The Adams Morgan neighborhood in Washington, D.C. is a diverse community that has a reputation for having the liveliest nightlife in Washington. Property Ratings at The Melwood
Where do I start? I love living here. The location and price simply can’t be beat. If you want to be in Adams Morgan/Kalorama for a reasonable price, this is your place. The package lockers are convenient, there is on-site management, and ALL UTILITIES are included. The hardwoods are gorgeous and the views from the rooftop are stunning. It is one of the tallest buildings in the area so your view is terrific. If I had to gripe about anything? The AC unit (provided) is a bit noisy and the gym is small but I’d rather have some gym than no gym.
I have lived in The Melwood for a short period of time, but everything has been amazing! The Property Manager Luke is professional and helpful, promptly responding to any of my emails or questions. The building is great, very clean and well kept. The rooftop features amazing views of the National Cathedral, Capitol and more. Dozens of restaurants are within walking distance as well as a Grocery Store, Banks, and more. I walk just a few minutes to the Woodley Park Metro or take the 90 bus right outside the building to get anywhere in the city. Highly recommend living at The Melwood.

I've lived at The Melwood for about 4 months and have been incredibly happy with the decision so far. It's an older building, so if you're looking for a brand new, packed with amenities building you'll have to look elsewhere. It's exactly what I need though: clean, well maintained, charming, convenient. (There's a bus stop essentially right outside the door which connects you to the 42, 43, L2, and H1 stops for 90s and S buses near by as well. There's a Circulator stop on the block and it's a manageable walk to Woodley on the red line if you, regrettably, find a need for metro rail.) I'm in a studio and it's the perfect amount of space for me - and budgeting is made convenient by having all utilities included in your monthly rent. The building has made a ton of improvements recently, most notably in opening a roof deck with one of the best views in the city. I cannot say enough positive things about Luke, the building manager, who has been working hard to make the roof deck a usable space for us. He's friendly, reliable, and dedicated to making The Melwood a great place to call home. My only complaint would be how rowdy 18th Street gets on the weekends, but it's Adams Morgan so I knew what I was signing up for when I signed my lease. That being said, the walls are thick and I've rarely had an issue with noise. Granted, my apartment is on a higher floor and faces away from the bars. On occasion, some neighbors can be a little loud in the hallways on the weekends, but it hasn't been a real problem and the residents I've interacted with have been friendly and courteous. Oh, and I wish it were dog friendly... but what can ya do.

The Melwood is not exactly cheap, but I was able to get a larger apartment with better floor plan at my price point than at many other DC locations I looked at. This is a great location - the building is practically next door to Starbucks, 1 block from Safeway and CVS, in close proximity to all the Adams Morgan restaurant and nightlife options (though this means you may hear some street noise, depending which side of the building you're on), and easy walking or bus commute to Dupont/ Farragut (bus stop for 42, 43, and L2 is right outside, and metro is also not far off). My apartment is in pretty good shape, and a lot of the common areas have recently been restored or are currently undergoing renovations. Management is usually relatively friendly and responsive. The building is cat-friendly.
I love living in Adams Morgan, and specifically Kalorama Mews. Although a two minute walk from all of the Adams Morgan action, the Mews are quiet, beautifully landscaped town house like units. You can go from a seemingly rural vibe to the city in less than 100 steps. It's an amazing place to live!
