Overall property management declined steadily after moving in. With rent as high as it is for a dated property and seemingly based solely on “location”, there is little room for errors in management of the property. Key failures like months with non-working elevators, repeated maintenance calls for repairs instead of replacing, low water pressure and water cutoffs, regular reminding but lack of following up and not holding tenants responsible makes the property undesirable... and again especially since the property is advertised as “luxury”, and rent is at a premium price when based on return on investment.

Apartment is great and luxurious but the one thing is when the elevator doesn’t work it will cause a lot of stress. One time 2 out of 3 elevators were down for over a month and it took over 20 mins to catch an elevator. It took me longer to get the elevator in my own building than driving to work. There’s one elevator that will break down at minimum 1-2 times a year and it’ll take awhile for them to fix because of parts being shipped and the partners that fix the elevator take awhile

Things have improved greatly in all areas over the past 6 months with new management! I am still waiting for my floors to be redone but the assistant manager is aware and planning to review since I have been asking since the early days of moving in. The wood floors scratch beyond reasonably for anyone living in the apartments.

Resort style living steps away from gym, hair and nail salons, and restaurants. The dog park has been a great place to meet new friends and to just sit and relax. The pool area is lovely and well maintained. The gym and all the windows that overlook the city is awesome!! The bar area is perfect, evening drinks on the 8th floor!! Staff always so friendly and helpful!

The only issue I have is after my car was broken into while in the garage, there was no real effort to help, pull security cameras and assist with the police report. Even the patrol cart, who literally was on the same floor as the car pulled away (yes I actually was walking towards the car when the alarm went off) did absolutely nothing except to talk to the office and give hin a copy of the police e report. Thousands in damages and not a thing done to help. It was more an effort to keep the info quiet. Other than that, I’ve absolutely enjoyed my time here. The staff has been amazing and the walkability of the area makes this a perfect location.

Great people live and work in this building hopefully new management turns the place around it has been slacking severely and some favorite amenities have started to disappear.

ZRS recently took over the management of The Ivy. ZRS does not maintain the building. The elevators and hallways are dirty. They have not been cleaned or vacuumed in months. It's disturbing and disgusting that the ZRS thinks it's appropriate to neglect the building upkeep. Limited maintenance staff basic maintenance request take weeks. The Elevators and hallways smell like pet urine. The cleaning staff does not work on weekends so spills linger for days. The community restrooms are look like gas station restrooms on the weekends. The Ivy was such a nice building before ZRS took over the property.

I have rented many places in my lifetime…apartments, townhomes, long term rentals, short term rentals, long term 5-star hotels, spas and I’ve owned a couple homes and a townhome a block away. This is absolutely my favorite place! I love the location and lifestyle. All the amenities are boutique and like a 5-star hotel. I feel I’m marinating in luxury and I never want to leave. I will be here long term. The staff, including Kelsey & Nicole, concierge, specifically Moe, and neighbors are all wonderful. The gym, pool, and common areas are beautifully appointed and clean. My apartment is gorgeous and a great use of space. I have recommended this building to many who have voiced dissatisfaction in other buildings in the area. Highly recommend.

My wife and I have loved living at the IVY since Sept 2020. It is kept clean and well maintained. The location is great. It is pet friendly, and fellow residents are nice. It is relatively quiet, but as social as you want it to be. The gym is great, the lounge and bar are good places to hang out, as is the pool. I really have nothing to complain about. Overall experience has been really good. I highly recommend.

Very well run building , but there not enough elevators as one is usually being used for moving or is under repair.

Unique building and floor plans. Not your cookie cutter glass palace/Ikea on steroids vibe. Feels like a home not like living in the office.

I have been resident at the IVY Park Place since Sept 2020. My wife and I love living there. It is kept clean and well-maintained. Management has always been responsive to us, and maintenance has been consistently prompt, professional, and quality. The concierge team are excellent as well. Location and amenities are great. I highly recommend the IVY.

The Ivy is a friendly and classy high-rise complex that offers you as much privacy or social interaction as you desire. Overall it is an excellent community that you should certainly tour when you are looking for an apartment in Galleria area.
