Property Ratings at The Hopkins
Pros: great neighborhood, lots of restaurants and bars and cafes in the area, maintenance staff and concierge are amazing and prompt Cons: noise especially next to Smith St, general area is not as well maintained as it used to be, frequent lender inspections recently, communication with apartment management is lacking and they're hard to get a hold of
Overall I like the location, haven't had any major issues with my unit in particular. I will say, all of the drawers in my island/kitchen are mounted slightly crooked. I've tried swapping drawers around so they don't collide when 2 neighboring ones are opened. There are dogs that bark quite a bit, but I'm not directly next to any so it hasn't been an issue for me personally. Maintenance is very attentive, and always here if you do need them, and so is Raven, the concierge. The freight elevator goes out quite often, and the main annoyance with that is it is the only internal connection to the mail/package/coffee area; when it is down you have to navigate outside to get there. The fee on top of posted rent price is $180 - so take that into consideration when comparing prices... I'll probably be moving out when my lease is up to something more reasonably priced with less amenities, as I personally do not use the pool/gym the way I thought that I would.
All staff are so welcoming, flexible and professional. Any issues or inquiries are attended to immediately and my apartment is amazing overall. I am very happy I chose this property. It’s also the perfect location!
I’ve been living here for a month. I have really loved this apartment the complex hosts Lots of great events and I’ve had nothing but great experiences so far!
To be considered a luxury apartment, it's a little stretch, but it is certainly a good apartment in a decent location. The cleanliness of the apt can certainly be improved in the public areas including garage, hallway, trash room, trash cans, pool, etc.

I moved into Pearl Midtown around Dec 2023. It has been a quiet practice experience. There’s plenty around the area to do if I choose too. The amenities are always clean and working. Raven and and other staff are always nice and enjoyable to talk to. There’s sometimes desserts and homemade dog treats someone makes and you can order. I highly recommend Pearl.
Pros: excellent centralized location, short ride to all main locations of the city, tons of restaurants and bars nearby, Whole Foods across the street, walking distance to the metro rail and park, apartments are newer/modern and well maintained, secure building with fobs, nice front office staff and maintenance people. Cons: gates and coffee machine were sometimes broken, once in a while there are bums in the surrounding area like all of Midtown, heavy & dangerous traffic on Louisiana & Smith, the prices, lack of community events, loud pool area during the summer weekends. Overall: would recommend to anyone looking for a spot that is central to everything - the location alone beats out all the cons I listed.
