. For example, the hot tub, elevators, etc. these things are included in our cost of living and therefore should be a priority

Location is great but noisy neighbors lately. The cleanliness in common areas needs improvement and cameras should be installed for safety reasons.
We need cameras in mail rooms, elevators and parking garage for the safety of residents. Staff is really nice but we need more cleaning in common areas.
My roommate and I have recently moved into this building, into a 2/2 unit! The application process was fairly smooth. Although the leasing office can be a little difficult to contact due to their Ai agent that answers the phone, I always received a call-back or email within 24 hours. The elevators are rumored to not function as well as others, but so far we have had no issues. The common areas are pretty well maintained, and the unit was move-in ready. Honestly a great location, unbeatable price, and nice amenities. I'm not sure I would call the complex 'luxury apartments', but they are in great condition.
Great! The people are nice and the apartment maintenance is always fast. The leasing office folks are eager to help fix any issues and the neighborhood is quiet.
My stay at Modera Skylar Miami was absolutely wonderful. From the moment I arrived, I was impressed by how clean and well-maintained the entire apartment complex was. The attention to cleanliness truly stood out—it made the experience feel comfortable and welcoming. The apartments themselves are not only spotless but also modern, stylish, and beautifully designed. Everything from the layout to the furnishings reflects quality and care. The common areas, including the pool and fitness center, were equally pristine and added so much value to my stay. I also appreciated the peaceful atmosphere throughout the property, making it feel like a relaxing retreat in the heart of the city. The staff was professional, friendly, and always ready to help, which enhanced the overall experience. If you’re looking for a clean, nice, and beautiful place to stay in Miami, Modera Skylar is definitely a great choice.
The location is very convenient and the building is well maintained. The management staff is extremely helpful and the maintenance staff is always available.

It meets and excels in most amenities other than the dog park and management of the safety of the community. The front office staff is extremely friendly but sometimes lacks follow up. Mostly satisfied so far but unsure if this meets the criteria for a lease renewal

My apartment is spacious. It's relatively quiet. My biggest issue is the gym downstairs. I hear weights dropping all hours of the day as I work from home. This is extremely irritating as it sometimes scares me due the sudden jolts. It also shakes the apartment. I can "feel" when someone drops a rate. I have started to get used to the sounds but honestly the average person shouldn't have to deal with that. At least they didn't increase my rent for it even though I thought this apartment and any impacted by it should get a consession of $200 a month due the constant noise and disruption.

Terrible experience if your African American I would not recommend you will be treated like crap. They know exactly the type of people they want in their building anyone that does not meet their requirements will be treated poorly I hate it here I hate this environment and I hate the way they have treated me I paid my rent early and they gave me a late fee because they didn’t have the water and utility fees on my account updated. Sleep outside before you move here do t waste your money

After a long and painfull shut down of the amenities deck last year things have turned out to better ,maintenance personel and the office ladies are very attentive, friendly and quite efficient only down side are the constant interruption of the eleveators

Been having an issue with disruptive, noisy neighbors for the past 4 months and it still hasn’t been resolved. It’s affecting our health and life activities. Staff is nice but until this this resolved we are not happy here.
Things have gotten better this past year but the cleaning crew could really step up and start cleaning the stairs and shared common areas better.

The location is superb and the building management and maintenance staff are responsive and helpful to our needs. We are probably the oldest tenants and when we encounter an issue the response is immediate.

Rude apartment manager and everything is constantly breaking. The maintenance staff speaks little to no English so it’s practically impossible to communicate.

En general darle una actualizando a todo el edificio con diferentes pisos, no tapetes, agregar nuevos juegos para niños, y para la comunidad en general, colocar plantas naturales en la zonas comunes que den oxígeno y frescura, modernizar los baños de los apartamentos con puertas corredizas de vidrio, cambiar los hornos por otros más pequeños y modernos, para obtener más espacio, cambiar lavadoras y secadoras, pintar las paredes con otro tono más claro. Colocar más vigilancia.

La experiencia no ha sido excelente , pero tampoco mala, muchos contratiempos con el ascensor, creo que se deberia pensar en cambiar estos Sin embargo hasta ahora me ha gustado vivir aca. Tambien pienso que deberia haber una olgura en los tiempos de pagar la renta , al menos dejar sin cobrar el fee late hasta los 5 primeros dias del mes

Good but bad elevators and very expensive all of the amenities are very nice and the management is very friendly and helpful but again very expensive for what it is

I love it here!!! The complex is well maintained. Whatever issues we had are addressed in a timely manner. The office staff is very friendly and helpful. The pool deck and community center are very impressive.

This is my most recent experience in modera and let me tell you we started the year totally in the foot with and extended pool and amenities extended closure that took almost 11 months I mean no kidding my girlfriend would have gotten pregnant and deliver the baby sooner and the renovation were finished ,elevators were constantly break down and sometimes it will took several weeks to get repaired but slowly the apartment complex has turn around for the better amenities have reopen not quite 100% but at 90 % [ still waiting for the whirlpool to get heated but a great improvement from before) elevators haven't break down as often, the one thing that hasn't changed it's the staff commitment to assist and work out any problems in the building I do have to give them a 5 stars to the office and maintenance personel ,specially the maintenance deserved a award for dealing with the difficulties of the last year wishing next year will be a better one

The only good thing about this place is the maintenance team and the close proximity it has to important Miami areas. Other than that, this is not a place to live.

The building is very well kept. The lobby and elevators are clean. Nice landscaping. Staff is friendly and very helpful. So far I do not have much to complain about.

The pool has been closed for almost an entire year, the place is falling apart, elevators constantly breaking and putting us at physical risk, plus staff is not friendly.

The apartment itself is nice but the only thing is waiting so long for the pool to be finished since we were told it would be done by july latest august and it’s already mid september. Other then that the office is very helpful and so is the maintenance.

Great location ,maintenance personel, price is accurate quiet community nice neighbors but amenities are a joke pool,jacuzzi, grill area,outside gym has been closed down for 10 months and management all they do is lied in your face the pool project was supposed to be a few months to be repaired instead we get emails every month pushing the project back because permits, weather , contractors delays,materials delay in the meantime a close building is has been build from scratch and to open probably before amenities area is finish for repairs totally unacceptable for a company this big

Things are generally good but it sucks that we haven’t had a pool in months and the up keeping of each floor could better especially if we are paying for amenities that we can’t use.

Elevators never work. Very common to have only one elevator for a 21 floor building. Many residents get stuck in elevators and need to be rescued by fire department weekly. Fire department has placed notifications of unsafe elevators multiple times when coming to save people. Pool has been closed for months as well with no update or progress on maintenance.

I have lived at Modera Skylar for 3 years. It is a wonderful building, quiet, sophisticated and fun! There are amazing amenities, events and the management staff are outstanding. My issues are always resolved quickly and with kindness. Recently, our family pet hamster ran away. The management posted an immediate alert to the community and she was found safely. The maintenance team responds immediately and resolves my issues immediately. The apartments are large and feel like home. Search around and you will find that these units are very affordable for the area which is minutes away from Wynwood, Midtown and UM medical campus. I am very happy here and highly recommend this property.

I love the enhancements that Maria and her top-notch team have recently managed to make to the building, such as painting the exterior and interior areas. The Modera Team is very responsive to the residents' needs and requests. They always greet you with a smile! I really like that Modera is conveniently located near the Health District, Wynwood, Downtown, and MIA Airport. Keep up the great work!
